    I've gone to Williamsburg almost every year of my 50 years on this planet. It is beautiful, but the 70s and 80s were the absolute best for Williamsburg. The surrounding areas still had a lot of original 40s and 50s motels and restaurants. The shopping was so good that people were bussed in just for that. Major league golf was at Kings Mill too. Colonial Williamsburg filed bankruptcy a few years before ago, Busch Gardens was sold, the vintage architecture on the outskirts of town was torn down for strip malls, the pro golf left, and now the history of the place itself is under attack. But with all of that, Duke of Gloucester Street is still my favorite place on the planet.

    I know this is two years old but thank you for the overview of Williamsburg. You're viewers should also know that there is a direct Amtrak stop in Williamsburg. You will have a short 2 1/2 hour ride to Washington, DC or to NYC. I currently live in Suffolk, Va and this NYC/DC transplant is bored out of her freaking mind. But Williamsburg has so much to do. Most important to me the low crime and how they choose to keep that city beautiful and green.

    I've lived in Williamsburg for the past 12 years. Grew up in Fredericksburg. This area is changing into a commuter town, cost of living going up. No industry here. Just like any other place, we have gangs, drugs and crime. Top heavy with retirees who came here for the "ambiance". Can be fun for families with kids if you get Busch Gardens season pass.

    Good video, but an hour and a half to Richmond is way overestimated. I can get from the easternmost part of Williamsburg to the far west end of Richmond in an hour. Saying an hour and a half commute to Richmond for work can be a deterrent, when you get easily get to most parts of the Richmond metro or downtown in 45-60 minutes.

    • @samsansalone
      @samsansalone  4 ปีที่แล้ว +4

      You are right about the inaccuracies of driving time. Additionally, depending on the time of the year and the time of day, getting to the southside from Williamsburg through the Hampton Roads bridge tunnel or the Monitor Merrimac can be more than 1 hour to 1 1/2 hours and much more frustrating than the drive to Richmond. Not to get weird about this but that is why an agent from the southside should really not be the one to do this type of video, Not a put down...he is just not as informed as some one from the upper part of York county or James City County.

    We are looking to purchase a home with a little land (1.5 or more acres) in Virginia, but want to live near(ish) to Williamsburg. Our goal is to be able to use the land for homesteading on a small scale for our family, therefore the ideal area would be an unincorporated or unrestricted area or zone.

    Great videos series. Going to end up watching them all at this rate. Any on the pros and cons in buying waterfront (pond, lake, river, ocean etc.) property?

    • @samsansalone
      @samsansalone  4 ปีที่แล้ว +1

      Thanks, Martin! And great question! There are some pros/cons. Possibly too many for a response here, but buying oceanfront has its own set of benefits and drawbacks. Notably the price is so much higher compared to any other waterfront area, all other things being equal. But property that has deep water access (possibly a boat dock already installed) is my favorite because it often provides you the access to the same or similar bodies of water without spending as much money for it. This area is loaded with inlets, river fingers, creeks, etc, that there are houses that appear to be far away from large bodies of water that are actually on the same body but at a more narrow finger of that body, if that makes sense. There are some spots that also have higher risk of flooding concerns being on water (any type), though while that's a typical assumption many places on water aren't necessary as prone to flooding. In many areas (for instance, Little Neck/Great Neck) often have places on the water but the houses are set away far enough or high enough from sea level that you don't typically run into many flooding issues. On the flip side, if you like having water in your backyard but don't want to spend as much, finding a smaller lake/pond that isn't connected to a larger body of water is a nice option. A great couple of examples are Lake Christopher and Lake James, both in Virginia Beach. There are a lot more things I could cover but hope this is a good start!

    Another con is the HOA in some subdivisions

    • @bethh.9647
      @bethh.9647 2 ปีที่แล้ว +1

      Amen! They make it oh so easy buying into their HOA / thick Covenants communities however BEWARE when you try to leave. As soon as it is known you want to put your house on the market, you get a visit from someone from the Architecture Committee and from HOA. They look all around the exterior of your property plus the drainage on your property and any trees, grilles in all windows, fencing around HVAC and trash cans, paint on deck, lattice on bottom of deck, on and on and on. It can cost you $thousands to get out and that does not even include any repairs needed as a result of a potential buyer's inspection report. So please, please do your homework and do not buy in any of the communities with HOAs and big book of Covenants. You have no rights in these developments and you will feel stuck. The boards and HOA treat these developments like towns within a town. You will never be rid of the HOA in your business and, on some streets, your neighbors in your business.

How much of a risk is the failure of the resort and the impact on properties.we understand that the management company has a majority representation on the board. Since you did not mention Hurricanes or Air base noise I am assuming that is not an issue. Is it overcast there a lot? Heard that from someone that it can be kind of dreary. Maybe this is wrong.

    • @samsansalone
      @samsansalone  2 ปีที่แล้ว

      I would say that's sort of the case. Not dreary all the time, but definitely can be cloudy. That's not necessarily a Williamsburg thing, though - but moreso common for the area as a whole. Hurricanes not as bit of a deal either, because they usually come off the coast and make landfall further south, in NC or SC, not in VA or Williamsburg. By the time they get to Williamsburg they're a lot weaker and it's more of a rain event. Jet zone noise also not really a thing in relation to what people experience near Langley AFB in Hampton or Ocean NAS in Virginia Beach.

    Little/no nightlife is a pro, not a con. Hear me out.
    Williamsburg exists best as a quiet small town. The other points you mentioned about the city having a high quality of life and low crime depends on the fact that you don't have late evening revelers or the night club crowd causing trouble.
    Honestly the news of Williamsburg getting a bowling alley where the Yankee Candle used to be in order to "give us a nightlife" makes my blood boil.
    If you want a "nightlife" go carous around Richmond or Newport News. Just stay the heck out of my city. Thanks.

      Born in Newport News and lived in Williamsburg for years. The ethnic make up of the historic triangle area is pretty balanced.
