Hey I know this video is quite long ago but I have some questions: 1. What’s the difference between mature vs non-mature estate? 2. By submitting your application earlier, does it give you any benefit to have higher chance of getting it? Or rather get an earlier queue number? Or is it randomly distributed. 3. Will I know exactly how much I’m paying for the unit I’m interested in upon balloting? 4. Since we paying option fee (I assumed it’s compulsory)? Can I check I can only select the room type I’ve selected upon balloting right? E.g. 4 room, I can only choose floor & units that have 4 rooms? 5. Also, is that first come first serve basis? That means I need to be on time and they will call by sequence number? 6. Does first timer get a higher priority? 7. How long does it usually take from the application to being informed that I got a queue ticket? Thanks in advance!!

I've a quick question here regarding the new HFE. If I already have my HFE approved and it's valid til 2024 March, during the 6 months period if I happened to lose my job, will I still be eligible for HDB loan based on the HFE confirmed amount?

i am now in a dilemma. i have already booked a flat in previous bto exercise in nov22 abt 10mins walk to mrt but i prefer a location nearer to my parents house in the central region. i wonder if i should forgo the previous booked flat? would you be able to advise some pointers for my consideration
Which estate did you go for in the Nov 22 exercise? Do note that there will be penalties if you forgo a flat that you've already done the selection for.

@@terencetham5355 Honestly I would just stick with Bukit Batok. The location is actually quite decent, very liveable. Furthermore you can always sell at a good profit after staying there for 5 years, and take that profit to move to anywhere you'd like. And if you forgo your selection you'd lose your first timer priority for 1 whole year, meaning there's a high chance you won't even get to select a unit in the next few exercises. I don't think that's worth it. Also if you've watched my previous videos I'm not a fan of the PLH housing and the more recent Plus flats, there are too many restrictions, it's only a good purchase if you really intend to stay there forever. And realistically speaking a typical Singaporean shifts houses every 7 years or so, high chance you'd have the itch to move too.

Definitely gonna be more ex than Copen Grand, cuz the market shifted quite a bit. But won't be by much cuz there's still the 16k income ceiling. Honestly I think both Altura and the CDL EC will have very similar pricing. In today's market if you're intending to buy an EC, can't be choosy if can get a good queue number shd just go for it. Unless you're a first timer than okay la, higher chance of securing a unit even if your queue number is bad.

Hi Maverick, thank you for the video! I'm looking for more information on using contra for BTO. With my age of 53 and my wife isn't working, I won't be able to get much loan but our combined cash and CPF and potential earning from the sales of my current flat (resale and fully paid up without any subsidies or grants) are more than enough to get the new BTO flat. Application for contra will only be made after you know when to collect the key and apply for Intent to Sell, hence eligibility assessment. What if the application is rejected, will you get your DP back? How long do you have to sell your flat? can you fully repay the HDB loan upon sales of the current flat or you still have to service the loan for 2 or 3 years (lock-up)?
Actually the process is pretty straightforward if you currently own a HDB and want to apply for a BTO, just need a little timeline planning, otherwise you might end up homeless for a few months. If you’d like to can reach out to me via WhatsApp 94875661, and I can advise you on the entire process.

If pick the one at Bedok or Serangoon North tbh. Low supply of newer HDB flats means you have less competition, and the demand for those areas are relatively healthy mostly due to their proximity to popular primary schools
