Congrats Abi! Loved that you took the steps to get started. In 2025 im done "talking" about doing real estate. Now its time to actually "Do" real estate. This was motivating watching a beginners 1st project. The lessons you learnt from this project is going to be so helpful for your next project.
Oh wow Congratulations to Abby! It looks amazing!😍 I love that she added the electric insert to the fireplace. If it's out of the budget to repair a fireplace, there so many options with todays technology to keep the fireplace as a focal point without breaking the budget.
I think I would've tried to clean up the landscaping in the front to try and maintain in the woods/outdoor type of vibe, but I understand. Are those baseboard heaters that were removed not needed?
Good job Abby. I wonder why she had the toilet facing the vanity and mirror in the primary bath. I would have rotated it to where it was facing the shower.
It will be nice to point out what could have done better to increase profits, it’s a very hot market, so is it the rehab cost too high( some of the upgrades are overdone), or bought it too high etc
Well done, Abby! I love everything you've done. The contrasting beams are so appealing , adding character and charm. I love what you did with the kitchen, opening and lighteninig it up. The paint color is beautiful and while all the deck and stair work outside must have cost a fortune, it really was worth it. The back yard is very nice...love the patio area and fire pit. Your electric fireplace is really gorgeous, as well. I think the most innovative design elements include the walk in closet (home run!) and primary bath with wet room. The mud room is awesome, as well, I am wondering where the washer-dryer resides? There is no garage...was the carport a problem when you sold it? I think you did an amazing job with this house, but then you have an amazing teacher in Elisa!
Oh wow! What a beautiful remodel. I watched with a critical eye because sometimes people do want constructive criticism. But there is nothing that I would change or do differently. You have a promising future Abby!
How does the math work here? $1.7M - $300k reno cost - $1.15M purchase = $250k should be left over. Maybe there was some holding costs (let’s assume 10% of initial purchase $115k this is super conservative given 3 month duration but I figured maybe you include your fee too) and 5% closing cost (($85k). Is that about right? The house looks awesome btw. How much was out of pocket for Abi to get the initial deal? Cash investment?
That house looks amazing after it was redone. The problem with me is that I don't have a good eye on how a house should be redone. Does any one know if there Is a way one can learn how to get a better "eye" on how to redesign a house?

If I’m doing my math properly that was close to 11% of selling price Abby spent on realtor fees and closing costs. That seems Very high to me.

I didnt realize wood paneling could look so good. She made a smart decision and saved cash not removing it from the ceiling.
