Hindi ko lang po siya masasagot kasi si approving bank niyo po yung nakakaalam nito. I would suggest contacting them and asking for a ballpark figure of loan charges na applicable sa case niyo (ex. refinancing charge, processing fees, repricing fees, etc.) before you start with another fixing period. Some lenders impose a "penalty fee" for paying off loans earlier than scheduled. So better check po with your bank. Also try to haggle for a much lower interest rate, and request a fixing period of 6yrs. Normally hanggang 5yrs lang po talaga yung maximum fixing period ng mga banks dito satin, but since you only have 6yrs left, baka mapagbigyan naman. Hope this helps

Maam, may tanong po ako. Nag p-process kami ng housing loan po tapos sabi ng developer samin about SPA, upon approval na po daw ang SPA. Pwede kaya yan maam? Ma aaprove kaya kami kahit wala pa SPA? OFW kasi husband ko. Di na prepare SPA sa bank kasi sa Pagibig sana kami kaso d pala kami maka loan ng whole amount. 60-70% lng.

Tama lang yung advise ni developer kasi baka mamaya mag process na si husband ng SPA for ganitong bank (for ex. BPI) tapos sa ibang bank pala siya naapprove (BDO). Uulit po kayo sa process kasi may sariling format ng SPA si BDO.
