This video clarifies what I'm dealing with, replacing the toilet found out the floor flange sites over a quarter inch deep so this is what I need I purchased the extra thick was seal but didn't feel that it would provide a great seal so I purchased the Danco Perfect Seal this one sits higher then the others thank you for this video.

Used this when I was in a pinch and pulled a toilet out and saw the flange was at least 1/2 below floor level. The blue seal helped make up the extra height needed. The inner diameter maybe a little too small as noted by other comments. Will see how it goes. I think they should have the inner black ring extend down into the flange a little deeper like normal wax rings do.

Note that the blue part of the Perfect Seal assembly is an optional piece, used only if its extra "reach" is needed (when the existing flange is sunk down in the floor). The instructions that come with the Perfect Seal cover that.
Another common question is: where should the pipe-mounted flange sit? Should it be on the base surface (wood or cement), or should it be sitting on top of the finished floor? The correct answer is - on top of the finished floor. So if you add tile, factor in cutting out the old flange, install the tile, then install a new flange. Yes, the Perfect Seal part "can" work with the existing flange, but I like to replace it anyway because often, the new floor surface and the old flange aren't always parallel.

thank you... thank you for the tip. this is very helpful. my toilet was leaking since 2017 at the time, i replaced the flange but i used just a regular wax. we recently just had a termite inspection and he told me that there's a leak under the toilet. i was afraid it was a cracked pipe until i crawl under and noticed the leak was coming from the lip of the flange. i saw your video and also used the danko seal. now i can comfortably sleep at night knowing the leak will no longer be there. 😉

This will be second time replacing seal after about 15 years. Yes, I did have to use 2 wax rings the first time because it was not enough. NO, I don't want to do this again myself but I am capable of doing this and it is cold and snowing and not much else to do. Thanks for the video. I will need to watch another to get the jest of removing the toilet. I think the current screws are rusted and bent. SO that is step one. I bought 4 different types of seals hoping to elliminate the 5 normal trips back to the hardware store. Where's a guy when you need one.

The good thing about foam rings is that sometimes they can be reused. Versus the wax ring is a one time use. This has both and as long as the rubber is in good shape and the wax is still bonded to the bottom you can reuse this ring. Great product. There are also other foam rings out there find what works for you but this one is hard to beat.

Wax rings work fine. You need to know how to use them. You install them on the toilet first, then you placed it over the flange. If you put the wax ring on the flange first, there’s a possibility that the toilet will not sit properly.
No doubt that works most of the time but I'd be willingly to bet the vast majority of plumbers put it on the flange first. Never seen any plumber do that.
I have never seen a plumber do that or even had it recommended. I got into the electrical trade in 2000. (Side note) Things were laid back, and learning on the job was possible back then. But after the 2007/2008 housing crash, in order to make money in the residential market, you have to get in and out as fast as possible and with fewer people. My point (finally) plumbing trim crews might have 2 or 3 people, but usually, each one is on a separate task. Installing the wax ring on the toilet first would probably be as reliable as on the flange "IF" you did it with two people, but by yourself? But alone, I would be wondering if it was on the flange correctly, and then getting a call in a few months to come fix it and also pay for the water damage. When it's on the flange, you can use the bolts as a guide. Most of the time, you can keep the ring in place by pushing the bolts into the wax a little bit. If another ring is needed, you'll know. The other way, you will be guessing, did it fall off or slide, or am I on the flange right. Sorry, things keep popping into my head as I'm typing this. But to be honest, I see no benefits of putting it on the toilet. Lastly, why come on here and somewhat discredit the information. I can see if you asked his opinion, but basically telling him he's doing it wrong or isn't doing it the best way is kinda rude for the amount of good information he has to offer on this channel.
Sure, they work fine in a majority of situations, HOWEVER, that requires an assumption. He's not talking about the perfect situation. He's also talking about a "better" / different solution, especially when there's been adjustments, modifications post inital install. New flooring install was an example.
And let's be real, wax rings are about as nasty as they come when doing toilet work!
Unless of course a person doesn't mind all that built up fecal sludge and slime when doing renovation/repairs typical of home servicing that comes up time to time.
My home for instance, in a 10 year span, required the removal of the toilet multiple times.
Removal of preexisting flooring. Ain't down with carpet.
Changed toilet 2x.
Busted water pipe requiring new flooring and substrate.
Toilet removal due to toilet shift time/wood flex, breakdown of wax ring. Bacteria and common household cleaning products will eventually degrade the seal and can end up with leaks, whereas plastics are generally immune to it all.

