Part 11 of a video series about how to self-build a timber-framed garden room office (aka tiny house)/wood workshop in the UK.
This video covers the EPDM rubber roof and UPVC fascias.
The purpose of this video series is to provide all the information required for viewers to build their own garden room rather than just a montage of the building work. It took me months of research to learn everything in these videos so I hope to save people time and money.
The videos are a mix of theory and footage of the build including all the mistakes I made along the way. I am not a builder or tradesman, just a keen DIY-er with some basic tools. Everyone can do this!
In the longer term, I hope to turn this channel into a community for garden room self-builders and to eventually evolve into a woodworking projects channel - the real purpose of my garden room!

Good morning Ali, I’ve just applied rubber to my garden room and have these tips which made it really easy to do on my own. The first thing I did was roll the EPDM on a length of down pipe which simplified the process of applying the rubber to the glue, simply rolling. Secondly instead of repeatedly dipping my paint roller using a tray I found it much easier to pour a line of glue directly to the OSB and the simply spread with the roller to a width of about 800mm the stick and repeat. Adopting this method took just over an hour and a quarter to do a 5.5 x 4.5 Meter roof on my own.

Additionally, I don’t see the point of using contact adhesive since the edges are held down by trim. Since I wasn’t ready to put my trim on for a couple of days I just put off cuts lengths of OSB right up to the edge and weighed these down with bricks. Worked a treat.

Heheh you got me thinking about this. I think I learnt it was ROOVES at school but it seems to have changed to ROOFS over the years, though to pronounce it so would just be weird. I've seen ELFS creeping into people's lexicon too. 100% ELVES lol, Tolkein would turn in his grave!

Such a helpful video, thank you! I've just started a music studio project in my back garden, somewhat smaller than yours, 4m x 2.5m. I have always enjoyed DIY but felt a real novice approaching the project and, as someone else said before me, somewhat daunted by the whole thing. However, your video has been absolutely brilliant, particularly for me around the flat roof and the EPDM covering; I had been planning a pitched roof but you've convinced me to change my design! That was an excellent overview on EPDM. I've done several flat roofs using this system, including one pretty huge area which took 3 of us to lift the sheet up! It's a really good system though, and the first one I did about 15 years ago is still in great shape. EPDM ticks all the boxes as far as I'm concerned, easy, quick, and lasts.
I'll just mention a couple of things for anyone thinking of using EPDM. If you're doing this on a warmer summer day then it's possible to lay the sheet out and the sun relaxes any creases very quickly, so you don't have to leave it long before it can be glued down. It's also better to seal the folds (called pigs ears) together and then onto the sides using impact adhesive rather than staple them (I use some of the black sealant round them just to make sure), and when fixing the the kerb trims avoid the temptation to use lots of nails or they will ripple over time.
I've previously used another company for the various products but I'll give the firm you mentioned a go for an extension roof I'm doing in the next couple of weeks as they do some external reveal joints that look just the job, along with a big shed I have behind the garage . Hi Ali Paul again another great video the EPDM roof looks great and so does the fascia boards it might have been easier for you to fit your soffit boards first then your fascia boards but with not watching your next video yet you might have had reason for this like i said in one of my comments a few videos back i served my time as a joiner but my father is roofer and ran his own roofing and building company for years i used to work with him at weekends and summer holidays a lot when i was younger anyway in 2012 we partnered up and started our own roofing and building company in Edinburgh when it came to flat roofing my father had always used built up felt roofing using the torch on method etc until we started up together we started to get a lot of enquiries regarding GRP / EPDM etc so we went and done a course with HERTALAN there a supplier of EPDM roofing systems its a great product with a 50 yr product guarantee the flat roof of your built was great being able to lay one sheet but for people out there that are thinking of using EPDM but the roofs an odd shape or size and using one roll (sheet) is not an option HERTALAN do a line of EPDM called easyweld where you can buy rolls that are 1.4m x 20m that have a uv-resistant
weldable strip that can be sealed together with a hot air gun giving a perfectly watertight seal i thought i would mention it incase anyone was doing or planning a project you can check out there products at www.hertalan.co.uk
Great project and fantastically informative!!! Have to say, no offence intended but I’m just not convinced by the rubber roof. I just can’t imagine that it’s durable over 10 - 20 years. I myself am planning a build and was toying with a couple of different roofing methods. Initially I was going to do corrugated, insulated aluminium sheets or perhaps even a fibre glass roof. I decided instead to go with plastic tiles. They are solid and are rated for 40+ years. Also can be added to roofs with a pitch at minimum of 12.5 degrees.

I have been asked by my daughter and her boyfriend to build a summer room / office for them and your advice and videos has been informative and will be very beneficial as we (well, I, really....they will mostly be gophers and cuppa makers!) design, plan and build it.

