Maybe you should add that to your logo - "Since 2013" it makes a difference to some people. I do the contracts for a community and if I see that they have been in business for years, that gives that contractor a big plus in my eyes. Those of us signing contracts always want to make sure these people are going to be around to complete a season.
I agree Shawn, it is very cut throat. Some folks will go cheap and regret it, leaves a bad taste in so e mouths. I have the equipment to start up an operation, but the cut throaters make it hard to get accounts.
I have seen it for 15,(Gas war), remember when it would BE a tenth, like 19.4 or 22.6, not always .9? My dad had a small station in Nashville. I pumped truckloads at 30 to 35 cents a gallon. The 35 cent was for Ethel, (High Test). And EVERY brand would tout their superior detergent package. My uncle had a 1000 gallon truck he would deliver dad's gas and used for a home heating oil route. We would get loaded and watch as Esso, Sinclair, Shell and others would get their gas from the same nozzle we did and take it to their stations. Ahh, good times...

Auctions door adjustments.. reconstruction. Skid steer and snow plow for 25 years. Forklift forever. A guy like me would work with you.

You may need a 72" mower to mow that one. Once I switched to mowing with a 72" on a majority of my properties I never looked back. I actually owned several over the years, my Hustler 2500 had over 10,000 hours on it when I sold it. Good luck on that contract
Estimating comes down to how much your hourly rate is. In my area I normally charge 90 to 100 dollars per labor hour. If that job you looked at would in my estimating took 2 guys 4 hours I would charge 800 to 900 dollars per cutting. I would try to get a multiple year commitment as well.
I’m with the other guy that said junk will be in the way of mowing.Grills,toys and play slides just to name a few.A real pain.Remember what you’re seeing is winter time.Summer time is when people get their junk out so they can at least look at it.Imagine moving peoples junk back and forth.No getting around it.Get an arial view in summer time of this place and see all the junk that is on the grass.
Gas was $0.579 when I got my first car... Then a gas shortage drove it over $1 and they sold it by the half gallon. This because the pumps only went up to $0.999. In 2022 dollars that 1975 gas was only slightly cheaper than it is now $3.12 vs. today's $3.199. However, I was making 1/18 the money in 1975 as I did when I retired 7 years ago... On that basis gas is pretty cheap! 😉
I am still learning how to do pricing and I feel bad sometimes saying the price that I am quoting, I know the average prices for lawn maintenance but not really as much for the landscaping stuff

Constantly new people to deal with, everybody is out of state, I tell him I would not put up with it but I have nothing to say about it.
You also pay for what you get most of the time. Not everyone goes with the cheapest. Generally speaking, you pay for what you get in almost everything you pay for. Good luck this season!

It's about the degree of difficulty. This property is wide open, very few obstacles. Now how many man hours can you allow to get in and out. I'd say you should hire 4 young employees. All with some sort of experience. It's a start.
Don't worry about what other guys are charging. You will be tied up there for hours. Most properties like that go with the cheapest bid and are not loyal. I have been doing this for over 40 years. I will only work for people who value my service and are willing to pay a decent price. Make it worth your time and effort. The older you get the less bullcrap you are going to accept from anyone.
Remember the seedy motel you were bidding a couple/few years ago....these places are low bid only! Sure, bid it to make some money this year but next year he will probably price it out again for a lower bid! We have done several section eight properties over the years and made some good money for what they were but they never last for long! Good luck and beware!
I had a customer tell me my other guy charged $25. I said not being mean where is he now? He said he ghosted me in the summer I said yes I’m higher by twice but I’m dependable. He asked for the lowest. I said I give every customer my lowest. He called me back two days later.

I ask every bid what’s the budget and how much they were playing the last company. Most of the time they will share it with you. I will also tell them I’m just asking to make sure we are not wasting each other time. 9 times out of 10 they give me the budget.
Ignoring that other companies have expenses that are so different is unreal. For instance. We don’t buy new trucks and equipment every year, actually we’re 100% liquid and all our equipment is already returned it’s investments. So we haven’t needed to increase as much as others in our market buying 80k trucks constantly.
That gentleman doesn't get how your experience and perfection will increase his property valve, increasing his rent. Appearances do matter. People then will take better pride in the inside.

In 1973..gas in Wooster, Ohio was 34 cents a gal. My Dad told me they were paying 25 cents a gal. In the 1940's so in 20 years it went from 25 to 34 cents a gal, not bad. We're getting screwed today, 100 per cent of our oil should be drilled & refined in this country, maybe prices would be around $2.00 a gal. GO TRUMP!!!!

Great talk on pricing. And the people who bid too low might not have business insurance...so if you bump a $50,000+ car with a mower or plow, you're out of business. I saw a video a few years ago, the guy said he barely tapped an outside air conditioner with his mower, he said he did not think he even hit it, but it ended up costing him $2000/$3000 dollars.
A few years ago, one guy cutting grass up here at a huge hospital, he was and still is a maintenance worker at the hospital, he hit a glass bottle (I saw it there a few minutes earlier while I was out getting my walk) with the mower and that flug it out in the road. It did not break the bottle, I walked right down there and picked it up before a car hit it (I live a few houses down). I looked at him, he looked he me. He is nothing but an A-hole, another lazy maintenance worker.
