The problem with painting brick is that it must be painted from then on, it can not be restored. Reason being that brick is not completely solid all the way through. Removing the paint will remove some of the outer surface of the brick, exposing softer brick to the elements.

The HVAC duck work in the garage. In your area, does it need to be enclosed in, with framing and drywall? To prevent any gases from the cars getting into any of the possible leaks in the duck work. Or just resealing the seams is required?
What's with the microwave over the stove? I bought a new construction house and it has the microwave over the stove. I just don't get it though. It gets dirty underneath and it's hard for kids to reach and use. Is under the counter like the dish washer an option or a "thing"?
Microwaves over the stove have the ventilation fans to turn on while cooking on the stove. I am assuming it is a “2 for 1” thing regarding space saving when you have the type of stove that can use the little microwave ventilation.

Is the wall separating the kitchen a load bearing wall? If not, I think taking it down and turning it into an open concept kichen & living room would look more nice and comfortable.

OMG! the house entrance is just like my son's house, once you walk through the door there are stairs that go up and stairs that go down, they have a split house with a family room, three bedrooms, and a bath downstairs leading to the back yard and garage. Upstairs there are two additional living areas, the dining room, the kitchen with a breakfast nook, the master bedroom, and one and a half bath. oops, and the laundry room is downstairs as well.
I loved the painted bricks, I thought you had put siding on it! Not sure about split level living though, seems odd to me that you have your living area downstairs and cooking and sleeping upstairs. But hey what do I know!

My wife is a realtor and as soon as she hears “split level” she immediately knows that 95% of clients will say no thanks.
