    If you buy a property at a tax sale can I get in touch with immediate owners and have them provide a warranty deed. I know I can get them to sign a quit claim. However warranty would be preferred.

    Gotta have BIG $ to partner up for trainings! Be prepared to spend 5k to 10k this doesn't include the property acquisition...Theeeeennnn u can partner but make sure u have another 20k+ to get the property. If u have that you're good if not you're outta luck buddy!

    Thanks what about the tax sale list do u recomended just using the County tax sale list or do u recommend using something else like the daily court news and pay $20 for it.

    I bought a home from the county auction tax sale , I have the warranty deed but no title, do I have to file a quiet title motion , how many defendant need to be notice filed on the quiet title motion .

      Hey! Great questions. Yeah you can check out tax title services. They do a great job, or if they aren't in your area you'll need to file a quiet title! The attorney's should handle everything to do with that :)

    But how do u know if it's a tax deed or tax lien sale because at the auction I Houston they just go down the list for example in the presints section auction? Could anyone help in my question

      Houston has really three different auctions. #1 Held by Auction.com which is the monthly mortgage foreclose. #2 They have a tax deed sale in every precinct, but they also have at almost the same time the #3 HOA foreclose sale. Now the actually call it an execution sale. STAY AWAY Executions sales require a lot more work, research and legal actions. They will also have resale properties at this time. The properties will USUALLY go in numerical by the cause or case number. It also usually goes Execution sales, resales and then the current list, but I've seem them flip this order. When you arrive at the auction they will have a QR code to scan which is really helpful to keeping up on the properties going to sale. Did I mention all 8 precincts are conducting their sales at the same time, in the same room!!!

    how do you find out if it has a warranty deed? ask the county clerk?

      Hey There! Usually you'll have to go into the county clerk/recorder and check the computers for the back records on the property. Some counties have this information online, but some only allow you to access it on the computer. Hope that helps!

    How do you know if everybody was notified?

      Hey Dindos! You neeed to check title on the property to see if everyone who has an interest has been notified. We do this by going into the county office and checking the records. Bigger counties will have the systems to do this online, so you don't have to go into the county office!
