    I'm from Bandera, it's been ruined too, all the creeks are drying up. The new people love it but they have no idea how great it used to be.

      I remember when I could swim horses in Priveledge Creek. Now there is no water at all.

      The water gets re routed and blocked off to new Braunfels so that supply never ends,
      new Braunfels is a water city tourism.
      The Blanco river always feeding it full

      @@petershaver5006 same thing for my ancestral home… Oregon.. it was great and then the Californian people moved there. And Yes it was California.. it took a while before they destroyed it.. i remember in the 70’s everyone was complaining about them… total nuclear destruction 2020.

      Positive side is we moved to Texas and the spirit and pride of Texas is still alive. I am so very thankful to keep the Texas flag and pride alive. God Bless Texas!!!

    That’s how I felt about San Antonio,Texas. I’m 73 years old and I grew up in S.A. I saw the downtown fade away slowly. It’s mainly a tourist attraction. I stayed at a downtown hotel just to see if I could locate the department stores that my family and I used to shopped at. My favorite store “Joskes “ , Kress , Woolworth, WT Grant, Carl’sDepartment Store and my favorite Burt’s Shoe store. If you look up at some of the buildings you can still see the names of the old stores that were located there. I’m afraid that the people that lived in Borene will be seeing their beautiful small town fade away into just memories of what used to be there. It’s a shame that the outskirts of both town are destroying the beautiful landscaping of the Hill Country and farm land into a cement city. Soon, San Antonio will be next to Castroville City limits and Borene will be at S. A. City limits. It’s Sad! I’m all for Stopping the growth of Borene. I hate to see another town ruined.

    I grew up in Boerne in the 80s. Left in 1991. I went back recently and don’t recognize it. It’s four times bigger than it used to be. Used to be only one elementary, middle and high school. I went to school from elementary through high school with the same people (Sam Champion was my principal). Now it’s two high schools and who knows how many middle and elementary schools. The entire 10 corridor to SA is completely built out now.
    It’s just a suburb of San Antonio now.
    When I was a kid the old family Boerne residents fought tooth and nail against anything that would grow the city (school bonds etc) because they didn’t want growth to ruin the town. Now that I’m older I think they might have been right.

    I've lived in Boerne since 1985 and I miss the charm this town once had. It's not the same. I got married in 2016 and left Boerne to move to Australia with my husband. We moved back to Boerne in 2023 and were SHOCKED at the growth and high cost of living. 15 years ago, I used to love hanging out on Main Street. And Dickens on Main was an event i looked forward to every year. But now, Dickens on Main is just an overcrowded event that's impossible to enjoy. It's like NIOSA in San Antonio. Just not the same. I'd much rather hang out in Comfort or Kerrville.

    I’ve lived here for 19 years. Boerne was so special back then but with the rapid growth we have seen crime, traffic increase. The quality of our schools have really suffered too. The locals HATE the growth! The water is a serious issue and new comers have no idea that the green grass and landscaping they spent $30K on won’t be able to be watered. The town shuts down at 9 o’clock. Don’t move here

    Moved here to TX and to Boerne from VA not even a year ago. I absolutely love it here. The one thing it took me a while to get used to was restaurants being open "weird" days/hours. Coming from VA Beach the water issues here have taken some time to get used to. Both the water restrictions and also hard water, that has been a completely new one for me.

      @LifeinSATX I'm not sure if I could pick just one. The tax situation is much better than back in VA (even with higher property tax rates here), the local shops and restaurants, the warm and welcoming people, natural beauty, the weather. Weather wise I'm used to it being 95 degrees static air temperature with 95% humidity all summer long so the much drier heat is fantastic. Literally the only negative things is not having a well for my sprinkler system like I did back in VA, some of the construction in the area, and the whole having to pay both Kendall and Bexar county since I'm in that part or Boerne. Small prices to pay though.

      Small world! I'm from Norfolk! But we live in Oklahoma and looking to relocate to hill country. We're both remote working professionals so don't care about the job market. Quality of life is what matters to us.

