  • In this video, I give an overview of how to fill out the Texas Residential Real Estate Exclusive Right to Sell (Form TXR-1101 / TAR-1101) otherwise known as the Listing Agreement. Afterwards, I briefly review what other listing documentation I have completed when I am taking on a new listing, as well as what disclosure documentation I need from the sellers.

    Thank u so much for this informative video, I am with Keller Williams they take 10% for coaching fee and these so-called coaches are always too busy to help a new agent out. Advice to new agents do not go with these big names!!!!!!

    This was really helpful as a new agent to just give me a little more confidence on my first deal. So I do have a question I was told by my broker that the 1-4 residential contract is what they use for the listing agreement. Is this corrected I’m really confused by this

      Glad to hear that! The listing agreement is the agreement between the seller & the listing brokerage / agent to represent the seller in listing the property. The 1-4 residential contract is the agreement to purchase the property between the buyer & the seller.

    Is a movie theater PROJECTOR alone considered a fixture?

      Anything permanently attached to the property, such as a projector mount would be a fixture.

      @Tyler Roicki - Real Estate Coach I'm referring to the projector ALONE not the mount to which it hooks up too. Is it looked at as a TV? Which hangs on a mount?

      I believe I was using a Zoom call to capture my web cam. If I were doing this again today, I'd probably look into using OBS.

    This might be a silly question. Do you send this document to the title company so they know how much the listing agent and buyer’s agent is getting paid? Let’s say listing agent is getting 2% and buyer’s agent is getting 3%, how does the title company know how much to pay each agent? TIA

      No, title companies don't need to see the listing agreement. They know how much to pay the buyers broker / agent based off the broker section of the contract. They'll know what the listing commission is and how to split it based on the Disbursement Authorization your broker will send them prior to closing.
