    Laundry in the master bedroom closet is a unique idea as long as there's a floor drain beneath it just in case anything leaks. I've had an air conditioning unit that was above the master closet in a condo once that froze up and leaked water when it thawed out and soaked clothes below. You got to think of everything these days.

    This is absolutely lovely. I would mount a TV over the fireplace that doubles as art when it is turned off, and then arrange the furniture to make that beautiful fireplace the focal point it deserves to be. I would situate the longest piece, perhaps a sectional, facing towards the glass doors and put a sofa table on the side that faces the entryway to give some interest to what would otherwise be the back of a sofa sectional. There is so much potential with this layout. It is a rustic decor, so it will require a good sense of the eclectic to keep things interesting over the years. I would build this on a hillside with a walkout lower level that would include at least one more bedroom and bathroom, and perhaps a game room or an office; and I would also add an attached garage. Not too keen on the stackable washer / dryer, so might want to reconfigure the mudroom or put laundry in the basement. Thank you again for this tour, and I share your enthusiasm, Timothy.

    It is a beautiful little place and I would definitely put it on top of a walk out basement on our hillside. I have a 6 person 3 gen. house hold so more bedrooms would be a must, lol. Would also put the laundry in the basement.

  • @Lucinda_Jackson

    I was really disappointed in this one. It didn’t seem very well thought out.
    Those stairs to the basement right at the entry are an accident waiting to happen, especially with all those doors opening there! It should be reversed to go down from the hall back by the kitchen or even enter from the side at the back of the living room area with a landing where you step in and turn to go down.
    And that fireplace is so badly placed. I know they liked the idea of the dramatic stone going up to the peak, but it just doesn’t work. It needs to be made a bit narrower and put roughly where that sliding door is in the living room, slightly toward the front. There needs to be only one sliding door in the center where the peak is. That would give wall space in the dining area and on the porch/deck. If more light is wanted, a window could be added or just leave the transom that’s currently over the slider and make it shorter.
    I’d put a wall up where the bar is in the kitchen. It’s just plain awkward as it is with the bar being basically in the walking path and beginning of the hallway. And it’s really superfluous with the dining area right there. It’s a casual type of dining area - not at all formal - so no real need for the bar. Besides, with only 2 bedrooms, who’d be sitting at all those bar seats??? This isn’t a house for more than 3 people max, really. Straighten out the line of cabinets along that side and maybe even move the fridge over to the end of that new wall. I’d put a wall with a good sized square arch between the dining area and kitchen. Not a full wall, just big enough to give separation to the two spaces and cover the side of the fridge on that side and the side of the cabinet added where the fridge used to be opposite. On the back side of the wall facing the living room, more bookshelves or little nook-style spaces could be created from the space from removing the seating at the bar. It could be made to match the one already just beyond the kitchen in the hallway (see the floor plan and 6:25 -6:30 to see what I mean).
    The back half of the house would need to be completely reworked and I’m not spending my time to measure and draw it out, but here are the problems I’d want to solve:
    - Nope to closets that open from bathrooms
    - Double nope to the laundry in the closet
    Both of these features are an invitation to mildew and mold in your closet and clothes, especially in summer or in a warmer, humid climate
    - Nope to the bathroom on the front of the house with a giant window looking into a large porch where people will gather
    - Nope to the big linen closet located in the bath instead of the hall or even a laundry/back entry area if need be
    It could be done, but it would take a lot if thought and measuring.
    For all these reasons, this one is a hard pass as is, but could be made to work.

      You are absolutely right. Very bad layout. The developer saved on everything, including building materials and the designer. The builder did the planning in such a way that it was convenient for him to build, but he is not interested in the fact that it is uncomfortable to live in such a house.

    This is like a scaled down Pinewood Chalet, and I like it. A lot. I'm hoping to buy my first home to retire into. Been apartment living my whole life. Bleh, should have been out of that 40 years ago. I'd splurge on one thing: Instead of the fireplace I'd get a Soapstone wood burning "furnace" to place there. Looks a lot like a fireplace or a free standing stone fire-box. Very efficient, burns all the wood to fine ash, you still get the fireplace look + the gorgeous Soapstone.

    Love the wrap around porch. As soon as you open the front door, your eye is immediately drawn to that beautiful stone fireplace. This is a smaller with only two bedrooms, but well laid out. I’d probably just drop the laundry room in the basement. That’s what I currently have and it’s not so bad. I think you are right with the kitchen too. Maybe extend it or add a bump out on the back to help with extra space.

      The laundry on a different floor from where it is generated is a safety issue. A bit could go over the side and trip you, because that happens, or falling because you're using both hands to haul a basket instead of having a hand on the rail. It's less of an issue of convenience and rather that it's something done with frequency and thus problematic.

    Nice place. Love the porch and deck.
    Like you Timothy I'd want to be able to sit in front of the fireplace. I'd leave the TV where it is, I don't like watching a TV high up and with a distracting fire going under it. The hanging light for the dining table needs to be moved maybe 2 feet toward the back wall so the dining table can be moved. That would give more room by the fireplace. It seems odd the light is offset toward the fireplace.
    I don't like the washer and dryer in the Master. To add an attached Garage off the back I'd have an enclosed Breezeway going out to the garage. The Breezeway would be wide enough to put the laundry in it. Getting the laundry out of the closet I'd have a door going into the closet from the bedroom closing off that other entry. I'd opt for a deeper tiled shower so maybe make that a transom window. I don't like those inserts...at 320 pounds I can feel them flexing under me.
    For sure I'd want a Basement foundation.

