    Hello po, tanong ko lang if upon releasing ng mga tranches payment meron talagang binabawas na interest?

    We’re on the same process ngayon sis “ question lang po about sa appraisal kung ilang percent na ang completion ng house may bayad po ba ang appraisal at saka that’s by scheduled by bank ba or puwede na namin sila tawagan for appraisal onced na estimated na namin 30% or 50% para e appraised na nila

      Depende sya sa terms ng bank. May banks na may # of free appraisals sila tas pwede silang pabalikin anytime for free as long as pasok pa sa # of appraisals na iyon. Then kapag sumobra naman, may additional fee.
      May banks naman na may fee sila per appraisal

    Hi po. Yung last tranche namin is already at 92.88% but we're 3 months delayed sa construction period. What are the consequences aside from the interest rates going up. May possibility ba na hindi nila i-release yung last tranche?

      Usually nagrerelease ung bank ng partial tranche if hindi completed nameet ung target completion. Regarding consequence, I think it's best to direct your concern sa bank. Pero usually, kagaya samin, nakalagay sa contract na may penalty ang contractor sa bawat araw na delayed sila. That way, possible mashoulder nun if may penalty sa bank, and bibilis din ung gawa nila

    Hi. Aprovd din ako ng construction loan. 5.2m. Ang question ko lng sa 1st tranch ilan % ang comp ng interes nila? Nakapag sign n kmi ng contract at nakapagbayad din ako ng bank fee. Sna marelis n ung 1st tranch.

    Paano po maam pag 20 years ang length ng nalon tas kunyare nanalo sa lotto so gsto kuna i full payment ang balance ko sa knila pwede po ba yun?

      Most banks allow it. Pero it's always safer to discuss this with your bank before you proceed with the loan

    Hello po. Ask ko lang if may nilabas kayo na cash for downpayment/equity nung nag loan kayo? Nagcheck kasi ako ng loan calculator ni BPI, may dp na lumalabas 😅

      hello sa BPI wala po kami dinown payment. But di kasi full ung pinapaloan ng bank, kaya po yung “DP” na nakalagay sa calculator meaning ito po yung babayaran nio sa developer or sa contractor niyo.

      Hello, yung max loanable ng bank is usually around 80% lang ng appraised value ng property. So ikaw na yung magshoshoulder ng remaining, e.g. 20%. If ever magrelease agad ung bank ng 1st tranche, pwede mong gamitin un as DP sa contractor mo, then sa dulo mo na bayaran sa kanila ung hindi covered ng bank. Otherwise, ikaw yung magshshoulder ng initial DP na 20% sa contractor. Hope that helps

    tanong ko lang po if meron ng enough money to pay the full loanable amount, pwede tapusin immediately ang loan?

      Yes. Usually meron lang minimum amount ung bank na allowed kang maglump sum. Example, at least 3 months worth dapat. Kapag ung amount is less than that, hindi inaallow ng ibang banks. Pero if meron kang pangfull payment, yes, pwede. Usually need mo lang contacin ung bank beforehand

    Maam ask ko lang yung length ng years sa pagbabayad ng loan ganun tlga sa lahat ng bangko 20-25yrs? Or may option ka na like 5,10 years?

      Hindi po namin nainquire sa bank yung particular case na ito. Pero 2 co-borrowers po would work if the salary of the first borrower is less than what's required for the loan. :)

      If we'll use the interest rates last November 2022, (which is 6.5% sa BPI), that would be P74.5K per month po for 20 years for a sample P10M cost po :) God bless

      During the time na nagloan kami, BPI yung pinakanagmatch sa aming needs. :) Pero interest rates change quickly po bank to bank. God bless your loan!
