      Hi Elisa! First of all, I absolutely love your videos and am currently reading your book. Your selflessness and enthusiasm in sharing your valuable knowledge is admirable! I have a question regarding chapter 3 of the book, on the first page it says "I usually shoot for a profit of 10 or 15 percent"; is that 10 - 15% from the ARV or from total costs? I was also wondering if that profit is after taxes. My country taxes rather heavily, 49.5% on any profits made! Regardless, thank you so much for your wonderful content, it is inspiring!

    The more I watch your videos, and you are the best flipping channel out there, the more I agree that these entry level homes are the most profitable. This one really was hideous when you purchased it (spray painted street numbers were my favorite low point) and VERY stunning when you finished. Amazing. I totally agree that you needed to cover up the dated wood floors, and luxury vinyl-type floors are what young buyers want. I also wanted to say that I love your Tom Tran videos. He is so nice and talented and so willing to share information, both positive and negative regarding his flips. Hope you continue to team up with Tom in the future. Thanks Elisa.

    It's really awesome how everything look new and clean again, ready for the new occupants. I have no complaint about this flip. Everything is great. The kitchen now has two entryways and that's very logical too. Love it ❤

    From Toronto Canada, I absolutely love what you did in this new flip! I watch TH-cam just to see if there’s a new transformation. You do amazing work and I really love what you did to this new home. I love the kitchen with the dark cabinets on the bottom and the white on the top with the backsplash, it’s really beautiful.

    Making the pantry part of the shower was such a game changer. You have a good eye for spotting things like that.
    Not totally opening up the kitchen was spot on... the room would have looked d like a corridor

    It transformed from an ugly duckling to a gorgeous swan. Much needed enhancements inside and out. Now the home has great curb appeal with gray colors, new garage door, railing, plus lawn, flowers and mulch. Can hardly recognize the home now!

      She uses a staging company to furnish the homes until it is sold. All the furniture goes back to the staging service. 😊

    Does this house have a basement? Could you show all the renovation work for staircases leading to the basement, the basement work, etc?

    Hi Elisa, Could we see the entire remodeling process from original to new? This will definitely make the videos longer, but you can add sections in your video so that viewers who are not interested in the process could skip that section of the video if they are not interested. Thanks.

    Dear Elisa, You're a wonderful house-flipper and I am learning a LOT from you. But, you are NOT a xeric gardener! There are numerous plants (not all of them cactus!) that thrive on 8" to 10" of water per year; i.e., the exact conditions in the Bay Area in California in drought years. These include iceplants with a variety of beautiful leaf forms and flower colours, California poppies, flowering mustard, agastache, ground-cover roses, agaves, a wide variety of of decorative grasses, artimesia, thrift, Mexican sunflowers (which are towering fast-growing plants, they fill in a background in less than a month), Mediterranean herbs including glorious carpets of colourful ground cover thymes, Russian sage, among others. For less than $40 in seeds, and three or four waterings with a sprinkler to get the plants established, you could get a colourful low-maintenance garden established with no need for an irrigation system. Sigh. It will be a while before the xeric gardening style of the Southwest penetrates to the West Coast. But I insist on spreading the word, anyway! Thanks for your excellent content.

    You’re correct, this is now a charming, bright, perfect starter home or empty nest home. I’ll never understand how people let houses become so dilapidated. As always, beautiful job. It no longer resembles a seafood or steak restaurant 😂

    Question: Would it be counterproductive to keep the natural brick (unpainted) as is and maybe have a rendering of what it would look like greyed out? That would allow buyers who like the brick to keep it in its original form or if they like the rendering you can do that as part of the sale?

    If you bought home for $800k, added $100k and sold for $1.15 million, then isn't your profit $250k?? What am I missing here? Some crazy California tax/fee thing that took a $100k bite out of your deal?

      Real estate commissions for one thing. Escrow fees and other closing costs can be quite a lot on a deal that is over a million. I think she also calculates her holding costs as she is borrowing the money for the flips and in an earlier video she said that holding cost typically runs $10,000 per month.
