I lived there in 77 there were only a few hotels then, all tourists were from Japan, for many it was first time to visit overseas. Some oldies didn't know how to use Western toilets so stood on rim squatted down Japanese style, did same thing with showers, Japanese bathe with soap outside bath, rinse off then get in tub, in Saipan they'd fill the ice bucket with hot water and wash outside of tub standing on tile floor adjacent to bath, then get in to take a bath or shower, water would leak from the tiled bathroom floor to the ceiling of rooms below, caused quite a ruckus, on days off I'd take a Cessna to Guam about 45 min flight in single engine prop plane over earth's deepest ocean was pretty hairy., have lots of fond memories from those years.

Eh... It is not just in United States but also in Asia. China actually ordered their banks to stop lending money to some of these real-estate developers to stop them from aggressively purchasing overseas asset. To be honest, China is still in the midst of "cleaning up" some of the companies. Bad debts, money laundering and so on. Honestly, I don't really like real-estate developers' aggressive bidding of land and then "try" to transfer the cost to the locals.

A lot of rich people in China want to get their money out of China and placed it somewhere safe like in America and Canada due to a lot of protection with laws in placed. When people buy a house they are actually renting that piece of land from the government for like 70 or so years, then they or their descendent will have to pay in full again for another house. Crazy. So, no wonder Chinese are investing in real estate abroad.

They basically made a Western Union for Chinese millionaires. Its on US territory so no one in the Chinese Govt can seize funds. Once they give the funds on the mainland in china to that family, they can have the money transferred to any country in US Currency. China has a limit of $50,000.00 for transferring out of the country per person. But for some reason all the millionaires together have transferred Billions.