      @LMJ_Financial I actually moved from Chesapeake but you know how it is, easier to say VA Beach for people outside of the 757. You guys will absolutely love it here in the Hill Country. You pay a premium to live in Boerne and Fair Oaks Ranch but there are absolutely great and cheaper communities around, especially since you're both work from home. But amazing food, amazing people, tons to do.

    Water supply would be fine if people stopped thinking they needed a quarter acre of non native, water sucking grass, a pool, and used over 20k gallons of water for a single family home in an area dependent on the Edwards Aquifer during a 3 year drought. Just saying.

      @@banne8834 agree completely. Problem is county residents have no power in controlling growth. If people grew native grasses, plants, and trees and stopped thinking that everything needed to be green all the time, it would be a lot easier on our water supply. In my opinion, every new house built should have a rainwater catchment built into the property.

    Been here since 2011, the growth is crazy and the roads are still the same....if you like bumper-to-bumper traffic all days and times of the week, this place is for you.

    As someone who’s an 8th generation the growth has made all the people actually from here sick. Y’all Want to move to a “Small town” but y’all bulldoze it over. Stay in your own states and fix it yourselves.

      I’m not a native but lived in Boerne from age 5 through when I left for college from 1980-1993. I loved the town. Went to school with the same kids for 12 years. My mother taught at BHS until 1996. Sam Champion was my HS principal. I’ve been back in the past few years and I don’t recognize it anymore. Boerne had a unique small town German Hill Country feel. Now it just feels like every other big city generic suburb. They tore down the open BHS campus except for the old gym and the band hall. Honestly the only thing I found I liked there was that they cleaned up the Cibolo through downtown and put in the Riverwalk they always talked about in the 80s.

    I agree with everything you said. If you live outside the Boerne city limits the water situation is an even bigger issue. We have been in critical water conservation since last summer. We can't water lawns, can't fill pools except once a week and so on. The county doesn't have surface water to pull from.

    I actually lived in San Anton throughout my life as my family had roots there for 4-5 generations. I was ready for a slower pace and less population and more defined seasons like winter and spring etc.
    We built a house in a suburb of Oklahoma City. So it’s out away from craziness and traffic but all the parks and museums are within 20 miles. The tornados and storms are really something but there’s no competition for parking at stores and restaurants. It’s more affordable in every way but more expensive than it used to be like the rest of world. I miss the charm and history of San Antonio but will drive down to visit in the future. I’m sure nobody cares that I left Texas but that’s my story for now. Thanks for sharing these in depth informational aspects of that part of the state!

    When doing nighttime aviation drug interdiction in the early 90’s, there were times we were in the air forever with zero action. One of our crewmen was a farm boy from Boerne. Sometimes, we’d just land the helicopter on his family’s ranch, and let the helo idle there so the hour meters wouldn’t raise any red flags with the maintenance guys. We’d just hang out and drink coffee.
    We were once questioned about the lack of fuel consumption. After that, our crewman’s dad would call his buddies over. They’d show up with their tractors pulling fuel trailer. We’d pump out JP-8 fuel and they’d use it for brush control. That's my fond memory of Boerne!!!

    There is lots to do close by. Fair Oaks, Leon Creek, Borne Stage rd. Camp Bullis, The Rim, La Cantera and UTSA .All these exits heading into San Antonio each have some fun places to visit. The closer you get to 1604 the more things are available to you and the family 🎉

    Yes please don’t move here. Everyone moving here is the reason why the place is getting overcrowded and the prices are going so high. It’s not worth it anymore. In my opinion to move here. Yes, I’m absolutely biased and I don’t want you here because there’s too many people already but I genuinely do think that it’s gotten out of hand pricing wise for most people. I’ve lived here since I was five years old and it’s crazy how different this place is now. If you’re looking to Boerne for small town charm that’s slowly going away. you’ll still recognize people at the grocery store less often than I used to. If you want a small town, you might need to go a little further away from Boerne nowadays. Boerne still don’t get me wrong, but it’s packed like sardines.

