This is called "Time Share Holidays". Club Mahindra, Sterling resorts, Karma group resorts and many other resorts sell these kind of holidays.
Adding few additional points why we should avoid these kind of memberships-
1. Since these kind of resorts mostly located outside of cities, the cab charges gets doubled (since most of the tourist packages start from the city center). Cab drivers charge both to and fro charges.
2. Middle class people depend on Auto Rickshaws and busses which do not come to these places.
3. People plan for a trip in combination of 2 to 3 places. For example: Kullu, Kasol and Manali. In this case, If you want to visit Kasol, then you have to book other resort/hotels separately. Because there is no Club Mahindra resort in Kasol. For this you have to spend extra money. Also if you do so, your every year's 7 nights will not be utilized.
5. Usually you plan your holidays first (preparing itinerary) and then book your stays (hotels). But in this case, you have to book your stays first and then itinerary. Because you never know whether you get rooms in Club Mahindra resorts of your desired location or not.
Strange enough. If we deposit 5 lakh in a bank and get 7.5% on it, the annual interest itself will be 37500 and 25000 net of taxes if you are in a tax bracket of 30%. If you add another 20000 to 25000 as ASF, then you have around 45k to 50k in your hand which is adequate to book a resort of your choice @5000 to 10000 a day depending upon your period of stay with a complimentary breakfast.

Hello sir, I have also been cheated by Club Mahindra, I don't get rooms when I get holiday. When I contact customer support team they say it is not possible in your season, please upgrade to a higher season. Every year they charge "asf" and this amount keeps increasing every year. If I delay the "asf"payment they charge RS 750 as late payment fee. I also suggest everyone not to take membership from club Mahindra

Agree in toto! We are senior citizens and very small eaters. To pay 3k+,for two meals, per head, for two people, per day is painful. The resorts mostly are in wilderness with approach roads so bad that you are confined to the resort, bcos cab charges are so high. Even if you have your vehicle, going through the bad approach road for a long distance to eat out, is no fun. Though the breakfast[paid] and dessert is good the food is mediocre to really bad in some resorts. The non veg stuff is awful, you have to eat only veg stuff. Our accumulated days due to not using them during the covid period, were cancelled
Getting a confirmed booking even two months in advance is difficult and tiresome. Nowadays you have a lot of options, particularly if you are travelling without underage child or children.........like homestays, which offer great local food and guided tours and other help. And when you holiday ,you use the room only for about 12 hours as daytime is spent exploring the city/town etc. Well this is a personal opinion based on personal experience.
There are special rates in buffet for kids and old age people. So it is certainly not a right assessment. I believe for old age it is about 2k for 3 meals plus high tea. Also they have you covered with dalia and khichdi at all meals and ready to entertain special requests on need basis.
Hi Amar, You are absolutely right, Please add interest part also. if you put 5 Lacs in bank FD you will get around 40 K per year. So this membership is around 55K per Year. Fortunately I have not fooled by them.
Even if a single person tells negative about a business I don't invest in it. It's a iceberg phenomenon. Only 10 person will say about it 90 person are crying alone.
They pay attention to new clients, ignore already paid clients.

Thanks mam. Club Mahindra offers nothing over the board. Even the resorts are available for booking for normal tourists as well and usually they get better deal.

You are right Sir. Food quality is worst at Club Mahindra. Last week we were at reort at Netrang which is near to Statue of Unity in Gujrat. We got a food package in Rs.1460 per person includes B/f and dinner. Food was not worth of Rs.700 also. Bad experience
V had also this resort.. 1year back..
Resort are far away from main area and you have to take taxi to eat outside club.

Its better to start a mutual fund SIP of same monthly amount for your holidays in a good multicap fund.

