Be careful with those cheap condos or apartments as some of them has a lease period of 25-50 years and after the lease expires you either do not own the unit or renegotiate a new lease. Make sure that they are perpetual ownership.

Anda White Beach is 80 km from Tagbilaran, & the roads aren’t the best. It’s a great place to get away from it all, but most foreigners would prefer to be a bit closer to a major population center & airport.
Pete, going off on Boyd's comment about maple leafs ... a good side business for you might be to buy PM's through private sales and ship to a better market for conversion to cash..
The residential law supports frauds and cheating women to trap a foreigner man then dump him after buying a home I have been a victim of that many of my wealthy friends were also drained of their lifetime savings please stay away from that idea of buying a home just rent it and dump it when needed

I've owned two houses in south Cebu one in Alcoy on the ocean and one in Delaguete overlooking the ocean. Cebu province is different then Thailand where there is no foreigner food. the filipino food or most sucks no decent restaurants, no shopping. most properties for sale if not all have been for sale for years. It doesn't sell. god forbid you buy one you can't sell it. you could not give me for free anything in the province of cebu. I own a house in the city and thought it would be nice to have a vacation house in the province so i built one. it's 3+ hours to the province in traffic a nightmare. you need to keep a maid there when your not there. The maid complains because she's board. Trust me i also have friends that bought and couldn't wait to sell.
Ohhhh I think you have to go to Cebu City or Mactan to have foreign foods. And there’s Ayala mall. How much are you selling your place near the ocean? And how far is it from Cebu City?

The new trend for some millionaires and billionaires is a beach with corals that are alive and - not. Always opt for a Sandy beach, corals at night snorkeling the vibrant color are out of this world , abundant of sea life so u never run out of healthy food which are expensive

Those beach houses standing right on the beach can be removed by the government anytime because of the Philippines law that no private property can be built, 25 meters from the waterline during high tide. That is what happened in Boracay island, where a lot of buildings was destroyed because of that law. rty

It's definitely just a couple of km's outside Santa Fe, Bantanyan Island. You can see it on Google Earth. The ad I saw was well over 6 months old so I'd think it's been up for sale for a fair while. Filipino "Agents" are not the best to deal with. Always try and find the owner

Now, I ask you.....Would you pay for a property back in your home country with someone else’s name on the Title as legal owner??? I think not! Lastly, I lived in Cebu City and have extensive travel experience down South, and can tell you that those prices are “stupid farang” prices as no Pinoy would even consider paying that much even if he or she had loads of pesos.
No need to buy in someone else’s name. The usual MO is to form a corporation which then buys, & owns, the property. The cost to incorporate is not much.
First of all, I believe termites are present almost everywhere in the world. As far as poor quality build, this is why we are supposed to do our due diligence and take appropriate steps. And boredom is something that cannot be corrected by different places, activities or faces; it is something that each of us needs to work on from the inside. I believe strengthening our inner selves is the cure to boredom.
Dude why do you even entertain buying these way over-priced houses. Many of these can be had for 10% of the list price. Many westerners over pay for things thinking it helps the local economy but its actually hurting it. All this does is artificially jack up prices for everyone, filipino and foreigners. Please leave your western thinking at home. Ask Filipinos what a fair price will be. And as someone already pointed out, foreigners can't even own a house or land so what's the point. Maybe you filipina wife or gf can but it in her name, but that comes with serious risks. Many a foreigner got kicked out their own property. Better idea is just rent long term. But for God sake stop paying ridiculous prices

No but you can do a 50 year lease contract agreement and extend for another 25 years.

what do think of DMCI Homes there property for example condo
DMCI make a decent affordable condo. However to make the condos affordable they usually build outside of ideal locations and city centers.