    I love living in Boerne but hate all the new apartments that are being built.
    The water issue is also a thing many residents are very concerned about.
    Being a conservative city is a plus in my opinion.
    We try to keep it that way.
    Overall, your video was spot on!

    I’ve been here for over a decade now. It’s definitely packed. Just getting the kids to school takes over an hour now. The traffic around champion high is insane.

      Bandera and Pipe Creek are unrecognizable now. We used to go to the RiverFront Motel in Bandera and pay $99 a night and we are right at the park. Now, a big company bought it out and remodeled it and rooms are $300 plus a night. Texas has gotten too crowded. Period.

    Moved here right before the crazy growth and was just enough to where we were comfortable with. Now I see all the condo structures being built and seems there’s no more land gap between Boerne and SA! Didn’t want to live in a big city and if It keeps growing at this rate then might have to look into further in the Hill Country or down by the coast like Aransas/Rockport. If Buc-ee’s gets built it’s even going to get worse!

    most the people are nice there I went there for over 10 years weekly I loved the older couple in the old rusty 50"s truck I would see them at HEB but as they say there its gone forever to much change its growing to fast! its life it changes so adapt or move on love you Boerne stay strong!

    I've been visiting Boerne since the late 90's and yeah, it's completely blown out of proportion since then. I've given guided motorcycle tours of the Texas Hill Country and Boerne was often in there as a stop. My wife loves it but the traffic has blown it for us in the last few visits just last year. We live in Mineral Wells, so we understand water issues and the big city trying to move to the suburbs. The Mc Mansions really blow it for me! It's losing it's small town Texas appeal. It's now a city. I'm not saying that growth is a bad thing and I'm happy that the county has a much larger tax base than it did 26 years ago, but for those of us who remember a quiet little down town area, a quiet walk by the river watching the ducks swim by, shopping in a little hometown grocery store, and getting tacos from a little Mexican cafe, the picture in our minds is now ruined. Now that we're retired, we're looking for a town that is not going to grow up, but can maintain. Even Kerrville is growing at an alarming rate.

      The Hill Country overall is getting overpopulated. My parents sold their house in Fair Oaks and bought a 220 acre ranch outside Kerrville in the early 90s to retire on. What they paid then for 220 acres wouldn’t buy 10 rural acres anywhere in the Hill Country anymore. I had hoped to get some land out there in my early 50s (same age my parents did) in a few years but it’s insanely out of my range now.

    As a lifelong resident of San Antonio, I miss being able to drive out to the small towns in the Hill Country in under 20 minutes. In under 20 years I've watched everyone want to move out of the city to the Hill Country. Then buy country homes, just to have them turned into suburbs of the big city.
    It's not trolling/hating on your videos or business to share thoughts and opinions good and bad that you asked people to share. These are people's real-life lived experiences. Those that have had both positive and negative impacts from the growth, deserve just as much respect and freedom to say what they do/ don't like as the newcomers without being labeled as trolls or haters. The lack of respect for the people who have spent generations living here is part of what grows the hate of the (not inevitable) growth that was built around us without consideration of those that were here already and came before us.
    There were plenty of ways to grow San Antonio without destroying the Hill Country and other small towns around us and in ways that actually benefited the locals as much as the newcomers, but corporate profits beat out environmental and societal protections.

    What’s wrong with people buying homes for sale here? I live right in downtown Boerne. We’re selling our sweet home and hope it goes to someone who can enjoy the 3 walking trails ( which are all just blocks away), shops and restaurants just 1-3 blocks away. The small town feel is amazing. Great for a young family or a retired persons. ❤❤we raised our kids here, we’ll miss it but we’ll be back to visit all our friends and family ❤

      I had heard last month that the new mayor and city council reneged on the Buc-ee’s deal, after the beaver company built all the infrastructure. IF true, big black eye on the city.

