    So grateful I found this video! I am a new residential and commercial business owner and am doing some research on post construction cleanings... This is the first time I've had a client reach out for post construction cleanings. Most of what I come across in research states it is usually contractors reaching out but how can/does the process and pricing differ if a home owner is reaching out? Thanks so much!

      Yes in post construction its definitely usually the contractor that hires you. But if you build enough brand the client could force the contractor to use you. Lol. Its happened to me before. The pricing is usually the same though. All though the home owner has more flexibility in terms of payment than a contractor would.

      pick a name (dont be so judgmental of yourself the name is only mildly important). make or buy a simple logo and build a website FB IG Yelp google business linked in and any other page you can think of. fill them all with pics and videos. now you exist. start asking people to clean. simple but its work. just get started.

    Love your videos man! What about equipment? With post construction clean would I need expensive equipment such as scrubbers, steam machines, polishers etc? Or is it the same equipment as general cleaning but just with more heavy duty chemicals? Thanks!

      Its all the same. Maybe just grab something magnetic to pic of screws and such but generally same equipment.

      You got it😁... you said you started by yourself, what was the process of building your team??? Like did you start with “higher ups” or management type people to build a foundation and systems??

      There is absolutely no skipping steps if your starting from the bottom as i did. You have to go through each phase and perfect it. You start doing everything yourself and as you can afford to you hire out the task/jobs you like the least or your not good at. Then you just Continue to build systems for those positions. For example how will they get equipment or go from place to place or how to keep their time etc... other team members you need will become obvious based on your skill set.

      We make this stuff up bro. We give some special name to a cleaning after a certain point of construction but its all still cleaning. I can break down mine if you want in a video. But its also on my company website under the construction tab.

      The numbers all all the same if you add it up. Either give them a price per clean or a total for each job all together.

    I agreed to $140 post remodel construction on a residential that was 2000sqft windows inside and out had paint overspray wood floors had thick layer of drywall dust construction was still going on 2 fireplaces both thick with ash dust and paint on bricks and charred and all sliding glass windows covered in dust and paint and all tracks had an inch of dirt thick the tile floors had drywall dust paint splatter the sinks and tubs had paint and grout stuck the shower stall glass doors snd entire bathroom was tiled and moldy there was no running water in tubs and the countertops were granite covered in drywall dust and paint splatter the entire house was covered in drywall dust the oven microwave and cooktop paint splatter and filthy the shelves and drawers in every cupboard were thick with debris i worked from 7am until 7pm and had to come back the next day oh oh and cleaned floor heater vents the owner loved it but the contractor complained that for 140 it should have been done i was so pissed off i said did you even see everything i did? Plus i was on my hands and knees wiping and washing floors and sweeping was a nightmare because every window and door opened and heavy traffic 5 men still cutting inside the house but the owner wanted it done that next day to show to rent out! I told the contractor i worked hard and the bathroom alone was time consuming plus the toilet had thick brown calcium deposites and poop stains you couldnt even see the porcelin toilet the tile walls and floor around it were thick with feces and urine even the side of the bathroom vanity where the toilet paper holder was attached every single tile even granite counter bathroom and kitchen plus glass doors for shower were thick with calcium deposites the grout was stuck on the tub where they didnt even bother to wipe it thick dollops of cement hard ugh i was pissed. There was little to no ventillation in the bathroom and i had so much traffic people using the toilet so i would go do something else. I said you thought it would be complete i did too because this is a huge house and there are 35 windows not including the sliding glass doors so i had to use a razor to take off the paint splatter covering every window pane inside and out on a ladder on top of the floors tiles and shower and tubs and countertops never give your agreed price until you go look at it i was by myself and i told that contractor you feel like you didnt get what you said you would pay me you are absoutely correct i should be getting double if not triple 140 you feel ripped off well ill tell you what you keep that money i have integrity and i am absolutely insulted and very angry that you feel like you are getting ripped off there was far more to do than you implied and i have never had to work around trying to clean while construction was occurring in the rooms i had finished for 140 no way this house is gigantic and and i am not going to reclean reclean znd reclean until you are done with construction im not moving in to keep it clean after your guys come and remess it up! I wont be back then out comes my lousy 140 the next day stayed another 6 hours got 30 more i said this is bullshit i told him this job was at least 300 at least least 300 i had to go over 2000 sqft of dust poop calcium paint drywall grout thinset years of filth bugs food ash plumbers putty caulking too oh and old stickers on windows and doors and every single shelf in that 4 bedroom 2 bath with add on bonus room that was a gigantic 30 x 40 ft room 2 fireplaces yall! One in livingroom oh my Lord the windows 35 window panes the damn house was all windows 4 windows in one bedroom 4! Huge large fixed window with two windows you could open on either side plus two more windows u could slide open on the one wall and back of bedroom another huge window with two openable windows on either side oh best part that sun started heating up those windows at 7am! This was summertime no air conditioning and fan used to dry paint still goin on

