I second that That'll not only keep electricity bill down, but also help with detailing and doing paint correction on cars. A lot of people don't realize how much doing a simple 1 step paint correction can greatly increase the value/price of cars. 👍
Chris Go unless the vehicle is sold “as is” than its the owners responsibility. But at the same time, nobody would be interested in buying a hunk of unreliable junk. If he makes sure that all the vehicles are in good working order and reliable, than he can be successful in car dealing.

Get a lift, clean it up, epoxy the floor, buy some needed tools, fix the roof leak, paint the walls get a sign up and your good to go! Are you buying or renting it for the $450 a month??? If you are buying, that fenced in lot could be rented out for boat and RV storage, truck parking for OTR drivers during their home time, trailer drop yard, or get a few shipping containers to rent out as storage units. Or do all of the above... Just a thought.

This is terrific! When I saw that big yard was boat and rv storage, if your zoning allows it. In any case be sure to see what zoning laws might apply. In particular be sure that it is ok to store ‘junk’ cars there. Your shop adds a whole new dimension to your channel, I am fascinated to see what happens next! I was brought up in the fairly mid to upper class neighborhood in Wisconsin. After hearing your speech I have to say that I think when you're brought up Soter poor like you have been and you get to the stage where you're at today the sky is the limit I think it can build incredibly strong character traits because as you know being poor teaches you a lot of things I never learned. And from the way I see it you're going to go a long way in life and being credibly happy and successful just keep your stick on the ice and watch out for the potholes of life you'll be fine I'm rooting for you you seem like a great guy and you're bound for awesome sunsets in your life. As I knew growing up as a kid I heard that Oklahoma was like one of the worst States after being a truck driver and seeing Oklahoma in real life form I fell in love with It. The people are extreemly courteous polite and very friendly then I can't say enough about the Southern hospitality I've endured. I love Oklahoma and everything about the state except the heat it was gonson we cry when it's 92゚ in your out there it's a 108 that we both share Humilityy factor.

I’ve done lots of real estate development and redevelopment including two Goodyear Tire stores. I recommend checking with the City planning Department and seeing all of the permitted uses, and zoning for the property. They, or the Codes Department might have original plans for the property when each building was constructed. You can always get an original plat from the County Register of Deeds office. A quick Google map search shows the property going clear back to the rail line property, providing you more than twice the amount of land in front of the garage. The entire property is Zoned, “A-C, Arterial Commercial.” You might consider clearing all of the brush, including trimming back all of the branches and overgrowth along the property line. Hiring a bulldozer to come in and clear it would be the quickest and most effective. Delineate an area within the fenced yard, and take off the top layer of turf, then have gravel brought in converting it to a storage lot. It could be rented out for boat storage too, which would offset rent expenses, and bring in additional income. (Subject to zoning). I would install batt insulation on the walls and interior ceiling of the garage. Of course, the roof leak needs to be addressed first. You might consider sealing all roof penetrations with roofing sealant (including the heads of every screw up there). You need an electrical upgrade, so plan out all improvements (outlets, lighting ‘interior/exterior,’ power demands) prior to paying an electrician to come and install. The City might require electrical signage and parking lot lighting too? Hire a commercial electrician that knows his stuff and is familiar with the City’s requirements. Consider buying an oil heater, and use recycled oil for heating during winter. Ceiling fans/ portable fans during summer. The water and sewer lines are likely running along the street easement. You could tap them, and run those lines into the small office shack. Use a commercial plumber. It would be easier to get code enforcement to agree to that building because it has heat and A/C. Plus, much cheaper than running to the garage building. (Also practical for customers). I recommend making use of the office building, and installing a better front door. These are just some initial thoughts based on what I can see from the video. Let me know if you have any questions, as I would be glad to offer any further advice or recommendations. That rent rate is incredible!
Maybe buy a large plastic water tank and raise it several feet then connect to the gutters? That way you can collect runoff water. I am guessing running a city water line will be too pricey!!
Very happy for you! Just a word on your lift. I dont know how it works in your area but if you're renting a building in my state and install a lift or anything physically attached to the building/property it becomes part of said property and the owner can keep your lift when you leave because it has become part of the building/property. Might want to check on that. Love your channel.