Club Mahindra is for thos who wants luxury...any resort will not cost less than 12-15k in peak time and 8k in lean time..their resort are very well managed and you feel pampered specially if you have kids....book and forget type of holidays...luxury cost you..and you are only paying maximum 50 percent of the actual cost of luxury...they have tieups with 5 stars hotels aborsd too with minimal exchange fees...I booked a Radisson in Phuket for 3000 rs against its cost of 18k per night...so if you want luxury, fantastic managed resorts go for club Mahindra..I am a member and totally enjoy the resorts...my kid loves all the resorts of them..they charges about 2000 for 3 meals plus high tea..buffets have wide menu and local delicacies...overall this is wise spend by me and very happy

Moreover 14 holidays of mine are cancelled as you can’t have more than 21 holidays in your app if numbers exceed they will be cancelled and if you try booking you won’t get

I have a purple membership,still i don't find any resort available according to the best time to visit as , resorts get filled up in few hours only,so you are left with choice to go in thise resorts which are out of season kind.. food is definitely very expensive.
It's all very true ,but I don't understand why people become a member before calculating it first hand .
If you are not traveling internationally and are traveling locally then you can take Club Mahindra's three-year economic plan which is around Rs 160000. Every year if you go on a local trip then the expenditure is around Rs 50-55000. In such a situation, you can prefer this economic plan of Club Mahindra. According to me, this is not much for a resort experience.

I have red membership and faced no problem. In the last 6 years I have stayed in 8-9 resorts but never faced any problems. Many times you cannot judge everything by money or interest on investments. Everywhere I found some good and cheaper restaurants near to resorts and enjoyed food there at reasonable rates. Further in many resorts almost full kitchen is there and we prepare our own snacks and light food.

I have red memberships .Most of time I found waiting list or full on good locations due to huge memberships and limited property.Otherwise you have to do 3 months advance booking option. And yearly maintenance charges is compulsory 21k

Same is the Problem with OYO Rooms, On Website they will take Booking, They will take Money, But when You will reach Hotel, There is No Booking, Hotel is Not in the OYO List, Customer Support is Useless, They will Not Return Money.

My Dear Aman Singh, You appear to have been PAID to curse Club Mahindra. I have Red Period, One bedroom membership of 25 years since 2010. Your statements are INCORRECT. I paid close to Rs. 5 lakhs for 25 years x 7 days. Hence Rs. 5,00,000/25/7 = Rs.2857/- per day for a ONE Bedroom accommodation which accommodates 4 ADULTS. ASF today is around Rs.28,000/- (For 7 days). So Rs.28,000/7 = 4000 per day. Total expenditure Rs. 2857 + 4000= 6857. Kindly get me accommodation for FOUR ADULTS at Rs.6857/- = Rs.1714.25 per adult anywhere in INDIA
good information sir, but i think they explain very well during presentation, i have also attend there presentation but i did not take that memberships. you should think twice before you take any decision. and your concerns regarding food and complementary breakfast , they told every one that there is nothing complementary in resort but only stay. and let me clear again am not a member of club mahindra,

Thanks for making us all aware....I was approached by Club Mahindra in 2019, that time I didn't take, because of the subscription charges and upfront payment amount. I didn't want myself to restrict to Club Mahindra properties which are indeed remote in most hill stations
You are right, ye to tumne kam kar hi bataya hai,2 month pahle nahi 4 months advance me booking open hoti hai.Everything chargeable + GST extra.If you not pay ASF in time they block the membership,you can't further use as par your requirement.Travel desk so called are outsourced,rates are exorbitant. Old members even
don't want to take there help becoz most of the time they will misguide.They are initially purchasing new resorts by our membership money & later maintaining it by our ASF money.We at all places have to pay market rates for availing any facility.After 25 years hamara khel khatam,unki property apni ban gayi.This is all the game.
I also disappointed after taking it, can't do anything now.No resale value.Have to pay ASF regularly otherwise it will be blocked.
Other game is of partner hotels,will deduct one night & we have to pay exchange fee that is also too exorbitant.
So please be aware before get trapped.😮

I will give you a simple example of the Club Mahindra resort which I personally know,
If you plan Andaman Trip with Club Mahindra then you have to book a resort in Symphony Samudra, Port Blair which is 30 km away from central Port Blair.
You have to pay around 1500 rupees to get there from Port Blair airport,
then the next day to visit Cellular jail and other attractions the same amount twice,
then the next day to catch the jetty to go to Havelock Island you have to pay the same amount.
Symphony Samudra, Port Blair is in the exact opposite direction of central of Port Blair.
I am a new member and while booking our first trip with them realised how badly i have also fallen in this trap. Wish i had seen your this video before taking the membership.