      It depends. Generally i like to keep around 22% depending on the size and if it gets priced Correctly. But ill take less for larger deals of course. This is all with out context but thats where my head goes when you ask.

      Figure out how much its going to cost you to complete the job. Then charge more than that.

      You can use stock images to start out but you want original media as soon as possible. Which is why some people say its worth it to do a job or two for free or very very cheap in exchange for a review and/or pictures and media for yourself.

    You should record a cleaning especially with dust. Dust can be VERY tricky! Especially on windows

      You can get started with out a license. But once you do you get started all you need is a business license from your state which just allows you to do business. Either way just get started! Thanks for watching!

      If your in the United States Yes. You will need a business license which is easy to get from your state licensing website. Typically the same place you would get a drivers license.
      Outside of the states I would just quickly check with the local government authority.

What do you suggest I do to get started besides the 4 steps since I am wanting to convert over I am a female I only have 2 people now with me .       I like the way your thinking. Just remember to consider each niche requires its own focus in terms of marketing and sales. Speak to the language of that particular niche to that customer. Reverse engineer what your customer does to find your service and put yourself there. Watch some of my more recent videos for some updated marketing tactics.

      Can U talk about hiring employees cause current I work for a contractor on a military base as a floor tech for my own business I’m paying close attention to the employees and how a competitive nature can actually hurt someone’s business as too one employee might lie or flat out sabotage work of another to make them seem as if ther on point and paying close attention to detail but if you can give some tips on your experience and what you recommend as a good rule of thumb as a person may hire or decide what there needs in man power may be

    What is a net 30 ?

      Basically Net 30 is a billing term in which the service or product is provided first. Then the customer is sent an invoice with a due date 30 days after it’s received. But any business can slightly alter it by sending the invoice earlier or later or even adding discounts for early payment (2%10 net 30 -meaning customer has 30 days to pay but will receive a 2% discount if paid within 10 days) there’s also Net 15 and other variations net 30 is just most common

      Ibdont think its a terrible idea but i do believe you can get it done on your own. Its not like it use to be. No coding knowledge needed. Its just as easy as making a Facebook these days. Check out the offers from the popular ones and do a free trial. Better to test the waters then to over pay when you didnt have to especially starting out.

      You dont need anything to start. Honestly you may not even need equipment to start. Start making money first. Then buy the things you need.

    I have a company asking for money upfront for post contruction cleaning. He claims its for uniforms they will be providing, ID's and insurance(i can choose to purchase elsewhere). Is that normal?

      Uniforms, id’s and insurance should be things a company should already have. However some companies will require upfront cost to cover specific supplies needed for the job.

      @@DJTheBoss To be specific, its a $30,000 contract. They want $1,049.00 for the listed items and as a deposit which will be refundable after finishing half the job. Is any of this fishy to you? This will be my first post cleaning contract.

      @@leslienavarrete8208 from what you’ve told me it does seem a bit odd. Definitely shop around and find a fit that you feel right about. And upfront cost may still exist but you want to make sure your working with a real company.

      You only need basic equipment. Anything larger than a vacuum you can definitely rent. You can even rent a vacuum. Or borrow one. Use the money you get from the job to buy more supplies and your off!

      In that case You have to already have money for payroll. So either you do jobs alone and save the money to pay employees next job, or you invest your own money as start up capital. There are lenders and invoice advances but loans eat away your profits. This is why i don’t personally do net 30 payments. I talk about it a lot throughout my channel.

      With contractors the work is a bit more temporary or time framed so I usually dont give them anything other than a statement of work and a price along with my policies and procedures. The work is either done or its not. So no need for a 12 or 6 month contract. The agreement is to deliver the statement of work or assigned tasks for a predetermined price.

      You perform work for 30 days. Then you bill the customer and they have 30 days to pay.
