Last week I went into the mountains to see a brand new cottage style prefab home from Hewing Haus. The model is called the Saturna 7, it's a 700 square foot prefab home with 2 bedrooms and 1 bathroom. I was able to spend a few hours inside the home looking around and getting a few for the place and I am excited to show you what I saw. This Saturna 7 is set up on a beautiful property on in the Sunshine Valley in BC and will be available to rent (instagram link below). I like the home but just not the price. The purchase price of just the structure equates to $354.28 USD per square foot. This is before you've paid for the land, permits, contractors to install and do the various required hookups, etc. A septic system can run you from $25,000 USD to $50,000 USD. It would be less money to hook into city water and sewer if available. The average person can stick build on a solid slab for about $185.00 USD to $250.00 USD per square foot, depending on the finishes. Unfortunately, as nice as the pre-fab home appears one would be better off building a traditional construction home on a solid slab.
Great analysis! We tend to get caught up in the wow factor or a good design, and a somewhat reasonable price tag. The price per square foot was a basic analytical tool, I’m embarrassed I didn’t start there as well.

Good luck building anything but crap builder junk for those prices. Anything stick built of this quality and finish will easily cost more than $350 sq ft. You haven’t asked for pricing from a custom builder recently if you think your prices are realistic.
Yeah, not to mention the fact that pre-fab is supposed to exist in order to save money over stick. If you're willing to do some work yourself you could get the equivalent of that place - in size at least - for a fraction of the price. Floating concrete slab, and get the frame, walls and roof done and do the interior yourself. It's not like you have a lot of plumbing or electrical to run in a place that small and you just bring in licensed professionals to finish it all for inspection. Insulation, vapor barrier, sub floor, all easily doable by just about anyone. It's not hard to get up gyprock for walls - though you would need a pro to do the ceiling - or install laminate flooring. You can buy good windows and cabinetry - or even make it - used and cheap-ish.
Point is you can save a ton on labor costs by sourcing material and doing a lot of the work yourself and then bringing in pros to do and finish the stuff you can't do - or do well. I'm sure as hell not buying pre-fab only to pay some ridiculous markup - this place's markup is easily several hundred percent.

On demand water heater, wood-burning stove, composting toilet, solar panels, water tank storage for off-grid living would increase the score for me.

It’s beautiful and layout is nice but that price should come with a huge solar package, a tankless hot water heater, all site prep and it would still be overpriced but it is what it is.

I know, right? Even in my very expensive state, with outrages home prices, I found a builder who can make a much bigger, 3 bedroom 2 bath regular home for less than these prices. I just need to find a land. These prices are outrageous!
I hate that the prices are revealed at the end. I watch his videos from time to time but his selections are always exorbitant. I would rather buy a traditional build compared to an expensive prefab home. My point for getting a prefab home would be to save cost; otherwise, I would go the traditional route.
With that view I don't need to get out of bed, what a beautiful home, I definitely could live in that home and in the mountains ❤

Wow, that is a pretty cabin. Nice that they put a door on both sides. Seems that a lot of places focus on the front and not a back porch.

This seems like a nice place for a weekend getaway, especially for tall people, but not so nice for daily living otherwise. The appliances look sized for a small motor home, which is a mistake because with some simple design changes throughout, this could be a nice place. An on-demand water heater would be smart and save money, too.

You know there was a couple of things I would tweak those windows for one you're in the middle of nowhere in the woods Bears have gotten very smart and that glass just does not make me feel safe I'd rather not have the built-in bunk beds I'd rather have a little bit bigger the bathroom was wonderful can I take from the living room to have a little bit bigger bedroom very nice❤

I think the drawer under the sink would be for dbl trash cans for recycling or one for trash and one for cleaning and the little area in middle could be for hand and dish towels

Getting down was easier than getting up without a doubt
beautiful and functional leisure space. $350 per foot would seem to put this dwelling out of the reach for average people, myself included. I have a one acre piece of land to build close to Manitoulin Island. The electric, septic and water would cost around $25k making the total cost near $275k. When unknown unknowns are factored in, that's nearly a third of a million. Wow!
That being said, I appreciate all the clever space saving features making 700 square feet seem much bigger. Swap out the gas stove for a wood burner, add a sauna outside and I would never leave! :)

You could build that for $80K. Who in their right mind would pay $350K for that? That doesn’t even include the cost of the property. Are the people paying these prices literally insane?

I've been exploring modular homes in the region where I purchased land (SW Florida), and it's necessary to consult with a salesperson to obtain any initial pricing. Although I won't disclose the company's name, they have several sales centers that serve my area. I was interested in getting a base price for a specific model, but all three locations discouraged me from it and instead directed me to their current models on display. The reason for this wasn't clear to me, but I insisted on the model I wanted. Since this model would be manufactured at the same factory, the delivery distance would be identical for all three offices. Surprisingly, I received three varying quotes, ranging from $285k to $350k, and that's before adding any options. Ultimately, I opted for a custom build, which cost me $573,000. Indeed, it was more expensive, but if I'm nearing $400k for a prefab home, I prefer to invest more to get precisely what I desire.

Hey Dale, the water is continuously cleaned I believe - RainStick actually claims a more hygienic experience than a regular shower. If RainStick is viewing, please comment and confirm.

Location, location, location! But the house is pretty darn nice too. Not sure what to think about the shower. I already use very little water by turning it off while I wash, and then rinsing off. Not sure I love that concept.

Kerry, if you ever do a top 10 modular homes that you have reviewed in the last 2 years, be sure to consider price per square foot because your audience is price sensitive! Example KEU of Spain has a display in Florida Orlando it’s a beautiful home, you have even did a review on it and it’s priced right for a 1&1, however their XL model which is a 2&1 is priced at $347,000? I nearly choked! 😢 their other units are below $200k

The only advantage to this is speed and simplicity of getting a cabin in place.

This is a great house except nowadays I no longer think of a genkan/mudroom as bonus but a necessity. The idea of tracking in water or worse, mud, especially in a house with wooden floors is just crazy to me.

I thought prefabs would save money. I have 5 acres and a 2000 sg ft site built home for 250k. That's crazy. It's super nice for sure. But it's not competitive with traditional on site builds.

Actual construction worker here. At 288k for a 600 square foot home. It is literally cheaper to build a conventional home yourself. Which would definitely make selling the home down the road much easier as well.
Yet again another botched attempt at a prefab home concept. Boxable still seems like a viable option.

Hmmm…kitchen plumbing on an external wall? Definitely not built for cold climates unless their external insulation RValues are pretty high.
