    Stay out of College Park and Green Run areas. Lived in both growing up

      The area on Shore Drive between Diamond Springs and the Food Lion by Independence isn't great either

    Wow Sam, almost had to watch this again as I was sure you would have pegged my hood’ number one or even my rental hood as number two. Maybe there’s hope after all. Sam, now part two of my previous video 😂😂😂

    I saw a lady on the news a few years ago crying, literally, because she spent all that money in Castleton, only to find out how loud those F/A 18 Navy jets really are. I lived in Oceana when the F14 was the main jet but when the F/A 18 came out it was a lot louder

    pungo is very rural but if we have major storms you are isolated.

      That's a huge pro for me. Pungo and the rural areas of Chesapeake down by the NC border are my favorite places in the entire area

    Interesting to hear you say the most aggressive market you've ever seen, makes it kind of scary to hand over that much money

      It does feel daunting sometimes. I try to encourage people that sometimes it isn't worth it, sometimes it really is - just depends on the person, in my opinion.

    We live in coastal NJ right now. We’re looking to move to VB summer 2025 when my step son graduates from HS. My brother is currently living in Chesapeake. Would like to find a fixer upper (but more cosmetic than major work of possible. Need a 3 bedroom w/ garage in safe area. Can go up to 300k but would luv to keep around 250k. Need a ranch style. Were flexible VB or Chesapeake. Not beach people so water proximity not important.

    What do you think of Kempsville?

    • @samsansalone
      @samsansalone  2 ปีที่แล้ว +2

      I am a HUGE fan! That's all contextual - part of the reason, in my opinion, as to why some of Kempsville is a little bit cheaper than other surrounding neighborhoods is a little bit due to the rankings of the school districts. They're not super low, but enough to where you'll see a decent amount of other VB schools higher, so that could lead to a little bit of a lower price. But for everything you get in Kempsville, the proximity to so much, the houses, the convenience, I think it's very hard to beat for the price.

    What do you think about Aragona Village? See a few attractive 4BR rehabs popping up.

    • @samsansalone
      @samsansalone  3 ปีที่แล้ว +1

      Great question - This is somewhat contextual. Aragona has a bit of a negative reputation and because of that you can sometimes take advantage and find good value in the area. That being said, it really depends on where in Aragona, in my opinion. A fully renovated 4 BR in the price range will have its drawbacks, which is why it's in the price range it is - so it really does depend to me on where the house is and how well the remodel was done, if that makes sense.

      Aragona was a craphole when I was living in Virginia Beach in the early ‘80s/still is, quite similar to the Plaza area, which is largely old ass crap build on slabs.

    Wow. We relocated to Va Beach in March 2021 from Europe, but we had a lot of trouble trying to find a place to live from afar, and ended up renting a place, just so that we would not be homeless (further complicated by covid quarantine upon arrival). We live near the Courthouse, and yeah the houses are really nice. Also.... as far as "Jet Noise," I do not think that as a bad thing, not at all. We are a Navy family, and those Tomcats are the Sound of Freedom. It is when that jet noise stops, we as a Nation may no longer be "free," Go Navy.

      @samsansalone  3 ปีที่แล้ว +1

      Hey Mark! That makes total sense - it's hard to make the transition from another state much less another continent! Where in Europe? Glad you're ok with the jet noise. I've learned to appreciate it but don't enjoy the random interruptions, but I think that could be a "me" thing haha.

      @@samsansalone We were in Belgium for 3 yrs. A great place for sightseeing... 3 hours to Paris, 3 hours to Amsterdam, 3 hours to Germany. Which gave us a lot of perspective because a few Saturdays ago, it took us 7 hours to drive from Fredericksburg to Virginia Beach in traffic jams and trying to get thru that blasted tunnel from Portsmouth to Norfolk.

    Way too expensive to live there & not worth it. Lack of good paying jobs & low paying professional jobs. Shootings near the boardwalk & loud too. Bumper to bumper traffic which reminds me of LA. I've decided to move to another ocean state which is nicer, cheaper & has better paying jobs.

      Yep, all the military there drive up the housing prices. Without military that town would dry up into a ghetto like the ones that it hides just under the surface.
