This is not mid century modern. I love your videos and your laid-back approach to things but often here you call things mid century modern that are not. Mid century modern house has to be a modern home, built in the mid 20th century. This is just a modern home with some mid century modern aesthetics. Keep up the great work love the videos.

I love the fact that you actually walk through the house and show us the layout of it. I hate those videos where they just jump around and cut out bits cause it makes it all feel really confusing on where everything is. Also, mid-century modern is my jam. This house is incredibly gorgeous.

The glass tile adds a depth that porcelain tile cannot. It can make a small shower look larger as you are seeing through the glass to the back plate. Great vid as always. Love the place, but man, the upgrades, which are great, but expensive. I still think you can buy a resale, visit enough model homes and come up with a design motif you would like for the fraction of the cost. The blue is very daring, and fun, It has a sense of style and playfulness that let's say a Toll Bros model does not gave. This pardee is not stately as opposed to other developers' models, once again TB comes to mind.
The problem with these houses is that if I own one of these my relatives will make the most of it without cleaning their mess. They will urilize eveey corneer of the house, enjoy it nd leave the cleaning and maintenance for me specially in Vegas. They will have every reason to stay in my place for free whenever they visit Vegas. That is why I just want a nice simple small modern house
WELL done Chakits... Being a single man I would totally rock this place . Might turn the 1car into another suite though . I LOVE the 4' wide entry door . This would do well for 3 single people also . I was glad to see they used black iron pipe for gas lines to the furnace . Galvanized pipes will corrode and the galvanization will chip and cause trouble over time . I would want them to turn the built ins by the shower entry into a 2nd toilet . I MIGHT want a griddle on the cook top and an oven under . 2 DISHWASHERS I love it . Instead of the bench seat and built in Cabinets I would ad another Fridge/Freezer . my hats off to Chakits for getting us to the pool WELL DONE brah !
Gorgeous home! Pardee does a awesome job with the Modern Mid Century look. I would definitely keep the Media room in lieu of a bedroom. I surprised they didn't add more can lighting. The backyard and pool is very nice. Another Pardee home I love is the 4DR you did a home tour in Inspirada. I am so happy you did the home tour even with the power being out. The huge Master Bedroom with the sitting area and balcony was spectacular!! Really like all the detail and input you give. Thanks for all your hard work and dedication!!! 🌞♥️

Lmao. You ain't getting this for 649k let alone 499k. I will agree its not worth 1.3m. The high end upgrades are very nice. Probably worth over 800k but I don't live in the area. I just built a new house in the midwest. This house is very nice.
Quiet pricy, although, it has the right layout so far; would have wanted the master farther away and have its own washer and dryer so as to not have two entries into the master but it looks good it just needs the JR touch. I have a home spec for 1.4M now without a basement, 5 bedrooms, private master entry and west wing of the 1 story home with 4 car garage....I have sources to lower cost....to add a basement at 1500 sq ft cost goes too 1.6M.... the HVAC is then located within the basement and is constructed with rigid duct work through the interior walls, it has sound damping in all walls, and keep the system from being over worked due to the localization of the system. Air condensers are far away from the living space of the home and closer to the house none private 2 car garage on the east side of the home. Reason it cost so much for the basement addition is the 10Ft ceiling height, that HVAC system, heated concrete flooring, sound dampening, AV&I room, plumbing is local, the 3ft space between floors with re-enforced steel and concrete that has channels for the duct work, electrical, and plumbing all integrated into areas of Distribution and expulsion systems. There's also a wine room, movie Theater, 2 game room, two more bedrooms and bathrooms, and safe room. If I spend it on anything why not spend the cash, straight cash no loans, on what I need exactly. I could mod a home but zoning and such things in the space of limit....buying 1 - 3 acers of land then plopping what I want...self sustaining home with green house, water filtration and capture systems, solar panels with battery backup system to go or remain off grid, and leach tanks for sewage. The main home can be connected to local water/sewage and electrical systems through smart home tech but can sustain itself if those local services aren't available. Could cost from 1.6 - 2M depending on sourcing materials, contracts, permits, land cost, and other cost but I expect since this illness that prices may go down to this pricing range over time. Pricing out a home and finding a builder not immediately looking to charge you before the spec and design are in to price it out and I compare those pricings to what I figured so we could negotiate those cost is the hard part. Most builders have been trying to set a bar before any of that comes in. I just don't work with those types....they off the bat come off as not seeking business but just trying to sell. Build up a repour or have some curtesy to the potential client as to expecting them to know what they want exactly and they have their cost already handled....the clients sometime do all the work they just need the builder with that warranty and law protections to build the home if all of the items and materials have been purchased....and stored at a large warehouse.