      I stand corrected. I was given the wrong information. It doesn’t look like it hasn’t started yet. Last I heard was ground breaking was planned for October but for some reason I don’t believe that has happened.

I just had to close my Air BnB because of the city’s constant increase in property taxes, hotel taxes, and them mandating that they be listed on my homeowner’s policy, without any investment on their part of course. Closed it and putting it on the market to get my retirement savings back. 😢

    The traffic is insane attempting to get literally anywhere. Even if you’re in Fair oaks, not huge difference when it comes to the traffic and attempting to get into the city.
    One positive is free entrance to lake, we love it. Also, during the pandemic it was open to residents only and it was wonderful having it to ourselves.
    Also, you didn’t mention neighborhoods before even hitting Fair oaks that have a “Boerne” address. It’s weird, they’re Bexar county, assigned to San Antonio schools but are called Boerne residents 🥴

    The City of Boerne has become more focused on tax revenue than residents or small business owners. I recently closed an AirBnB there because of increasing requirements and regulations by the city. In addition to increased hotel taxes and permit costs the city required that I list them on my homeowner’s insurance. Of course the only insurance companies who were comfortable doing that have higher premiums. What was once a charming little town is now too expensive. Boerne will soon be full of big box stores and hotel chains.

    The more people that move there the more resources it uses hopefully boerne doesn't become a ghost town in 10 years when water use gets out of control

    I remember when (15-20 years ago) people stopped to let you cross the street on Main Street (Haptstrasse) now traffic is so that they had to put in cross walk lights. Just the other day I was taking a back road home...and saw a HUGE apartment complex that wasn't there the last time I took that route. Subdivisions popping up left and right. The speed of building is phenomenal. There's two town further north from us... Welfare and Comfort, TX. I'm thinking about moving out there...this way I can tell folks I live between 'comfort and welfare'. Boerne's gone forever.

    Unfortunately, Borene isn't the only small city that is facing these same problems. Any of the Cities/Towns along the corridor or one of the spokes suffer from this. New Braunfels, San Marcos, even Seguin, Kyle, Lockart and so on. Austin is still growing (little California) and even San Antonio is still expanding as much as it can and enveloping many smaller 'cities' along the way. I still remember when I'd commute from SA to San Marcos for college and there was still open country between SA, New Braunfels, San Marcos, and Austin. Today, there isn't any open space as it seems like one huge conglomerate or City.

    I call it the Great Migration. People in San Antonio are always moving North. I remember In San Antonio I-10 and 1604 was deserted. Over the years they moved North outside of 1604 and now they are in Boerne. I had a friend who sold his nice property twenty years ago because the property taxes were getting high. It's nothing like it was in the 90's. It still had a Mayberry charm.

    Same issues out east in Seguin. It’s HORRIBLE. Please don’t move here. We’re over-crowded and the infrastructure is NOT built to accommodate the people and traffic.

    I visited Boerne a gew times in the last 10 years did not like it. Too busy, too crowded and localsnot friendly. Very expensive. Hate the I10, very dangerous. I rately go there anymore. Too many small towns have changed. The apartments and subdivisions like San Antonio are ugly, miss the ranches. I want to move far away.

    A real big stereotype that comes up for those who live around Boerne is that it’s basically Trumpville. Definitely true, not a stereotype. Yes there’s all types of folks living in the area but this town is super right wing so if your hard left just know what to expect when entering the town.

      Personally, I am a conservative, so it doesn’t bother me. But I would agree with this. I don’t know about Trumpville necessarily. But it’s definitely more conservative. There have been times in the past when people put up rainbow flags outside of their restaurants and they get them torn down by people that live here. Bear Moon bakery has had this problem a few times. I personally don’t like when people try to stop other peoples freedom of speech so it kind of frustrates me when people do that. But it’s definitely something that you could run into here. But they’re also quite a few liberal people. Just like any place there’s a mix of people. But we definitely have more outspoken Trump people than we do outspoken woke liberals. We have had LGBT Pride parades, but they never have huge attendance.

