As someone who works a luxury property developer in London, I can confirm that $750k sounds cheap for this apartment. Only negative I can pick out is the visible air conditioning system/FCU. Should be hidden in the ceiling and extracted through a ceiling grille.
The true purpose behind Smart Home technology is for control and surveillance by intelligence agencies. They provide limited garden/yard space because they want people to be dependent for their food source. The US homes are built on small plots to prevent home gardening so it’s impossible to feed your family fruits and vegetables you’ve grown yourself and you’re dependent on the grocery FDA-regulated foods sold in stores, which are full of GMOs, grown in nutrient-depleted soil.

Of course the further you go out of the city, the cheaper land is. But it also depends on the amenities, features or Natural resources found on the land. Land prices in a secondary city (Takoradi) have gone up in the past 10 years because that's now the oil hub of the country.

@@bash10101 Ghana properties are overpriced indeed, but then when comparing US prices with Africa prices, you must keep in mind that we use concrete to build our houses in Africa and that comes in costly believe me. Contrete walls, floors and roofing, though some use iron roofing, it is costly bcz it requires lot of labor and materials.

Im not trying to bring anyone down but I think it's a bit overprice. Building a house in Ghana costs anywhere from $65-115 thousand. Alexa costs $57(the echo dot is $30) let's just say there are 7 rooms. That's $399... I think. The smart mirror is $309. The jet shower is anywhere from $198-500. The fridge is about $2000. I think you get where this is going, even if u buy the higher end stuff and even with all the smart plugs and smart hubs. It won't be $750,000. But with that being said, I really enjoy the idea of a smart home in Ghana.

I think it will be $400-500,000 tops and plus the idea of a smart home is supposedly the reason it costs so much meanwhile, the appliances aren't close to even $6,000. You can make a home a smart home just by buying an alexa(preferably one echo show and a few dots), smart plugs and Philips hues. And if you want to be extra you can get one of those ring doorbells and a smart fridge. That's it, nothing special except the curtains.

@Amy williams I think that's part of the problem. It's being marketed as a "smart home" when they probably should focus on the home itself overall. If they had focused on the marble tiling, unique imported bathroom features, custom lighting, that unique swimming pool and did more focusing on those things it might get a better response. Its still overpriced. But as someone pointed out you're really paying for the area.

Well planned home but it's too expensive. I live in a Meritage home in Florida, a 5 bedroom house, 3 and a half bath, an office with all the smart security bells and whistle for around $450,000. Not necessarily. Depends on what part. I saw a few homes with a bigger layout and just as smart featured such as this one featured for 780k in the over-priced Bay Area where I'm from. I smart featured my entire home myself and it cost me under a $2000 to do so. LED strip lighting is super cheap. Smart Light bulbs are cheap. Smart door locks are under $250. Smart curtain panels aren't too expensive. Compared to some of the homes I showed when I was a real estate agent in the Bay Area, yeah this home is overpriced. No parking, no backyard space, no lot and no real privacy. Yeah it has the best home aminities but that's where its stops.

I've seen a lot of tours of homes in Ghana and Nigeria, this is the first time I've seen one with a walk-in closet, I believe. I didn't think it was a thing out there lol

Automated curtains is like 15yrs in Nigeria, not new to some of us and I'm sure some other folks had it way before. You lot need exposure man.
Oh Wallin closets ate a thing. They're just not in houses done by most developers in Accra because it adds to the cost and people have specific tastes when it comes to their closet design

For example, a lot of the kitchens in African homes are closed off and have doors. I understand why. But in America, it isn't a thing. Just differences I noticed. Not trying to offend.
Why don't you buy a 2 plots, 3 plots or an acre land at an affordable rate and build your preferred house. Lands are available here in Shai Hills, Apollonia, Akwepem valleys, Aburi, Tutu, Adukrom Hills, Oyibi and Dodowa.

