The problem with painting brick is that it must be painted from then on, it can not be restored. Reason being that brick is not completely solid all the way through. Removing the paint will remove some of the outer surface of the brick, exposing softer brick to the elements.
I think the painted brick with the black garage door brings a whole new life to the house! It looks so much more modern now. I liked that you painted the fireplace to match too. Love the consistency 🤩

That is not a must condition, but a most of the time thing. If its painted, I won't be hating on it, but I would wonder what it looked like before a lot. I like this grey paint in this house, but if I have to say, the black doors are too bold for me though.

As seniors we don't like stairs. And especially stairs without hand railings like from the lower level. I hope in those 5 days to closing you did add railing.
The HVAC duck work in the garage. In your area, does it need to be enclosed in, with framing and drywall? To prevent any gases from the cars getting into any of the possible leaks in the duck work. Or just resealing the seams is required?

What's with the microwave over the stove? I bought a new construction house and it has the microwave over the stove. I just don't get it though. It gets dirty underneath and it's hard for kids to reach and use. Is under the counter like the dish washer an option or a "thing"?
Microwaves over the stove have the ventilation fans to turn on while cooking on the stove. I am assuming it is a “2 for 1” thing regarding space saving when you have the type of stove that can use the little microwave ventilation.

OMG! the house entrance is just like my son's house, once you walk through the door there are stairs that go up and stairs that go down, they have a split house with a family room, three bedrooms, and a bath downstairs leading to the back yard and garage. Upstairs there are two additional living areas, the dining room, the kitchen with a breakfast nook, the master bedroom, and one and a half bath. oops, and the laundry room is downstairs as well.
Love it Jon! looks amazing! I hope when you do these sales you don't just go for the highest bidder. Here's an idea maybe have a moderate income "not rich" person/family purchase one your properties and maybe interview them get their perspective on the market and film it for your channel.

Is the wall separating the kitchen a load bearing wall? If not, I think taking it down and turning it into an open concept kichen & living room would look more nice and comfortable.

But the question is this: if you had 20 rentals and the market for your area was 750/ month per rental. Would you rather collect the $750 and operate in the same laws, rules and regulations that we have today. Or collect $600 to $650 with more laws protecting your property, landlord rights and laws not favoring/ protecting scammers, shady individuals, etc.

I like everything you did with the house, EXCEPT the wood railings on the front of the house. You should have added a white vinyl wrap on the posts, and the walkway up to the house added a nice gray composite. I feel like you cheapened out on the front of the house, and an additional $2000, would have brought up the price another $10,000 or more. Otherwise, I rate this flip a 9. Nice work.
