Kalispell Montana Affordable Homes 2021 - Montana Living Homes & Condos Under 400K

  • The housing market changed so much in 2020 and Flathead County Montana was no exception. As a whole, Flathead County saw an 11.8% increase in home values throughout 2020 and a 31% increase in real estate sales over the previous year (2019). This is great news for homeowners within the county, but what about those first time home buyers trying to make a start or buyers relocating from other counties and states? What options do they have?
    I commiserate with the predicament. Please reach out to me if you have any questions or would like help finding or selling a home in the area. I would be honored to work with you.
    For this article I pulled recent listings and sales from September of 2020 through January of 2021 to feature some of the neighborhoods and areas where Flathead County homes can still be found for under $400,000.

    I've been looking to move to the flathead valley for two years now and prices are super high in that area. Those houses look like the ghetto where I live. That's craziness! Can't believe people are actually buying these houses for that price range. I will keep an eye out and wait until this bubble bursts and all the Californians leave.

      Where do you live currently Justin? Yeah, prices increased around 10-12% last year and Zillow predicts they will do the same again this year around here. If only you came 2 years ago when you started looking ;p

    This was a great video. I really enjoyed seeing the properties, it gives you a better idea of what you’re getting for the asking price. Photos on the listing sites sometimes don’t do the properties justice, you can’t get a feel for them. Also, seeing the neighbourhoods where the listing are are a bonus as well. It gives you an idea of what it’s like there.
    Keep up the great work, you’re doing a brilliant job bringing the flathead valley to people who can’t get there.

    Thank you so much for doing these videos. They really give you a finger-on-the-pulse of the area and neighborhoods, what you're buying into/knitting yourself into.
    I'd also be interested in seeing what buildable property goes for in the area, and even some of the practicum of the area (i.e. what a "severe" winter storm looks like, how much snow I'll be shoveling/snow blowing, what kind of pests to expect (Austalian-sized black widows, snakes, scorpions, etc).
    Again, thank you for all you do, I've really learned alot already!

      Sadly, I'm from NYC, so my experience is limited to this area and before I make my eventual move I'd like to make sure i know what I'm getting myself into. And to try to expect the unexpected.
      I love the snow and Christmas season, but if i end up having my front door covered from an overnight 6ft storm every week i imagine that will eventually get old to dig out of as my back ages! ;)
      Also, the pests and such are a concern for me as my dog may encounter them more often than me, but I imagine others with children would have this concern as well. Here in the Northeast, pests are small house spiders and centipedes (not a fan of either, though) and maybe the OCCASIONAL garden snake ... nothing venomous, and while I wouldn't appreciate any of them in my house, they're not overly dangerous either.
      Another question I have is basements. How common are they in MT? They are very common here in the NE and are additonal (untaxed) living space, so I've always loved having a basement. Great for storage and playtime for kids ("finished" basements, especially).
      I know in the South basements are not so common due to flooding (in the wet areas) and cracking (from extreme desert heat -- I've heard some even "water" their foundations in the AM to keep them from cracking).
      Personally I'm looking to make the move to a quiet 1500sqft cabin in MT with no school taxes and a very minimal cost of living ... but i will probably need to save for another 10years before i can entertain the thought of early retirement!
      For now, keep living the dream for the rest of us, and know that when this NY'er moves to MT, he'll be bringing his love for God, Freedom, and the Constitution with him ... NY can keep ruining itself for all I care, and it's terrible values should stay right where they already are!

    I really like your TH-cam videos of the Flathead and this one caught my eye.
    You missed an affordable neighborhood where I used to own a home but sold in 2014.(Dang it all!) It's located across the bypass in Northridge. It's off of Parkridge Dr. and it's near a very upscale development but the homes are probably at or below 300k. Maybe you'd want to show that area sometime. Much nicer than some of those other dumps you showed despite their nice interiors .
    And, if you didn't know, Kalispell Ford put in special lights to assure the night sky wasn't infringed upon. You've lived here long enough to know that this was quit an issue when it was announced that they were moving out there. They shine down toward the cars and don't allow light upward.

      Hey Steve, thanks so much for taking time to watch and comment. Yes, I know that area well. By the kids sport complex? Westcraft is actually building there now. A nice mix of older homes by the middle school and some newer builds coming in. But, unfortunately with the crazy price increases the past couple years even the townhomes there are well over 400K now. Where did you move to when you sold?