Danco worked well so far. My flange is flush with the floor so I had to remove the inner black ring from the wax section. I would have liked to have mounted the blue spout directly to the toilet but couldn't get it to stretch enough. Hopefully it will hold.

I was wondering . . .can a cut the round hole in the floor with a saws all' or do I buy the hole cutting drill saw . .i dont want to mess up the 1 ' plywood floor and the floor . . . if so I can just buy the hole cutting expensive drill bit hole cutter bit . . or is there a more easy and clean way to cut the hole in floor . .

Which type would you recommend if you have REALLY heavy people that use the toilet? The toilet itself is not more than 3-4yrs old. But I’ve found damage & water stains on my hardwood floor (behind & on the sides of the toilet). However it floor is completely dry. Just can tell there was damage done. Any help would be appreciated.

I've seen other TH-cam Vids that say add a nut on the screw to keep in from rotating. Although the oblong head should catch it from spinning sometimes that's always not the case. Thoughts? Would that extra nut affect the height?
In the construction of a toilet, the P-trap is designed into the toilet. The wax ring is meant to prevent gasses and fluid/solid from leaking if there is a blockage/malfunction beyond the subfloor plumbing.
This is true because I have a mainline that exits water out of the house that is blocked and the wax ring prevents any water from leaking under the toilet.
Do the bolts come with the Danco? Do you need to clear away any wax from drain area?

New homeowner having to replace seal solidifies what a shxtty job mass home builders do --- cut corners, terrible employees who do bad jobs because they do not care aka no work ethic and/or not trained / work not inspected. Country performance in building sucks in so many ways it ain't funny. This is just out toilets. Think of our bridges and buildings.... not like work ethic is different all of a sudden Thing is developers / builders don't have to care - they get big corporate protection w lawyers who we cannot afford to fight. As a 70+ year old, I have been replacing toilet fixtures and wax rings in all my toilets. To see the shxt jobs that were done when installing flanges is nauseating. I am properly replacing my fourth and last flange today in prep to sell house. My work should last 30+ years for buyer. I have to be able to tell the new buyer what has been completed for them. I have integrity.

This was great for my application. My floor around my toilet is not level. Big hump on the right side and the back left corner slopes away. Almost impossible for the toilet to sit flush on the flange and be level without shimming. I replaced my original toilet with a new toilet a year or two ago and used a standard wax ring. I decided to install it flush on the flange and leave it unlevel. Great seal, but you could tell the toilet wasn't level when you sat on it. The other day we put new flooring in, so we had to pull the toilet. Used a standard wax ring again and decided to level it this time. With all of the rocking and lifting to level it, I must have broken the wax seal and it leaked. I decided to give this one a try. This was great for when I was shimming the toilet level, since no matter how much I lifted and repositioned the toilet, the rubber gasket will still be sealed on the toilet. My flange (looks like a repair flange) sits at least 1/4 inch above the floor, so I took out the blue extender and took out the black insert before even trying it once. Seems to have worked so far!

@@garypear9133 I tried with some floor leveling compound but I wasn't getting anywhere with it. It was really out of level. I'm not the best at doing that anyway. I gave it a try and only made it worse as I kept doing it. Was hard to keep it smooth and level it as I was building up certain sections so I just said F it. Lol. Makes me appreciate concrete finishers that much more.
I knew about taking off the blue extender if the flange is flush or above the floor but did not realize there was a removable black insert until I read your message. According to a Perfect Seal video I saw if your toilet is not flush to the floor, I.E. rocking on the floor you remove the black insert. This will give more flexibility if your flange is point diagonally instead of perfectly vertical.
Because I think most people will at least shim the toilet to be horizontal with a level and to prevent rocking in its final form.