Hah, found an even better reason for changing springs when you said the shocks were worn. Worn shocks add more work to the spring. Lol, guess that's enough about the springs. And hey, that lot for $450, what have you really got to lose. Just have to get out one of those white boards, a big one in your office and shop to keep things that need to be done in a more organized fashion. I don't know about you, but I forget things at times. Its good to have a separate place with the space you need. From the outside, through the camera, the building looked small, but when you were inside I could see the space more proportionally. I was a computer science major and did a lot of writing code, fron basic cobol to fortran and pascale. I learned eventually this really wasn't the job for me. But my organizing skills seem so much better, thinking in a much smaller sequence yet also seeing the big picture. Kinda hard to know where to focus sometimes. I remember one semester where I was studying atoms and subatomic particles in chemistry and physics dealing with nanometers and such, while also trying to grasp the size of our solar system in light years and mathematics working, in my eyes as a language to bring it all together. Thanks for sharing.
That is GREAT!! Pull that trigger hard. Get that dealer papers. You have storage space, work space, office space. I am very surprised it has no restroom / wash room. I would look into an OLD RV as a temp solution for wash, toilet, AC / heat office til the little office is cleaned up and ready for biz. Great GREAT price.

Put your lift at the back of the building by the rear doors! That way you can get other cars in and out while something is on the lift.

I would install batt insulation on the walls and interior ceiling of the garage. Of course, the roof leak needs to be addressed first. You might consider sealing all roof penetrations with roofing sealant (including the heads of every screw up there).
You need an electrical upgrade, so plan out all improvements (outlets, lighting ‘interior/exterior,’ power demands) prior to paying an electrician to come and install. The City might require electrical signage and parking lot lighting too? Hire a commercial electrician that knows his stuff and is familiar with the City’s requirements.
Consider buying an oil heater, and use recycled oil for heating during winter. Ceiling fans/ portable fans during summer.
The water and sewer lines are likely running along the street easement. You could tap them, and run those lines into the small office shack. Use a commercial plumber. It would be easier to get code enforcement to agree to that building because it has heat and A/C. Plus, much cheaper than running to the garage building. (Also practical for customers). I recommend making use of the office building, and installing a better front door.

Maybe buy a large plastic water tank and raise it several feet then connect to the gutters? That way you can collect runoff water. I am guessing running a city water line will be too pricey!!

Very happy for you! Just a word on your lift. I dont know how it works in your area but if you're renting a building in my state and install a lift or anything physically attached to the building/property it becomes part of said property and the owner can keep your lift when you leave because it has become part of the building/property. Might want to check on that. Love your channel.

Hah, found an even better reason for changing springs when you said the shocks were worn. Worn shocks add more work to the spring. Lol, guess that's enough about the springs. And hey, that lot for $450, what have you really got to lose. Just have to get out one of those white boards, a big one in your office and shop to keep things that need to be done in a more organized fashion. I don't know about you, but I forget things at times. Its good to have a separate place with the space you need. From the outside, through the camera, the building looked small, but when you were inside I could see the space more proportionally. I was a computer science major and did a lot of writing code, fron basic cobol to fortran and pascale. I learned eventually this really wasn't the job for me. But my organizing skills seem so much better, thinking in a much smaller sequence yet also seeing the big picture. Kinda hard to know where to focus sometimes. I remember one semester where I was studying atoms and subatomic particles in chemistry and physics dealing with nanometers and such, while also trying to grasp the size of our solar system in light years and mathematics working, in my eyes as a language to bring it all together. Thanks for sharing.

That is GREAT!! Pull that trigger hard. Get that dealer papers. You have storage space, work space, office space. I am very surprised it has no restroom / wash room. I would look into an OLD RV as a temp solution for wash, toilet, AC / heat office til the little office is cleaned up and ready for biz. Great GREAT price.