    I love the style and the huge wraparound porch/deck. However the mud room seems like a lot of wasted space. I would move the washer/dryer there. Don't like the idea of anything to do with water or damp in a closet, I think it's asking for trouble. Plus if you have a guest or child, I don't like the idea of them going through the master and into the master closet if they want to do some laundry.

  • @sharonjames1255
    @sharonjames1255 ปีที่แล้ว

    Hello Timothy! Not that big a fan of wide open floorplans like this, but this one is kinda nice. But...big complaint, see #1 below!!
    #1) No! Absolutely not! Do Not want the washer and dryer in the Master Closet! Take up part of my closet space? No! It would be moved over to what you called the mud room. Don't need that stuff by the back door in the mud room - put the washer and dryer there, where it belongs!!
    #2) I would remove the Master shower and put in a handicapped tub/shower combo. I do like the commode and shower area being separated from the rest, and it looked like enough room around the commode too. The pocket door is nice, closing that area off, but that barn door has to go. I don't like barn doors inside the house. All of them would be changed to different type doors, always.
    #3) I would close off the sliding glass doors in the living room - I wouldn't want two sliding glass doors so close together like that. What a security nightmare! I think I'd put the entertainment center on that wall then. I Love that fireplace!!
    #4) Looks like there is room in the dining room for my China Cabinet, which is good. The kitchen area looks very nice! I like having those 2 Lazy Susan's. But I'd move the microwave to the counter to the left of the cook stove. I'd make the cook stove a gas one. Don't need a dishwasher so remove it and put another cabinet there. There's no pantry, which I don't like!
    #5) So, a garage built at the back door. Build a storage unit in it and a Pantry!
    #6) The downstairs would have the Gym in half, and the other half would be my Library Music Studio Office Room and a small sitting area with a small gas fireplace. We'd have a half bath in the middle. I would have to include an elevator or a stairway lift as I can't climb.
    Carpets in the living room area and bedrooms and the sitting area in my Library only. The deck outside the dining room and living room area is great! The front porch if long enough, but it isn't wide enough to have any furniture out there to sit on. You wouldn't be able to walk around anyone sitting out there without bumping into them! Especially if you are like me and have to walk with a cane. So I'd build it wider, like the deck, and build it all around the house, to the garage. Some porches/decks would be enclosed and some just covered.
    This was a very good video Timothy. And for the most part it's a nice looking home. God bless you and your family!

    Home is nice but I would like My washer and dryer in that "mud room" not where it's at.and I would also add in additional cabinets in that mud room over the W/D area but along the wall to hold pantry goods doesn't need to be deep maybe only a max depth of about 9"or 10" so won't cause any issue going past them.

  • @moirai1964
    @moirai1964 ปีที่แล้ว

    No to washer n dryer placement. Humidity issues. The mudroom is a great idea but must come in front door. Just add back w/d in the mudroom. Come in, strip and head to bath. I would also hope there are options for basement entrance or no basement. Most modular homes are o. Pier n beam foundations and do not need it.

      Almost $400k. That’s absolutely insane for a two bedroom, two bath.

    I don't love the washer dryer in the closet. I'd trade out the mud room for an official laundry room.

      @TimothyPLivingston  ปีที่แล้ว +2

      Hi Cindy. Modulars run the same price as site built. Everyone gets them confused with manufactured and expect them to be less expensive. They are the exact same as a home you'd have built on your property they just use a different construction method.

      The only one I’ve done in that area so far is the Natural Element Home Tour and a couple log cabins I believe. If you go to www.timothyplivingston.com/find-my-floor-plan you can filter Tennessee and see all videos of homes available. Hope that helps

    I agree Tim❗ Move that couch❗👍🌹 I want to watch a real fireplace too❗ Way too much money for a smaller home. I normally love what you show. Especially the TRUE LOG CABIN'S.
    INSIDE and OUTSIDE. They were my favorites.
    Hope your move goes smoothly to Wisconsin.

    Laundry in the ensuite closet? Nope. Should be in the mud room.
    Also, I can see people would get snagged on the countertop at the kitchen entry. No pantry is a drawback as well.

    This is a very nice house. It's a house that I could easily live in with a couple of minor changes. I do like the big porches. I won't have a basement so; in that spot I would place a couple of bookcase units for books and displaying a few collectibles I have. I don't like that angled cabinet at the end of the bar so that would need to be a straight run. There is no pantry so I would add a pie safe in that niche just before the hallway. I would need to move the AC and meters to the side wall as I would build a connected carport for my truck and covered outdoor entertaining like a family bar-b-q. I do not like the washer/dryer placement. They take up too much closet space. I would prefer hanging with a few drawers on each side of the door with shelves for shoes and/or folded shirts opposite the door. They would need to be relocated to that "mudroom". I like all the wood trim and cabinetry and I'm happy to see the walls are painted drywall. If they were wood also, it wood (see what I did there) be very overpowering and a bit claustrophobic. Overall, a very nice plan and house.