      As a black female, who is a liberal, I haven’t experienced all the conservatism, everybody’s been pretty nice and respectful. As a retired military member, I have been everywhere around the world and believe me I have experienced the worse in my hometown of North Carolina, which is very different from here. Everybody is very courteous here, it’s quiet of course, the water issue is a mess, been in San Antonio for 25 years and moved out here and I love it. There’s a lot to do out here it’s just a choice of what you want to do that far as I’m concerned everybody’s been damn friendly compared to San Antonio,they are very kind and smile a lot and great customer service out here and in Bulverde, which is where I actually live. I also love that Fredericksburg is not that far away. That is one of my serious vacation spots. I feel if you treat people with respect you get respect!!

    You couldn't pay me to live in Boerne. In fact, I wouldn't live anywhere in the Hill Country. The traffic is horrendous and the whole area is one big ugly group of houses, apartments, freeways and businesses. What used to be a beautiful area is now a 'shot hole'.

    I grew up in San Antonio and couldn't wait to leave, after retiring from the army I moved to Floresville but 13 miles away from the actual city of Floresville, prices are always gonna be higher in a small town cause there's no other way for a business to survive in a small town, if I need something I can't find in Floresville I'll drive to San Antonio and come back home, I don't like living in the city with all the people around that's why I live in a rural area where I can do whatever I want, BTW Floresville is also trying to grow by bringing in new unless businesses, its ruining the small town appeal and rising taxes so please all of you stay where you are and don't move to Floresville.

    I am from Dallas and have lived in Boerne for the past 6 years and in that short period of time it changed drastically. My family and I just moved to the Marble Falls area and absolutely love it. My takeaway from living in Boerne was that Kendall County is conservative and people don't like paying the taxes of San Antonio, also with all do respect San Antonio is a dump. It seems like nobody respects where they are from and take no pride and keeping it clean, hell you can't even go to the rim without worrying about your truck getting stolen.

      I see San Antonio hasn’t changed then since I was a kid in the 80s. I remember my mom would always wedge her truck into a tight parking spot and crank the wheels way over so nobody could yank the truck out and steal it when we’d go to North Star Mall. It always felt a little scuzzy and dirty to me.

      San Antonio is a DUMP. The only nice areas are where there is money. Luckily I live off Scenic Loop but the hellscape is creeping into this area now that Lennar homes want to build slums on the Edward’s Aquifer Recharge Zone. Once they do, the traffic here will also be PURE SH1T. Looking to exit SA area in the spring, the corruption and greed of the city planners have made SA a YUGE DIRTY TOILET.

    Born and raised here in San Antonio...I'll be 40 later this year...and we're so ready to move outside of San Antonio. There are way too many people here and it doesn't feel like home anymore. Boerne isn't an attractive place to relocate either because of the number of people that are moving there as well...Texas is so large, yet so overcrowded.

    Boerne is overpriced, because the development was designed corporate entities. construction disputes regarding the costs passed on to the buyer who then raises rent to recoup the money. That's also why water, sewer and roads were done to the bare minimum

    I absolutely 💯 love Boerne and a lot of the towns like it down in these areas. The problem i have is there is no work in south texas that pays no where even the same as north texas doe's. So to sell house that high is absolutely absurd and makes no sense. Everything he mentioned and i its a matter of time before it all Implodes peroid.

    Had my truck stolen at The Rim, The traffic on SH46 is unbearable, Boerne is now overrun by a bunch of California yuppy liberals, house costs are so high, I sold mine and had 300K in equity on a house I paid 250K for. Interstate 10 is becoming as bad as I-35. All the sweet, secluded swimming holes have been found out and now are packed when you go and try to relax. Yeah, Hill Country small towns have lost their charm and are overcrowded. Boerne, Bandera, Fredericksburg, Blanco is even growing like crazy now. I LOVE the Hill Country, but there is just too many people and it’s too expense. Also, Boerne isn’t San Antonio, San Antonio has encroached on the town of Boerne!
