    This is an amazing flip, Elisa. It appears you were able to keep the original windows? But you replaced the roof, it appears. Did you have to install new heating/AC? Taking out the front yard trees was clearly the right call, and the back yard transformation was just radical. I can't even recognize the back yard now, with the new fence, all the junk gone, new deck and concrete. What a difference. I think one thing that I've learned from you is that if you spend your rehab dollars wisely, you will get a return on them. You spent a LOT on this house, but it was all worth it! The bachtrooms went from ugh to WOW! That big tub is fancy and it is hard to believe that you were able to make some changes and really expand the space through better use of what you already had. The bedrooms came out well, and while I sometimes cringe at the thought of all white paint, it worked well in this house by creating a consistent, clean, light-reflecting continuous look that made the house feel consistent rather than chopped up. My biggest question is how the square footage could be off by 500 sq ft in the county records. So strange, don't you think? That's a big, big difference. GREAT JOB, as always. I've been waiting for this one!!!

    Hi Elisa, the interior is a very nice transformation. I should have mentioned this long before, the person filming is so good at it, mainly with the walkthrough at the end of all your transformations.

    So open now! The little area by the front door would make a great reading area as well as an office. The area in the kitchen between the two end doorways could be used for a highchair, small play table for children, or a bench to set things on for going into and out of the garage. I think this house is now versatile. For example, the family room can now be an additional bedroom for multi-generational living, etc. No one could believe the before and after of the house and yard. Glad it was profitable.

    Been following you for a while and as usual I get excited when you have new before/after videos.
    Have you considered consulting for folks who want to remodel? You have access to top notch team and getting trusted contractors is a headache. I know I’d pay for such service. Maybe something to consider.

    This looks soooo nice!!! The new layout works really well! I totally understand that the price went up. It has the perfect bathroom to bedroom ratio, the bathrooms are nice sized, there is a separation between the master bedroom and the other bedrooms, the semi open concept with the kitchen being at least a little hidden behind a wall coming from the front entrance, two separate living/family rooms separated to create like an adult and kids area, the new extension on the front room might also work as a formal dinning room (if someone needs that), also the downstairs family room would work as an office and the backyard is so nice! Some shade, gardening area and nice size patio and even a decent sized grass area!!!
    Congrats to the buyers, I would say!!! 😄
    The downstairs bathroom's vanity is really nice, I kinda like its odd grayish-brown color. I would go with black hardware, just personal preference tho.

    Great job Elisa! Curious, you purchased and rehabilitated for $1.1m and sold for $1.5m. Shouldn't the profit be $400k not $250k?

      We did! But we worked it out with the seller and solved a problem for them. I think it favored us in the deal. 😁

    If you had to remove trees due to structural concerns, you had to, but trust me, there's no chance on hell removing those two beautiful trees increased the curb appeal - in fact it decreased it.

    Trees can be beautiful and provide privacy but having them so close to your home isn't worth the amount of bugs you'll be killing in your house regularly.

    I think the renovations always look good, but I always find the put downs comments to be abrasive. It’s obvious that the homes purchased are from older folks (usually walkers/wheelchairs in before footage) or people who are going through a hard time. Otherwise these homes wouldn’t be sold at a viable price for a flip. JMO but I would greatly appreciate less insulting language.

Before watching the video, I read your comment and was surprised by how you perceived her statements as offensive, especially since I found nothing abrasive in what she said. I want to understand what exactly she said that prompted your comment.

      These videos are all about renovating. Of course she is going to make comments about the outdated floor plans, cosmetics, etc. because it is outdated.
