Totally subjective based on when I’m getting bookings 😅 it’s hard to get cause and effect. I saw someone do an A/B thumbnail test by running Facebook ads with each picture and then comparing clickthrough- that would be a more definitive measurement!

Are there screening questions that you use that you find to be helpful? What might be an example of a reason you would decline? Thanks for your help!
Thanks Jessica! I have instant book turned on, so as long as someone has positive reviews and their ID verified, it automatically is approved. If someone that fit these criteria sends me a question or inquiry, I would preapprove them also. I only have hesitation if there are multiple bad reviews, or they seem to have plans for a party (eg recently declined someone who wanted to “host a small wedding weekend”.. they couldn’t tell me exactly how many people..). Basically anyone who intends to break major house rules, or reviews. One final note to be consistent and decide what you’ll decline ahead of time - just like any rental, you’ll want to avoid discriminating practices. :-) hope this helps!

You’re right, every listing and city will do a bit differently. But I’ve had solid outcomes with usually 0.6-0.7% conversion. When I go past 1% sometimes it’s underpriced. It’ll take some time to figure out what number is the sweet spot for you. And I’m sure it’ll change over time for me as well!
From my experience, the referral link doesn't work. Was on calls with Airbnb for weeks with my friend and they found ways to "close the case" and stop talking to us every time. Looks like its not just me either. 2nd referral also didn't work. Got Airbnb 2 host referrals with zero payout after reading fine print and verifying I followed everything.
Oh no! That is terrible, and their customer service is really hit or miss.. I have personally had better luck than that (thanks to everyone!), but it does seem the new host would have to complete a booking over a certain $ amount for the referral $ to pay out.
if you set a very low price like 5$ and get 5 friends to rent for 1 day each, in order to make some first reviews to jumpstart you a bit... is that ok?

Curious if you see value in me deleting my listing and making a new listing? I have 80+ reviews at 4.98 average. Wondering if a new listing SEO boost would help regain momentum of my property on Airbnb, thanks!

This sounds gray area per their terms of service. The reviews need to be “real” (check on their exact phrasing)
