  • Pre-closing walkthrough. Blue tape walkthrough. What is it, and what do you need to know before you go? Be as prepared as possible with these tips, and see how the walkthrough went for me just last week!
    There are so many things that you'll need to pay attention to here, this is one you want to be very comfortable with before you get started so that your final walkthrough and journey into homeownership is streamlined and easy.
    Every builder is different so be sure to check with them if you have any questions about the process for your specific home.

      We did close (finally!) and are in the massive process of getting everything unboxed. It's been exhausting to say the least, but in the best way possible.

    For 1. I dont know why but I had an "instant connection " with you ( go figure ) 2. You have been very thorough with what to look for during final inspection of a home purchase , I dont think realtors and even an inspector would tell you stuff you mentioned in your video.
    I am closing soon ( like really soon) so your video came really handy.

      @@nicolenieves the main thing is to be super thorough and picky right? I swear my husband is going to try and say that I'm doing too much 😒

      @@lilysky2 I would definitely say yes to that. I personally would rather go through the (maybe) painful and picky part now and feel as sure as possible rather than realize it was a mistake once the entire thing has been painted!

    Thank you this was sooo helpful.
    Our walkthrough is tomorrow (yaay🎉) but I’m concerned about the drive through because there was a water leak underground and they had to dig a HUGE hole in the ground to replace the water line. But they only replaced or fixed the part of the drive way that way broken up and not the spot where we can see that there was a heavy machinery ( Excavator/ tractor digger) on the driveway. I worry that the warranty on the driveway will be voided because of what they did. I’ll definitely ask about this tomorrow.

      I hope it went well! That is so crazy with the driveway, I would assume they'd have to keep that under warranty since you don't own the house yet?? Best of luck there, I would definitely fight for that since it was nothing you did and someone else would be liable. I'm keeping my fingers crossed for you and hope your move in date gets here soon!

    Hi Nicole! This is helping me so much as I create a checklist for walking through our new-build home. One question -- How clean should we expect our home to be on closing day? Is it normal for the builder/seller to fund a final clean prior to closing? (We noticed some of the toilets had been used and left a bit untidy in one of our showings -- I am hoping they rectify that!)

      I'm so happy to hear this is helpful! Everything should be clean, there should absolutely be a final top-to-bottom, professional cleaning crew type of clean. There will still be a lot of dust and floors will need to be vacuumed and scrubbed often at first, the filters will need to be changed a little more frequently as all the new house dust settles, but no dirty toilets!

    Thanks Nicole for posting such valuable info. I actually have a walkthrough coming up soon. Two items noticed and asking for your expertise. 1- noticed uneven window walls on couple of bedrooms, perhaps bad sheet rock leveling 2- poor paint work ( around trims, ceiling to wall two color bleeding etc) . Are these considered cosmetic or mandatory to be fixed prior to final walkthrough? Thanks again and much appreciated

      I hope you were able to bring up your concerns with them! I'm not sure if that would be considered mandatory but I'd definitely push for some type of fix if it were me. The house settling will cause things like that to shift and we've had some sticky windows because of it but started off uneven makes me nervous

    How long did your build take from dig to finish?

      We broke ground on 9/14/21 and just closed last week, so about 7.5 months
