Hi there I have concrete floors that have been stained sealed and polished over and over again with Zep high traffic floor polish. I’m at my wits end because I’m finding the floors look horrid when I mop with water. It’s looks worst after ever application. I’m looking to start from scratch and needing advice please.
Hi, Rebecca. Sorry to hear about your trouble. If the floor is better off re-polished, then it would have to be diamond ground and then diamond polished. If the floor is expected to withstand liquid spills and oils, perhaps a high performance coating is the better choice. Coatings are more resilient to chemical attack and easier to keep clean. It would need to be diamond ground for preparation, but the coating would provide a lower maintenance surface.
It will be a very durable surface as long as it is regularly cleaned of abrasive materials. Sand and grit from exterior parking areas can be brought in by foot or wheeled traffic. If this is not removed, then the surface will wear and lose the shine. Regular maintenance is essential to the longevity of a polished floor.
It all depends on the concrete surface strength. This floor was so worn that an early densification helped the subsequent steps refine the surface more consistently.
Depending on the area, yes. It’s hard to say which rental brand will carry these machine types, but some of the national chains rent floor grinders and polishers.

Try a neutral ph floor cleaner, shouldn't leave as much or any streaks

Great video . Do you need to apply any coating ( like epoxy ) after polishing normally?
Thank you. A penetrating sealer can be applied to provide some stain protection, but the densified and polished surface is ready for traffic as is.
coating the cement will reduce the cements effectiveness of soaking up water.
Interesting that you density so early. Most guys around here density after 200 resin. Do you find it produces better results that early?
