    seller called me yesterday and he asked me exactly "you sent me a letter, you don't know my address? so I told him i'm sorry I'm trying to buy more than one property so I am not sure which house you are referring to"

    A quick question - in the start of the video, you said we need to address ourselves as "part of a team or a company" when we talk to sellers. What does this mean? Are you saying newbie wholesalers have to be necessarily working with a team or a pro? What if I venture out as an independent entity? Appreciate if you could clarify, thanks in advance!

      Amrit, I think he means that if you represent yourself as the boss man instead of a cog in a bigger operation it's way more intimidating in a business deal. So that's why you should say you are part of a team, it makes the property owners more comfortable to speak with you.

    This is great thank you for your insight. Today I’m going to start cold calling leads. I feel like it isn’t good to give the seller flexibility with the closing date though. In my inexperienced opinion, I think that giving them that flexibility can give them more time to pull out of the deal and also it plants the idea that they can just close whenever they want and removes the sense of urgency to close the contract. I do like how you are willing to retain $10000 of the agreed amount until they are able to move out of the property. How do we set up that agreement legally? Thanks! Also I saw your $1250000 profit deal. That’s awesome congrats. May you have many more whales to come your way. Cheers.

    Hey Khang, in my program we are focusing on many kinds of buyers and sellers. Do you only work with cash buyers? What about setting up buyers with hard money lenders or traditional financing? I know it's possible but wondered if you only focus on the cash buyer side to keep things simple.

      The buyer can get private or hard money if they wanted to if that’s where the cash is coming from. With Deal with those buyers all the time.
      As far as traditional financing “Bank” Goes you gotta make sure that there’s no issue with the property when it come to appraisal. Bank does take longer and it sometime tricky working with them. But as long as your buyer is a solid buyer and put a nice size Deposit then that’s your call. I have done a few of those Deals. Typically the property is in pretty good condition.

      When you send out your cash buyer to view the property and you don’t know him.
      He could tell the owner whatever he wants and still a property from you.
      If you don’t send anybody there From your team or they don’t show up.

      Carter J some people will advise you to lie and say that you’re with a local investment company, but I think that it’s extremely important to always keep your integrity. Being deceitful is never the way to go. Galatians 6:7 says “Whatsoever a man sows, that he shall also reap.” What we do will come back to us , and whenever it comes to getting a deal If it’s mean to happen it will ; without having to deceive anyone

    Same. Seller called me back from one of my cold calls and I didn't know seller's address. Seller didn't tell me when I asked. I couldn't tell seller's address by back tracking what number I called the seller because seller called me with a different number. Lost that lead.

    Khang could you go over what you say when a seller says no repairs are needed? And what if no repairs are needed and the house is all updated? Would you just put in a number like $5000 for repairs in your formula and than maybe target a landlord or possibly buy it yourself?

    If the seller calls and wants to get removed from your mailing list, how do you do that? Do you just manually remove them form your listsource database? What if you used a service like yellowletters, etc?

      Well I haven't quite figured out how to do comps. I'm was cold calling today on Zillow and can across a motive seller I got all the information from her she is asking for 63k I told here that I was a cash buyer and that I would pay all closing cost. She then said 58k I said is that the best you can do she said no. She owes 30k on the Mortgage I want to ask would she Consider taking 35 but don't want to scare her. Your videos got me this for I appreciate that.

      look at most recent sold comps on zillow in 6 months, if she won't take low offer, just tell her we understand you want the most money for your house but at the same time, if the price wasn't right for us, it doesn't make sense for us to buy it. we know our offer price is low but we do offer hassle free sale so if you change your mind in the future, please give us a call back or can we give you a call back in few months? something like that. this is mostly from khang's script but kinda put it in my own words.

    My brother is so stupid.
    I once told him that I could pay off his mortgage of $10,000.
    In return, he would get a loan to rebuild the home into a two story. His family could live on the first floor while I can live on second floor.
    The home was appraised at $130,000, before renovations.
    Guess what he said to me?

    Hey Khang I did a few code calls off zillow about three days ago after watching your code call video and left a voicemail for a seller. The property is listed for $165,000 and but Zillow has arv at $208,000 and icomp for $201,000. Now the seller called me back last night and told me the house needs a little paint and tile work done to be move in ready but also said the kitchen and bathroom and hot water heater can be updated cause the house is an older house. Now reason for selling is cause he stays out of state and has no plans of renting or moving back. Also I asked what he think would be lowest he can go on the property and within that 15min conversation he dropped the price $15,000. I told him I would call back with an offer and to be honest I think he may go lower just by how he interacted through out the conversation and because he’s being trying to sell the house for about a year. Now I’m about stuck and had to ask what do you think my next step should be because I’m new too this and don’t know my next move?.

      ARV 200k, purchase price 150k and kitchen, bathroom, plumbing needs update? that's not a good deal that's why it's been on the market for 1 year. Your maximum offer price should be 120k