They will charge you for normal room 10000+ taxes for 2 adult only and if you are adding your kids then charges will approx 15k + taxes for seven nights it would be 105000 + taxes for one year and for 25 years 25lakh + taxes
And inflation will be there 5% minimum
After adding inflation cost will be for 25 years
55,lakh + taxes
And you have taken membership only 5lakh that too instalment for 4 years ,it means you are using and paying

I would like to make some corrections, i have obtained membership Red studio for 4.25 lacs, if I travel in lesser season I van travel for 10 nights.
So, now let check calculations per night rate, if you keep your money in bank you will get around 30k as an intrest, if it will be used by 12 years then it comes to 8 lakhs divided by 25, it comes 32 k and as of now paying 18k ASF, It comes for 10 nights, so it comes 5k/- per night.
Club Mahindra ka membership le kar agar Paisa wasool karna hai to aisi jagah nahi jao ap. Aise jagah jaao jahanpe per night charge 50000 ke uper ho..

Only advantage you can say in long term membership is beating the hospitality inflation at 8%. The room that costs you 5000 today will cost 20000 after 18 years, but it will still cost you 5000 if you pre-purchase it. You are basically hedging on the CAGR of India's hospitality being more than the bank interest rate. Apart from this all your points are accurate.
Then the annual fee would be also around 50 to 60 thousand
For this reason they have imposed the ANNUAL MAINTENANCE CHARGES.. so they will not get affected by inflation..😅😅😅
There is no way this calculation can beat hospitality inflation in the long run. The ASF would keep on increasing as well food prices beating inflation at their end. So, long term also it would be all loss calculations fooling consumers like us to make believing it's the best proposition.

I am also victim club mahindra.He makes with our money like anything to build resorts in remote areas, charging yearly maintenabce.
One worst thing is lapsing holidays which can not utilise more 21 days can not recovered.
Another offering these resorts to outsiders, everytime they say all ready booked.
We have to spend lot of money for food, travelling, ..etc
This is not suitable for middle class, suitable for those have lot of money nothing to do.
रेल रिजर्वेशन जैसा है रिसोर्ट बुकिंग क्लब महिंद्रा में। अगर कुछ चीजें सुधार लें ये, तो बहुत अच्छा है, बरना नहीं लेना ही अच्छा है।
Also after paying a lot of charges..even breakfast is not included. Any simple hotel offer breakfast for free of cost.

Apart from membership fees in lakhs there are Annual Subscription Fees of around 20k to 28k. Which i feel is not at all worth.

I had been to club mahindra event where they quoted me 7.8L as membership fee for red studio for 25 years. I was quite angry how he was not ready to negotiate. Somehow that day's event guests list was leaked I guess. In a week I got call form travel agency which is similar to club mahindra, called "travelers mind", I visited their office they gave me 10 years of membership which had 200 properties tied up with them for 2.6L , including club mahindra. And they had no AMC.

Never ever take membership of club Mahindra..... absolutely not worth it....if you want to waste your money...in that case it is worth it....

During pandemic, nobody took any holiday. They just made those days get lapsed! Wah club mahindra. Heights if Empathy. Even if you write to Anand Mahindra, any ither product, you will get a reply. But not for CMH. Even he doesn't believe in this scam.
If it's a car that you buy, you can sell with sone depreciation. But these holidays are so worthless that you wont find a buyer even at half price! Some resorts are poorly maintained. If you go to Wayanad for example, you'll see the floor around the pool literally collapsing under your feet! Shame.

Kya bakwas logic de rahe ho..7 nights Itna easily koi v use Kar sakta hai..aap trip break kar lo naa..Dekhi side ho to UK aur HP me chale jaao..Bangalore me ho to Kerala hai, TN hai..kahi v book kar sakte ho aur dekho kitni achchi property hai Kerala me CM ki.
