I don’t want to purchase property but happy to rent which would clearly help Malaysian property investors. Malaysian banks interest rates are very low and the ringgit is very weak so why would I? It’s not a good financial move. I have no interest in spending 50% of deposit on any of these 4 sectors? If I could invest in a sector which gives good capital growth and returns, then ok. Agent fees are ridiculous, I can afford but it’s robbery, so forget it.

The Malaysian gov is still divorced from reality - not only have they scared off prime MM2H candidates who would have injected many millions into the economy over the last 3 years - new visa holders would have spent at exactly the level needed to benefit the economy and small traders (far more even than was stolen from them thru 1MDB!). Only the desperate will apply for a visa which demands they buy property upfront - and those desperate may include unsavoury characters. The MM2H authorities are best described collectively as "chancers" and certainly as slow learners! Numbers of the righteous applying will be low - once the gov realises they've made another clusterfxxx - they'll change the regulations back to a reasonable level of income - say $1500/mo. Why spend millions advertising the country to attract tourists who stay for a couple of weeks - when the gov could have many "permanent tourists" spending here at no cost? The MM2H programme will fail to benefit the people once again.

The MM2H program seems quite complicated and unfavourable for foreigners looking to buy property in Kuala Lumpur, Malaysia, especially with the high fees charged by MM2H real estate agents. I was planning to move from Canada and purchase properties-one for personal family use and two for rental purposes-without taking out a mortgage, paying upfront for all the properties. However, I was disappointed that I would need to keep a large amount of money in the bank, which doesn’t make sense to me.

For retirees that like to stay year around, they can just apply for S-mmth and have in contrast a much cheaper program, with much less fixed deposit and only 30 days of stay obligation. And besides of this 30 days, you can still live in KL and get a property and live there for the remaining 335 days of the year. How on earth should anyone apply for this new mm2h?
The S-MM2H still require you to purchase a property just fyi, unless you are above 50. Another thing is, you need to have passive income of 7K RM as well, not everyone has rental income to supplement their retirement.

No, you don't. The new rules are only for the new applicants. For the old applicants it's quite straight forward, you can apply for your renewal directly in the MM2H office in Putrajaya (at least that's how we did), but it's also recommended to save some time spent on paper work and do it through local agent for a small fee. BTW now, it is reduced to 5 years.

I was thinking g to retire in Malaysia with the silver option but now changed my mind because mmh2 is not transparent or realistic enough. The minimum to buy a house 600.000 ringer and then you find yourself living in an area you don't want to be in unless you pay a million ringer, you don't have a control over your money or choice, so it's not worth it.

I have a huge clarification, the MM2H Agent is incredibly expensive and is almost half the price of thai elite visa (5 years.) Now the question is, for Silver visa holder, do you need to pay another 40K after 5 years just to renew again? 1)I bought a condo years ago when i was working in Malaysia and still own it. However it is worth around 600k-800k MYR. Does this mean I would have to sell it and then purchase a property worth 1m MYR? 2) If after the first year, i have withdrawn half the deposit as permitted, when it comes to renewal after 5 years, do I need to top this back up to 150k USD? 3) I understand the 40k MYR agent fee covers medical insurance. Does this provide cover for 5 years (under Silver)? 4) Why is the 40k MYR necessary for medical insurance? I had understood the 150k USD deposit to be precisely there to cover any healthcare requirement since it is accessible after 1 year for medical costs. The new MM2H scheme is not much more attractive than the previous one - it was obvious then that barely anyone would take it up, I don't think the revamp will attract many either. Hi there! For SEZ in Medini Iskandar Johor, there is no minimum purchase price set for foreigners right now. You just need to comply to your MM2H tier requirement. There is however an important point to note, all properties there are Private Lease Scheme (PLS).
This is highly confusing. First you have a National laws and then if you have the stately laws which can make it even more complicating for the foreigners. And I have always seen that when you have too many rules and regulations that scheme is more likely to colapse. The $64,000 question is what happens if there is a change of Goverment. The new party comes in and turn everything upside down.People who have bought theie properties suddenly find they can not hold onto them and are forced to sell at dirt cheap prices. Sadly for those who have already sold everything in their country of origin only to see that their dream has turn into nightmare.What guarantee is there that the visas are going to be renewed in future regardless which party gets in. I am sorry but there are too many open ended questions here and the fees are way too high. Why not keep the system simple and attract forign investment. Just look at Dubai, Qatar and the Saudi are realizing they are missing the boat and they too are relaxing their rules.Just about 30 years ago Dubai was just a piece of empty Desert and look at Dubai.....it is attracting tons of multimillionires and billionaires from around the world and because the immigration rules are nice and simple. Malaysia has nice people but residency programs aren't friendly. Other SEA countries may be less ideal but have better programs suited to those with no interest in holding property for 10 years.