hi, my contractor pour another layer of concrete so the toilet flange now sits about almost an inch below the finished floor. There fore the wax ring leaks water. Would this Perfect Seal is high enough for this job? thanks
In the video you mention toilet shims and state that you'll leave a link for them "below", but I'm not finding it. Can grout be used instead?
My kids’ dad remodeled our half bath and used the perfect seal a few months ago. I found it leaking today. Took up the toilet, and the blue part was squished and bent in such a way that was allowing water to leak…going to try a regular wax ring now.
What if you have an old cast iron flange with spots for the bolts that are too far apart for the Danco Perfect Seal?
I went and bought the danco and it worked just fine. with blue thingy on it as it flange was below tile line. will report back after a few days

Being that the toilet outlet is flush with the base of the toilet, I am wondering how well the Danco Perfect Seal, with the integral wax ring, will compress between the toilet base and flange without deforming or constricting the diameter of the channel, and still maintain the integrity of the seal with the ceramic. Thoughts?

Stick with the tried and true Wax ring. Ive seen the Danco type rings fail more often than not. I had a DYI customer a couple of months ago call me about a broken toilet base where he had tried over tightening the base to get it flush with the floor because the Danco was too thick to compress all the way. A brand new toilet destroyed.
Danco is sort of hybrid type

That's an installer error. If the DIY'er tightened the bolts down to get it to compress. Danco instructions clearly say to remove the rings if the toilet won't sit flush.
Korky is an American company and they make multiple "rubber parts" in the one product that you get at Home Depot. The "wax ring" seals air from the sewer. The water goes down because of gravity. Maybe the "wax ring" prevents splashing water but they have all usually have a plastic "horn" that goes into the pipe. Saniseal is one size but Korky gives you several thicknesses in one package and no slimy disgusting wax.

Okay I know you're just a weekend guy but we have terminology for these things that little thing that you hold in your hand that holds the wax ring in place, we call that a flange.
Next up that little bend to keep the stink out as you put it it's called a p-trap or vapor lock.
And a toilet actually has a built-in trap.
If you look at the lower rear portion of any toilet you'll notice it has a tube.
There's your trap. In essence the perfect seal is an idiot proof wax ring.

Agree 100% Let's get the terminology correct which helps the "do it yourselfer" understand and can aid when describing issues to a real plumber, if needed. I'm a GC having set dozens and dozens of bowls using reinforced wax rings without ever one leak.
Foam rings are easier and less messy. Most come with a variety of foam shims for different toilet heights. I’ve use wax for years but have changed my technique since the foam ones came out. I’ll never use wax again.
The solution is a reinforced wax seal which I have used for may years. The Danco requires a lot of room or even a recessed flange for it to work. I had an installation where the toilet was 3/4" above the floor and we could not get it to come down any further because of the Danco extra height. Danco does not work for all toilets or applications.

Those foam rubber ones are very temperamental is what I found. I'm going to have to research those reinforced ones because I have a toilet that just will not stop leaking no matter what. I have a very sneaky suspicion that is the actual pipe and clamping system that the plumbers that came in sometime before I get there put in in the basement.

@@Will_b83 it's something else. I have tried doubling up I have tried five or six different wax seals. Total nightmare. I think it's got to be the pipe underneath and the toilet at fault. For some reason even when it's not even been sat on used or anything while I'm just testing it the water pillows out the back after two or three flushes I lift it up it's hard to pull off the floor because there's wax on the bottom of the bowl and on the flange but it looks like it's getting across the top of the flange or possibly the bottom of the toilet ot somehow. It doesn't make any sense. I've done hundreds of toilets in the last 30 years and never seen anything like this. I've come across destroyed flanges and all kinds of subfloor rot but never a week that wouldn't stop. And this is after about four or five plumbers came in before I did.
@@jeffreywolf5235 the only way to know for certain man. Would be to pull the toilet run a test ball down the closet and run a hydrostatic test. If there is an issue this will tell you where…also on one that give me issues, I’ll use food coloring with my test to see where that water is going.

