    Hey I know this video is quite long ago but I have some questions:
    1. What’s the difference between mature vs non-mature estate?
    2. By submitting your application earlier, does it give you any benefit to have higher chance of getting it? Or rather get an earlier queue number? Or is it randomly distributed.
    3. Will I know exactly how much I’m paying for the unit I’m interested in upon balloting?
    4. Since we paying option fee (I assumed it’s compulsory)? Can I check I can only select the room type I’ve selected upon balloting right? E.g. 4 room, I can only choose floor & units that have 4 rooms?
    5. Also, is that first come first serve basis? That means I need to be on time and they will call by sequence number?
    6. Does first timer get a higher priority?
    7. How long does it usually take from the application to being informed that I got a queue ticket?

      I'll be releasing a video on the procedure for resale flats soon! The procedures for SBF are about the same as BTO if you're eyeing for a flat that hasn't TOPed yet :) hope this helped

    Hi Maverick, thank you for the video! I'm looking for more information on using contra for BTO. With my age of 53 and my wife isn't working, I won't be able to get much loan but our combined cash and CPF and potential earning from the sales of my current flat (resale and fully paid up without any subsidies or grants) are more than enough to get the new BTO flat. Application for contra will only be made after you know when to collect the key and apply for Intent to Sell, hence eligibility assessment. What if the application is rejected, will you get your DP back? How long do you have to sell your flat? can you fully repay the HDB loan upon sales of the current flat or you still have to service the loan for 2 or 3 years (lock-up)?

      Actually the process is pretty straightforward if you currently own a HDB and want to apply for a BTO, just need a little timeline planning, otherwise you might end up homeless for a few months.     Hi Maverick, thank you for the video! May I ask for the first down payment when will it happen? And in the video I have the idea that there are 2 5% down payment, am I right? Hope to hear your inputs on this! Cheers 🍻

      Hi there, for applicants of the nov 2022 BTO onwards your down payment will be 10% and then 10% again since HDB introduced their latest cooling measure in sep 2022. The first appointment will be around 6 months after selecting your unit. The second one will be before key collection.

    FYI, since May(or apr?) 2023, HLE is now deprecated and HFE (home flat elligibility) replaces it

      It really depends on how fast HDB is it can last from 6 months to a year

    Hi can i check i have a HLE but when do i need to apply loan? Is it during the booking of flats after balloting is successful or do I need to make another appointment with HDB separately ?

      Hello the HLE is basically a loan offer from HDB alr. Just apply for the flat as is and HDB will process the loan for you!

    I was told now the down payment is 20% ! Is that true ? When need to pay the second 10 %% ?

      Yes, recently changed in December 2022. First payment is 10% next payment of 10% will be upon key collection

    Hi, thank you for your video, it was very informative.
    I have a question, assuming a couple decide to BTO, but only 1 of them is currently earning an average fresh grad income. One benefit is this couple would most probably be given more housing grants to lower the total costs of the flat.
    So my question is, will this couple be only qualified to purchase a flat with a lower price tag because of the requirement that monthly instalments cannot exceed 30% of combined income?

      Hello, you will not be limited to any price range when applying for the BTO, your income will be accessed again nearer to the key collection date to ensure that you and your partner have enough income to satisfy the mortgage servicing ratio of 30%.

    My spouse is a non citizen, am I able to apply for HDB BTO flat or Resale flat? I tried multiple times on applying a flat but is been rejected cause my spouse is a non citizen. But after looking at your video it seems I’m eligible to apply .

      Hello yes, if you are Singaporean, and your spouse is a non citizen, you are eligible to apply for a 2 room flexi flat in a non-mature estate (BTO/SBF) or a resale flat (must meet EIP and SPR quota), if you need more info can dm me on Instagram!
