If the buyer is using hard money do we still put a 0 for financing and put the full purchase price as cash in the first blank?

So just to be clear the money from The option period is given to the seller directly? Or is it given to the title company the same way the EMD is given? Also if the contract is terminated then the buyer will lose BOTH EMD and option period money, right?
Hi Lisa, option fee goes to seller and should be delivered to them or the listing agent to assure they get it and it is receipted in time. EM goes to title company. How EM is distributed is determined by the terms negotiated in the contract and time frames. Option period is a fee and if it is credited towards the sell is determined by the box checked. Always best to check with your office before contracting if have any questions.
This is awesome! One question for you. In Texas, is a real estate purchase transaction allowed with no agents involved? Where the seller and buyer do the paperwork themselves?

I have a buyer and writing an offer. The listing agent disclosed she is representing her brother. Do I add that on the line? Or is it only if I, as the buyers agent who is writing the contract need to disclose if I am representing a family member? Which in this case I’m not

what if your buying a pre-foreclosure under subject to, shouldn't there be a checkbox for subject to?

@@talkingagentsuccesswjoseph9901 HUD 1 settlement form / subject to. Buying a pre foreclosure with subject to and wholesaling it. Is the form provided by the title company or can it be found online like the one on this video.
@@367cuba1 Got it, that makes sense. Wholesaling is a different ball game, this was for traditional resale purchase example. We work them for our clients but that is something should have an attorney or title company help you with to get the appropriate wording you are looking for as that is a legal issue specific to different situations accordingly.