How often do wax rings need to be replaced?
I've got a broken pvc flange over a 3" pipe and there isn't enough space between the subfloor and pipe to remove. I'm gonna use the thicker crescent-shaped metal repair flanges that go under the pvc flange cause it seems the thinner metal circle repair flanges that go on top rust out pretty quick. I'm gonna silicone between the layers but I don't know what to trust for the seal between toilet and flange. Wax does seem to leak over time with even a little rocking from the toilet. My flange is set on my finished floor, from what I've researched it seems people that have had problems with the Perfect Seal it may have been from flush/recessed flanges not causing enough compression to seal the rubber gaps. Anyone install Perfect Seal on a raised flange (and removing the blue spacer ring) and have issues?

I had a toilet that I had to do a repair on due to a contractor cracking the plastic flange. I did a ton of research on TH-cam on how to fix my flange issue. I repaired the flange by using a 1/2" plastic flange spacer. After installing the plastic flange spacer my flange was now about a 1/4" above floor level. I tried wax rings and synthetic rings but had a reoccurring sewer gas leak. I did more research and discovered the Danco Perfect Seal. The Danco Perfect Seal solved my sewer gas leak and has been holding strong for several years.
In my install I did not use the blue extension because I had a raised flange. Using Perfect Seal was the only thing that repaired my sewer gas issue. Perfect Seal is the only product I will use on toilet projects from now on. Perfect Seal is an award winning design that combines the ease of synthetic rings with the gas stopping qualities of wax.

You can buy a cutter for a drill to cut the pipe internally. Remove the flange and install a new one.
Do NOT silicon a toilet flange.
The blue adapter is only used if the flange is below the surface. If the flange is flush you don't need the blue adapter.
After doing a lot of research and speaking with LICENSED plumbers I have decided not to install anything but wax rings for my new toilet. I like the technology of the Danco type products but the simplicity and durability of wax rings changed my mind for me. My installer had some pictures of failures of the 'danco' type and that was enough for me. He said the problem with these is that they must be installed perfectly and at the proper height based on the flange level. He used 2 wax rings on the toilet and when he sat the toilet you could hear and feel how tight it was. The last thing about wax seals is when they wear out you don't have to wonder what's wrong when water leaks from the toilet. Our house was built in 1965 and the wax rings still worked when we remodeled in 2010.
@@mikemmikem2758 I agree and wouldn't use anything in that location other than wax. The water in my area dissolves rubber, that would be just one more item that needs replacing every 3-5 years.
Would the Perfect Seal possibly not compress enough if it's too far above the tile? I'm removing thin linoleum and replacing it with Ditra and tile. Assuming it'll raise the floor half an inch. Would the toilet be wobbling if that's the case?
The blue piece is an extender which should help, but you can also get a flange spacer (pvc) that you can use to raise the flange to the right height. they come in 1/4 and 1/2 inch so you can get the right one for your needs. Some people put a silicone layer between the old flange and the spacer but its not strictly necessary.
I used two wax rings in an old house one time. The drain pipe was cast iron pipe. It went down from the bowl, turned, went to the block wall. It turned again, went down, and turned through the wall. It was leaded together and really solid. The trouble was the connecting flange. It was not level with the floor. There must have been 1/4" difference across the flange. Short of tearing out the old cast pipe, what could I do? I did tear up the floor around the bowl and put in new floor with reinforcement. It worked well for years and was still working when I sold the place. I bet the majority of leaking bowls are caused by old unstable flooring. Of course a lot of the flooring gets this way from leaking bowls. You should check this before even reinstalling the ring.

That's what I'm facing now. 1/4" difference from flange to front of toilet.
The foam ring is less messy than the wax ring that deforms, sticks to everything and is hard to clean out when replacing. The problem with the foam ring is that many times it is too high and makes the toilet rock front to back.
If the foam is too thick, you can cut it to a narrower thickness for it to work.
How about tips on lining up the toilet with the hole? Esp when the toilet is heavy or hard to balance about the hole. and you can't see both bolts at the same time. I've done dozens of toilets and still struggle with this when solo.
Put a pen or a screw driver on the side where the bolts are. Easy peasy
There was a great Idea (that was someone’s comment on another video) that said to put straws over bolts to line up.
I always browse comments and every once in a while you can learn something to make your life easier.

Toilet was shimmed due to un level floor the hardest part was lining up every thing will try the straw thing. Hopefully this time everything will stay sealed for good