Really good description.I couldn't make my mind up on the membrane,so went with the stronger roofing felt. Absolutely love it and now use as office and bedroom when needed.
That's great. I plan to use mine for both those functions as well.
I’ve done quite a few of these roofs and found sometimes the air bubbles will not go even when done and dusted. I found that if you use a heat gun on the bubbles they will go down. Not too much heat, just enough, a bit like a hot tap. But it needs to be done when laying, not when the adhesive has dried. I use ‘rubber for roofs’ as my go to company as it’s so easy. It gets delivered to your door. Rubber flat roofs are definitely the easiest of all the systems and anyone who’s a little bit practical will do this with ease. Cheers

Looking so much like what I’m planning. I’ve watched so many videos online but sometimes difficult to source products in UK (cement board etc) and they don’t always explain everything in the detail you do.

yeh cement board is not well explained. They're most garden room companies and when you ask a question, they don't want to give away the info! Glad the videos are helpful.
Ali Dymock it’s widely available in the US, Ireland and parts of Europe but limited to commercial projects in uk. Really cost prohibitive for small projects like this.
Like some kind of Netflix series, I have just binge watched the entire lot. Great work. I'm about to start my building which at 3x3.5M should be within my grasp!

Yeh it's a good product, very DIY friendly. Fibreglass looks pretty doable as well.
Your video's are amazing. Watching them all multiple times because we are gonna build our own new roof on our garden office. Fantastic mate! The only annoying thing is that we live in the Netherlands where it is quite hard to find parts as people tend to outsource these type of projects. But I managed to find everything so far! Looking forward to the next video!

Definitely allowed. You can get taps now that act like electric showers so no need for a big box under or above your sink.

Pro tip: use a leaf blower to clean the substrate will clean better than a broom
I just had a similar roof put on my home (1950s, flat roof) and note that in a couple of places the rain is coming off the drip edge then going towards the house (wind?) is there something you did to help prevent rain going from the house? The overhang is 1-2 feet at different areas of the house. Thank you!!

Question: did you fill in the expansion gaps in the OSB at all? e.g with silicone or something? , if not will the EDPM "sag" down the gap a bit? or does it span the gap OK? Hi Ali, great series and brilliant work -- watched 7 parts in 1 sitting; Have a garden project for a 5x4 den, however the the "shed/cabin" is in kit form but am adding my own twists like the EPDM, Insulation, extending the existing concrete base (knocked down old "workshop") so have to continue with the base as is and adding decking -- all on a 2 way sloping garden!!. it's going to be fun LOL; Your tips and tricks are very useful and i wish i had come across your site earlier as I have already set the wheels in motion and ordered a lot of stuff from Builders depot -- may have designed it differently. I will be referring back to the videos o "pick your brains", keep up the good work -- whats your next project?
Sounds like a plan Pradeep! I think it's a good middle ground. Buy something simple like a well made large shed then add in all the extras. I really rate Builder Depot! So next project is the new house, I have a couple of videos up of that. i've just finished a side gate, so video on that in due course and then I'm just figuring out how to go about it and seeing if I can find a supplier! Feel free to pick my brains at any point. I'm planning to do garden room videos to the death until all questions are answered lol

I find the best way to remove sawdust/dust is to use a garden blower. It’s very effective and it removes every trace. It’s also very fast.

Hi Ali, best start-to-end series I've seen with loads of valuable advice, priceless!! Will start my garden office in April but will be half your size. I've seen some roof designs cladded sides (no fascia) and a front fascia but with no roof trim visible. How does the EPDM fix to the edges?
Could you have used tongue and groove flooring for the top deck?
Tip: when rolling epdm up for glueing - fold over sides first then roll up. Around 4.2m then can be rolled up easy 😊 #ModularRoofer

Ali Dymock depending where you are in the world, these are called many things. But here in the uk they are called “Modular buildings or Portakabins if on there own”
Most are bespoke to meet clients design and finish.
Search Modular buildings or a Portakabin company on google.
I seee. Yes, must be pretty rapid to put a building together (and apart again)!
Ali Dymock everything is like blocks. You put the blocks (modulates) together. Bolt them together. Then they stay... once lease is up. They can be removed to another location and refurbished like new’ish.
New buildings like hospitals and schools are bought to stay. So external details are like traditional build houses so they blend in.
When you glued the epdm down you said you trimmed off the excess leaving 50mm on three sides but what about the gutter side i cant tell what you did by watching the video
So I added a batten to the side of the back, level with the top of the roof, then the first gutter trim piece, draped the EPDM over that and then the second gutter trim piece sandwiches the EPDM and has a seal so water runs over the top of it all. Then a gutter is attached to the fascia under the batten and gutter trims to catch the water.

1/ because you went for planning permission do you have to conform to building regs too?
2/ with permission being not 2.5 from a boundary could I start my room at 2.55 and slope to 2.45 as long as 2.5 height was not 2.5 from boundary?
3/ at the start you talked about costs. How have your costs compared?
4/ will you cover electrics and plumbing?
Hey. That's cool, I'm getting through it as quickly as I can, other life commitments, namely my job, do get in the way though!
1. No, the two are separate from each other other
2. I'm a bit confused but basically if it's within 2m of a boundary no part of the garden room can be above 2.5m height. If you get planning then those permitted development rules go out the window and you can ask for what you like (within reason)
3. I do mention costs and show material costs throughout the videos but will do an overall budget at the end of the series. I think up to Part 11 I spent around £7kish. I think it will come in around £13k but every garden room is different size, height, materials etc etc so it can be done much cheaper.
4. I will but won't be doing them myself but will explain everything to the best of my ability.