      @@RadiantRealtyNo, not the Westcraft development. It's better known as Empire Loop 2. It was built out in 2006, 7. I bought a place on Getty for 175 and sold it in '14. I'm not sure but I think those are selling for under 300k now. Mine last sold for 279 or there abouts. Nice young family first buyer properties.
      Ugh! Long sad story. But I have a cute mobile in the best park in Kalispell south of town. Frankly, so happy to be out of that northern craziness and congestion! Just wish we could get another grocery store down here to compete with the current one!

    Big fan of your videos! I plan on visiting (and hopefully one day moving) to the Kalispell/Flathead area once I'm out of college. As a 19 year old Exercise Science major from Michigan, are the job opportunites for recreational activities in high demand in your area? Money and job opportunites is currently my largest concern...
    That being said, are there any other counties/towns in Northwest Montana (near Kalispell preferably) that would be a good place to look considering these factors?

I see some openings for local jobs in that field online but would recommend searching those jobs in the entire state of Montana to get a feel for which cities might have the best opportunities for you. Helena and Missoula might be a bit more affordable for you if you don't need to be super close to a ski resort.

      @@LoganTheViking oh nice, I know right where Grand Valley is. Yeah, I'm sorry I can't be of more help. I know we have a lot of physical and occupational therapy in the area along with fitness needs at local gyms and the hospital. I just don't know how the demand compares to other cities and I imagine the pay will be less. So, that's what I would suggest you look at when researching. You can also do a cost of living comparison with where you are now to get a better idea.

    We sold my mom’s house on third Ave West in Kalispell for $112;000 a few years ago. The house is now worth about $275,000. Kalispell prices are getting to be like Bozeman. 😢

    The Woodlawn are for retirement. They've sent information to us. So if ya have children you might want to contact the contractor for price. South end has the sewage plant. Tell them about the area your trying to sell.

      Are you referring to The Woodlands Cecelia? That's the only 55+ community that I'm aware of locally, but it's a really nice project. That is in Kalispell. Trailview is the project with the wastewater treatment plan to the South (which I mention in the video) but also a nice option if you are on a limited income. The homes there are adorable and it's within walking distance to downtown Whitefish.

      @@RadiantRealty I'm well aware of what's in the flathead Valley. I was born and raised here. My Great Grandfather and Grandmother homesteaders here before the Conrad's. I would just like to see some reality give a real review about kalispell. We have homeless, High rent and roads are crowded. I went to Central school. We own our home but continually get realtors wanting us to sell so they can resale at a higher price. We just had people from California move in next door. Real nice people but they way over paid for that house. To many realtors and to much greed.

      And what realty talks about the homeless? The crowded roads and high rents? They're trying to sell homes! There is another firm with a TH-cam channel who does talk about the Flathead a little more in depth if that's what you're looking for!
      And it's cool that your greats were here before Conrad and his Bison, but it really isn't relevant!
      Kalispell is what it is. The hub of the Flathead. It isn't that sleepy big town it was 30 years ago when I moved here or 40, 50, 60 or 70 years ago! We've been discovered! Be happy you own your place!

    I’m more interested in living on land near Kalispell. Are there any properties 400k or lower? How much would it cost to build a new 2000sqft home? And how much is land per acre? Thank you!

    while i live in a Chicago suburb, it seems like $300k doesn't go very far in Montana considering the median household income is much lower than the Midwest. How do people who live there afford these small homes?are the prices due to very low inventory?

      Yes Mark, you are correct. Not all of Montana is this pricey but Bozeman is even more expensive and then most of your big cities especially if near a ski resort have become quite pricey. Not compared to other ski towns but for Montana and the wages here. Were you hoping to move from Chicago or just curious?

      @@RadiantRealty just dipping my toes in the water really. I work for a very large company and often have opportunities to transfer to different locations. Billings is the most common place in Montana that my company has openings in that I could transfer if I so choose.

    Not only are the homes high price but they are built cheap. All the homes I see have plastic siding and small square footage.

    I’ve lived in LA my entire life but now that my job is permanently work from home, I have been watching your videos and thinking about moving out there. I am hoping to find a rental to test it for a year then buy a house. April is the move date.

      Ignore the anti-California comments! They've been whining for 30 years since I moved here from the bay area.
      Most West valley homes are all developer built homes that are ok but if you have 400+ go north to a few of the newer and better built homes with great views but you have to like snow and cold. It sure isn't LA! Good luck!