why would one choose to settle in just Malaysia when he/she is financially stable and healthy enough to travel at different places in Asia that offer similar value of life experiences. especially when it is apparent the intention of the mm2h scheme is to lock-in financial capitals of a more valuable resource (USD) into a much less valuable resource (Riggit and Malaysian Real Estate) for a REALLY long time for someone that's in their golden years.
The entire MM2H is non-sense. One spending so much should get working rights plus permanent residency. You want someone to be heavily invested but give them almost nothing in return. There are better options to settle with similar amount with option of working rights and citizenship.

I was thinking g to retire in Malaysia with the silver option but now changed my mind because mmh2 is not transparent or realistic enough. The minimum to buy a house 600.000 ringer and then you find yourself living in an area you don't want to be in unless you pay a million ringer, you don't have a control over your money or choice, so it's not worth it.

The new MM2H scheme is not much more attractive than the previous one - it was obvious then that barely anyone would take it up, I don't think the revamp will attract many either. Better just use my condo for the winter months and save myself what is a pretty hefty investment of money for the average person.

Hi there! For SEZ in Medini Iskandar Johor, there is no minimum purchase price set for foreigners right now. You just need to comply to your MM2H tier requirement. There is however an important point to note, all properties there are Private Lease Scheme (PLS).

This is highly confusing. First you have a National laws and then if you have the stately laws which can make it even more complicating for the foreigners. And I have always seen that when you have too many rules and regulations that scheme is more likely to colapse. The $64,000 question is what happens if there is a change of Goverment. The new party comes in and turn everything upside down.People who have bought theie properties suddenly find they can not hold onto them and are forced to sell at dirt cheap prices. Sadly for those who have already sold everything in their country of origin only to see that their dream has turn into nightmare.What guarantee is there that the visas are going to be renewed in future regardless which party gets in. I am sorry but there are too many open ended questions here and the fees are way too high. Why not keep the system simple and attract forign investment. Just look at Dubai, Qatar and the Saudi are realizing they are missing the boat and they too are relaxing their rules.Just about 30 years ago Dubai was just a piece of empty Desert and look at Dubai.....it is attracting tons of multimillionires and billionaires from around the world and because the immigration rules are nice and simple. Perhaps Malaysia needs to learn a thing or two if she wants to become a land of mulimillionaires and billionaires. Because foreign investment can boost up the country's GDP.

Malaysia has nice people but residency programs aren't friendly. Other SEA countries may be less ideal but have better programs suited to those with no interest in holding property for 10 years.

why would one choose to settle in just Malaysia when he/she is financially stable and healthy enough to travel at different places in Asia that offer similar value of life experiences. especially when it is apparent the intention of the mm2h scheme is to lock-in financial capitals of a more valuable resource (USD) into a much less valuable resource (Riggit and Malaysian Real Estate) for a REALLY long time for someone that's in their golden years.
The entire MM2H is non-sense. One spending so much should get working rights plus permanent residency. You want someone to be heavily invested but give them almost nothing in return. There are better options to settle with similar amount with option of working rights and citizenship.

Ridiculous clauses - there are better countries to retire than Malaysia.Malaysia Government is probably in the bubble disconnected from reality.
