  • As this new legislation won't effect most of us, I give a brief overview of the Thailand property and land tax in 2020. Tell our land story and discuss my options. Thailand news update and phrase of the day as always. Hope all doing good !!

    Thanks James. Although we have our own working rice farm already and don't foresee any of these types of issue when we do commence our house build, its certainly good to hear about the issues you experienced. The difference in Human nature when money is involved I suppose, can bring out the worst in some. My Wife Yisa was grateful for the info ref your wife, she has been asking me why we don't see her in the videos ;-) We're still planning to visit Udon Thani in December / Jan given all's well.     Interesting James, my wife and I bought in Phichai near Uttardit back in the early 2000's. We had some issues but I just stepped back and let the Thai missus sort it, it worked out ok and we sold at a modest profit a few years later as we decided to build a house elsewhere

    Hi James - I spent three years searching for the "right" plot, with only minor problems, like the price rising *after* the deal was done, and each time I just walked. However, building the house suffered no problems, apart from a two-week hiatus when I had to change builders... I had left my wife to deal with the builders (although I supervised the actual work)... The second bunch, I dealt with and was sorry to see them depart. Best builders I've ever had - in several countries.
    I had 41 rai, and no idea what to do with it - I didn't retire to become a farmer here... but I was having to pay to keep the undergrowth under control so I tried sowing sunflowers and corn. The first harvest, with advice from the Headman, made a reasonable profit, The second harvest, my wife took charge and we made nothing, and had labour problems. The next two I took over, and made a decent profit... and then I rented the lot (except around the house) to the local "capo di tutti capi" (Head Headman) - he paid me about half what I had been making but I did nothing - after all I was supposed to be retired... lol.

      Farming here is a tough business. Getting paid while sitting back and enjoying your retirement is the way to go. Very happy with my builder too. If you do your homework building here can be a good experience.🙏👍

    Nice to know about the land tax. Just went thru the same process of joining two pieces of land into one deed. Low and behold, same issue with 2 different owners and 2 different prices for the same size land. But think the good old beer virus helped me out. As the price went down on both when I threaten to walk away from the deal. We had the land guys out to remark the boundary and it only cost 3000 baht to have the papers drawn up. But it did take 4 months to get the papers off them, maybe due to no extra incentive given to help it along....pmsl

      Glad it all worked out mate. Definitely worth paying out 3000 bht to get the boundary checked. I was lucky the tractor didn't shift the post further. Good luck with your future plans.👍🙏🏻

      Very interesting, reverse culture shock I think it's called. I like going back for a few weeks then actually miss Thailand so don't think I could move back full time. Taiwan sounds an interesting place to live but maybe more expensive than Thailand. Are there many retirees there? Thanks for the comment.🙏👍

    I had land issues where we built on the next door neighbours land. We got the land registry in and they found all the markers and we had encroached on their land. They had sold the land to someone else but he was stuck in Bkk so we couldn’t ask if he minded. In the end we just demolished where we had gone over so there was no issue. Done.
    I do have a video ready for it but haven’t had time to edit it. What can you do.

      Best to do it now. If you build more by mistake, they have the authority to make you take it down. Still waiting for a jacuzzi shot.😜

    Sometimes a buffer between your house a others is worth the price. I had the same issue and didn’t buy and ended up with a chicken farm next door.

    Good insight into owning property and the problems one encounters.. for the xtra land put some goats and say they're for your weed control business, here in California they're used for fire prevention due to drought conditions..too much, anyway hope you get some Rain🙏

      Yes, others have suggested goats, maybe a good way of keeping the vegetation under control too. I think Tak and California are quite similar at the moment with the crazy weather. Thanks for the suggestion, take care. 🙏👍

      If you're over 50 I'd go for the OA retirement visa. Foreigners can't own land outright. There are ways, but unless married, I'd rent here. Good luck.👍🍻

    so if someone buys an 8 Rai plot of land for about 6 million baht, then builds a house on it, how much each year would one have to pay on it ? And what constitutes being “agricultural” land? Would a vegetable garden and some animals constitute that?

      Yes mate, prices have been escalating in recent years. However a combination of an overvalued baht and an uncertain economic future might slow things down. All the best.🙏🏻👍

      @@jamesabroad8589 i own a 3 bedroom home in Redcliffe 30km from Brisbane and the airport, 150m from the ocean and town lined with restaurants cafes for $600k aud.. so either Aus is way undervalued or Thailand is way overvalued, those provincial cities in Thailand wouldn't fetch those prices from me, not sure what to think of it to be honest

      @@ianbing Tourist areas near beach fronts and large cities certainly aren't cheap at all. A plot of land like mine 150m from a beach in Phuket would be insanely expensive. Prices drop significantly once you hit rural areas. We tried to find land where the price was low (rural) but not too far from a town etc. Massive price fluctuations here to be honest. Took me 1 year to find a plot that ticked all the boxes. Take care mate.👍

    Land title is so confusing compared to the West. Most of the land down south where we are is Tor bor 5 which you don't own but you can farm. But they all build houses on it and most confusing it has a commercial value. A lot of what my wife owns has this title and yes we have a house on one of the rail and plan to build another as long as the Poo yai bans hands are greased off you go.

      Yes Ronan, very confusing. Land next to the river here is very sought after and people build very nice properties but they don't own the land. Looked at a few nice plots but gave up after hearing that news. Hand greasing is quite common on these types of issues, hope the new build works out mate.🙏👍

    The tax is why owners are planting banana trees or the like on vacant land, even in the middle of Bangkok. Agricultural land is exempt.