I like the concept of the building, but I can't help but feel as though the spaces are a little bit too small. And I really don't like the landscape design

Obviously there are houses in the high end areas very expensive but we are talking about humongous sizes of buildings with enough spaces. Nice house, but I feel it lacks natural light getting in. I'm sure he visited at day time, but they have to turn on the light on almost every room and still looks dark. I think most of the value comes from the location.

Im not trying to bring anyone down but I think it's a bit overprice. Building a house in Ghana costs anywhere from $65-115 thousand. Alexa costs $57(the echo dot is $30) let's just say there are 7 rooms. That's $399... I think. The smart mirror is $309. The jet shower is anywhere from $198-500. The fridge is about $2000. I think you get where this is going, even if u buy the higher end stuff and even with all the smart plugs and smart hubs. It won't be $750,000. But with that being said, I really enjoy the idea of a smart home in Ghana.

I think it will be $400-500,000 tops and plus the idea of a smart home is supposedly the reason it costs so much meanwhile, the appliances aren't close to even $6,000. You can make a home a smart home just by buying an alexa(preferably one echo show and a few dots), smart plugs and Philips hues. And if you want to be extra you can get one of those ring doorbells and a smart fridge. That's it, nothing special except the curtains.

@Amy williams I think that's part of the problem. It's being marketed as a "smart home" when they probably should focus on the home itself overall.
If they had focused on the marble tiling, unique imported bathroom features, custom lighting, that unique swimming pool and did more focusing on those things it might get a better response. Its still overpriced. But as someone pointed out you're really paying for the area.

Well planned home but it's too expensive. I live in a Meritage home in Florida, a 5 bedroom house, 3 and a half bath, an office with all the smart security bells and whistle for around $450,000. How many people can afford this home in Ghana? I will definitely not buy a home this expensive in Ghana. No way. It's ridiculous!

I had a family brother who bought an old house for 1M USD he dismantled the house and build a new one, I told him he is a craze for doing that. Today that house is a residential house of UAE Ambassador paying 20K USD per month. Now can you understand the value of the location?

Not necessarily. Depends on what part. I saw a few homes with a bigger layout and just as smart featured such as this one featured for 780k in the over-priced Bay Area where I'm from.
I smart featured my entire home myself and it cost me under a $2000 to do so. LED strip lighting is super cheap. Smart Light bulbs are cheap. Smart door locks are under $250. Smart curtain panels aren't too expensive.
Compared to some of the homes I showed when I was a real estate agent in the Bay Area, yeah this home is overpriced. No parking, no backyard space, no lot and no real privacy. Yeah it has the best home aminities but that's where its stops.

I viewed this place, i was so impressed.
I've seen a lot of tours of homes in Ghana and Nigeria, this is the first time I've seen one with a walk-in closet, I believe. I didn't think it was a thing out there lol
You must be living under the rock? Walk-in closet, for real! That's like on every street from houses as low as $40k in Nigeria. Disappointed much. Some comments are not necessary trust me. Smart home like this has been in Nigeria for over a decade. Please type Sujimoto Nigeria. He is young but many have been doing that before him. He develops houses across Africa. Automated curtains is like 15yrs in Nigeria, not new to some of us and I'm sure some other folks had it way before. You lot need exposure man.
Oh Wallin closets ate a thing. They're just not in houses done by most developers in Accra because it adds to the cost and people have specific tastes when it comes to their closet design

For example, a lot of the kitchens in African homes are closed off and have doors. I understand why. But in America, it isn't a thing. Just differences I noticed. Not trying to offend.

It isn't worth $750, 000 at all. With this money you can purchase a proper luxury house somewhere in the US, truly disappointed about the house in the video, i was expecting it to be much much better for that price. It doesn't even have its own private pool like come on now, that to me is really a waste of money to buy the house in the video. They are hustling and lying to africans searching for a home!!! NOT WORTH THE MONEY AT ALL.

Obviously there are houses in the high end areas very expensive but we are talking about humongous sizes of buildings with enough spaces. If you go to the Beverly Hills, Hollywood areas houses sells beyond 1m usd but again with super spaces lots of room equally smart homes as this.
