    I finally did it...after watching this video I finally picked my phone and dialed up a motivated seller. Turned out to be another wholesaler, but I did it. Thanks for the encouragement and all of your content. I took the challenge today. It wasn’t as bad as I though. I’ve seen a lot of people on TH-cam, but you by far truly give back to help us. You are a truly a blessing.

      Ironically I had the same experience on Tuesday; you used my exact words wasn't as bad. It was also another wholesaler who the coolest and stated to keep in contact with him if i had any question. That wholesaler actually gave me a lead that frustrated him and told me maybe I'd better luck and surely did call the seller it was practice i got hang up on but i laughed lol.

    Hey Jerry! Hypothetically speaking lets say I live in Reading Pennsylvania which I do, i'm wholesaling a house in Reading but no local title company's are wholesale friendly. Will I be okay to use a out of town title company? In advance thanks for the response , I love how active you are in comments even on older post. We appreciate it more then ya think.

    Jerry, i downloaded your table for rehab costs, the one that says light, average and gutted. That is a good table, but how does that compare to using the rehab checklist, where you find the rehab cost per item

      @@FlippingMastery no the table you show on one your videos shows light, medium and gutted according to square footage. The other one in your 10k club breaks everything into dumpsters, number of workers, windows, paint, etc
      So which one should be used?

    I am part of the 10k club, I am watching as many of your videos as you have, knowledge is key.
    But I to thought the seller covers cost? Also is the software that calculates the rehab part of my. Membership? That looks like it is one of the tools really needed in making an offer. Hope to hear back on this. Thank you for all of your training.

    Jerry, I noticed when you are talking to a seller you have some sold comps already keyed up. Question, what is the preferred method if the house for sale is in an area without any sales for 12 or 24 months to compare to...do you time travel which could be silly based on the last couple of years of data or expand the 1/2 mile or a mile distance from the subject property?     Any tips on getting a hard money loan under 50k? I found a great deal on a foreclosure listed at 35,000. I’ve talked to a few hard money lenders and they won’t do anything under 50k.

      Flipping Mastery TV in our area this property wouldn’t be considered low income. It’s more middle class. It’s just a good deal & I was wondering if there was a way to get financing on good deals like that under 50k

    Hi Jerry would this work for probate, if I didn't have the decedent address? My county doesn't give the decedent address to probates and I can't figure out the best script to not offend people, usually only people who aren't relatives are interested.

    I have a offer of $600 for a home but I need help I’ve contacted the seller we agreed on $600 on PropStream it says it est. value is 18,000 but I’m not sure what to do next....yes this is my first deal I took a leap into this wholesaling game.

    I’m always confused when you say a bigger price than what’s in flipster. In this instance you said to the “seller” 125k instead of 69k why is that??