      I've noticed watching vlogs in Bangkok, vacant lots with banana trees.I'll see if we fly under the radar. It's either banana trees or consolidating the to pieces of land. 👍🍻

    Lol... Thai relationships always equal ‘Thai drama’ 😆 Hadn’t heard of the tax issue until now - such a common thing for people to have strips of unused land too, especially in rural areas.
    Family often harsh critics, or is the wife just in to Thai foodie channels - they are super popular aren’t they, and always seem to have 100k+ subs 😆

      True Simo. Master chef Thailand is the big one here. Thai youtube videos are very different with lots of quick editing and slap stick type sound effects. The missus thinks mine are just slow and boring.😁😇 All the best mate. 🙏👍

    If you go with livestock chickens are the easiest, but you;ll need a really high fence to keep them in. Have you considered renting the land to a farmer, for a ridiculous low price, and let him do all the work and keep all the profits? Just make sure its understood the most they can build on the property is a sala. You probably don't want someone living there.

      Thanks for the suggestions David. I know nothing about farm animals or farming so might try incorporating what we've got into a single residential estate first and see how it goes. If I had a better water supply I would definitely want to grow something. A few things for us to consider. Hope you're well mate.🙏🏻👍

    U can lease the land n built tiny house in Thailand n when u do not want it anymore...u can sell it.. cost only a fraction... better not to put all you money n later regret. . that my opinion.. Et.

    in Pattaya where i live lots of empty plots of land they plant banana trees, no maintenance .

      We'll probably incorporate it into one big residential plot. Dealing with the land office can be frustrating, but will try to do later this year.👍

      @@jamesabroad8589 I'll try and send some rain your way for Bob. :) have had some the last few days, but just depends where your at. A chicken coop would be cheap and keep you from having to pay that extra tax for not using it....even if you don't eat the eggs....you do so it's a win win

    Under agriculture use can't you just put some animals on your vacent lots? Few goats or sheep? A cow? Would that be enough to avoid the tax?

      @@jamesabroad8589 As a kid growing up on a farm we had goats. They are a crafty bunch. You'll need a very tall fence! It won't take them long to strip the land of all vegetation, so buying food will be a must.

      They will vanish “mysteriously” over night, even they are locked up in shack. Install a secret CCTV camera, then you’ll know which Thai ghost took them.

      New ten year visa is allowing the purchase of land and property. The financial requirements are quite high.

      It's in my wife's name. Foreigners can't own land but have rights to the house and it's contents.👍🙏

    You must have already considered it but clearly you could just plant some banana or mango to avoid the tax and get the guvmint off your back.

      Yes might well do, but water is the issue in this area. Will see how things turn out. Nothing sent from the government yet.👍🙏

    Can you turn it into a livestock farm. Get a few pigs, cows, chickens. Would that help, so you would have spend so much on putting in lime trees or whatever? I'm in the US, I have I no idea about Thai politics. Good luck mate

    You paid 700,000 or 600,000 bt for that 1.5 rai of land in about 2006 and you say that it is worth 1 M bt now?
    That is about 666,000 bt per rai !
    I would never have guessed land would be so expensive in Tak, actually I am surprised how expensive land is in relation to wages in Thailand.
    My advise would be to grow something on the land to avoid the tax and you can always sell what you grow and might even make a small profit.
    Just hire a tractor to plow it and pay some labour to plant and harvest the crop. Alternatively you could always rent it to someone to grow on it.

      Yes we'll see how the land office view the situation. Still haven't heard from them. The land by the main road here is 2 million baht/Rai, so certainly not cheap.🙏🏻👍

    As a Blue Book holder James there's tech nothing you can do Blue book holder aint looked upon with any say really its just a official passport to say you legally live there! Even the Land you can't say its yours cause its NOT! as you and others mentioned here its strictly for your spouses to sort out, well Im presuming your wife and you have some arrangement going on, but hey not my Business and I don't launder my dirty washing in public!       Tax! Mem pays every year her land tax not sure now with now a Agricultural Bank acc and registered with the Government Farmers sceme where upon she gets paid from the gov for growing rice now
      Plus she’s stuff going on with the forestry commission also because we’ve fenced all 10 rai now signs are now being sent to Mem warnings people government trees are within this area damage to these will mean prosecution ! Umm Heavy ! 55555

    My advice is to not buy land in Thailand at the present time. Why? Everything is for sale here, especially here in Phuket. Secondly, as James did, he built a big beautiful house in Tak and he most likely will not be able to sell the house for what's it's worth. I have a good friend that built a massive all Teak Sala Thai house 20 years ago in Ang Thong on his wives parents property. His teak is worth 100 times what the large piece of land is worth. No one wants to buy a million dollar USD plus home in these areas.

      I did build at a great exchange rate when building materials were a lot cheaper. But agree, would only make a profit if a foreigner fell in love with it and offered top dollar. 👍🙏

    Get the cheapest chicken coop you can get made of free bamboo. Someone will have some chickens they want to get rid of, throw them on the land....then you are good....thai chickens are so skinny you dont need to do anything.

      Not sure it's xenophobia Harry, I kind of understand how people feel here. Many businesses have gone under and massive job cuts, so I think most Thais are just happy to be out of lock down. With infections spiking again around the world I think they just want to preserve what they've got until things calm down. Take care mate.🙏👍
