It's gotten nicer than when I used to live there but it's still not a real downtown. It suits it to call it Town Center. I'm just sad that the oceanfront no cursing signs were removed. That was such a classic for photos!
I personally love what they have done to the area. Virginia Beach is not an urban city so of course you cannot compare it to NYC, DC or Philadelphia. I wish they would build more condos in the town center other than the Westin and Studio 56 which are small loft apartments.
I live in the Aragona area. Lots of houses around here for sale right now. Not too bad an area, but nothing fancy. 5-10 minute drive to Town Center, depending on the traffic and whether or not you know the shortcuts.

I always found the town center to look so tacky. Like you have one Skyscraper which is like a an expensive apartment building then everything else is lower high rise buildings. It’s like a knock off manhattan and Atlanta.
Virginia Beach is a fairly new city with most of the développement being after the 50’s. Norfolk/Portsmouth or Newport News/Hampton have much more historic homes and buildings than VA Beach.
No cost to park in the parking garages in Town Center. There are 5 parking garages total and you only have to worry about parking in restricted spots or spots with a time limit. It is cool because almost each block of town center has a parking garage in the middle of it.
Downtown is so laughable because where is downtown??? To me it’s just a small itty bitty portion of Crystal city in Arlington and the rest is just suburban style shopping centers lol.
