      Yes. The stupid bedroom slanted ceiling is always a dead give away.

      To build this exact backyard today, would estimate it would costs $185k to $225k.

    There are now a ton of youtube channels with videos of huge multi million $ homes ... wouldn't you think that in this day and age these homes would start using some of the square footage for entertainment such and golf simulators and bowling alleys and basketball or whatever? With all those millions surely its not a budget problem ... its a mental issue ... always keeping up with the Jones; Maybe one day the programmed in the box culture with change

    • @AlanHuiRealty
      @AlanHuiRealty  2 หลายเดือนก่อน

      There are homes here in Las Vegas that have bowling alleys, home theaters, golf simulators, basketball courts, etc. Those tend to be in the $8M+ range and all really preference. I find most bew home builders aren't putting these things in because not only are they costly, but the new homeowner may not even be into sports. Some of these people don't even use their pool!!

    How is this home worth $2,150,000 when it sold 1/25/24 for $1,715,000? Figures per Zillow.

      My client bought this home for a great price. A comparable home in same exact neighborhood is for sale at $2.2M.

    Vegas is way overpriced.

      Vegas is priced high but so is every other city in America.

      Everything is overpriced when you can't afford anything.

    • @victortoombs4754
      @victortoombs4754 3 หลายเดือนก่อน

      @youtuberhandle420 True, but Vegas is extremely overpriced compared to other cities. During the 2008 crash, most homes went down by about 30%, while Vegas went down by 60%. The same thing will happen again.

    • @AlanHuiRealty
      @AlanHuiRealty  2 หลายเดือนก่อน

      @victortoombs4754 I can assure you Vegas will not drop 60%. Eventually there will be a market correction, but not a crash.

    There's no way in hell that houses 2 million dollars. Just looking at the auxiliary pool and backyard. I'd say that fuss is worth no more than 950 to a million dollars tops, but this market is so bloated that it's outrageous for 2 million dollars. I can buy a decent condo at skylas. Vegas and have enough money left over to buy 2 more condos at turnberry and rent them out.

    • @AlanHuiRealty
      @AlanHuiRealty  3 หลายเดือนก่อน

      @jeffzawislak1737 Thank you for the feedback. If this home was priced at $1M, I would 100% have a line around the block and over 100 offers...

      @@AlanHuiRealty Well, there's a sucker born every minute. Cause quite literally there's no way that that home's going to be able to resell for more once the people realize how insane that price is.

      @@jeffzawislak1737 Thank you for your opinion. I know so many people that have criticized people whom have purchased homes during 2020-2022 as a poor decision. Yet, I have personally seen these "suckers" make between $75k to even over $1M in equity selling their homes... To each their own.
