    I completely understand foreigners can't buy unless married to a Filipino or corporation or purchased under a girlfriends name you trust and write a 25 year lease back to oneself. The lease back for 25 years is common and gives full rights to foreigners to live, stay, on land for 25 years. There are many save ways like this around the land ownership laws. Thanks for posting this cute town you live in!👍

      I think the reason for landownership is limited to the Filipinos is due to westerners gobbling up land ownership leaving the Philippines vulnerable to being owned by foreign government. That is the risk we experience here in the US , Arabs buying huge tract of farmlands, Chinese purchasing land next to military bases etc. If the US government doesnt change the law , soon out country will be owned bybforeign government in no time.

      Philippines has horizontal condo titled houses they have been around since early 80's.
      When I say houses some are detached some semi detached others are terraced like town house so either semi or end.
      I give you an example woodlands point log cabins tagatay there also in baguio but price in baguio has risen to 2 million USD now for the biggest houses not sure if you can smaller house for 1.5 million that development is super high class.
      Philippines wealthiest people bought there all on condo titles most have doubled in price in last few years.

      One area of interest where you find some of these properties is Golf courses that's why there on a condo title its common land.

    Left out a couple of important considerations, from my perspective anyway:
    I’d take increasing extreme weather events into consideration before investing in accommodations. Even if only a renter , you don’t want to lose any investment in appliances/furnishings/possessions or even life and limb.
    I’d stay away from waterfront/low lying areas (storm surge/flooding).
    I’d also stay away from hilly areas with higher risk of landslides.
    Another element, for retirees, would be proximity to world class medical facilities. The need for which will only increase with age. Might as well choose up front with that in mind. I expect to live long and healthy, but I’m still factoring that into my decision making.

      Been here 14 years, as to extreme weather, just seen the damage from tornadoes in US, you also have a hurricane season, mass shootings don't happen here, gangs of youths do not go on looting rampages here, they are not allowed to steal $900 worth of stuff like in California, and you have your own earthquake areas, I wouldn't say it's any more extreme here..

    Good information. Like you, i chose the province, and small mountains. The beach is 15 minutes away. Big city (Tagbliaran) is an hour away, most everything is there. Local city is 15 minutes. Yes, as the commenter below said, pick where you want to be, and then look for a girl who is from there if having a girl is one of your priorities. That will help you immensely if you are in a place YOU want to be, and you find someone who is from THERE.

    Hi Nelson... new subscriber here from eastern Canada. You have very informative videos on here and I watch each and every one of them. Keep them coming. I was in Cebu area for 3 weeks before covid .I am thinking of liquidating everything and moving to the PH. Here in Canada, we are being taxed to death and it's only getting worse.

    Agree. It really depends on where you live. I’m Living town after Tagaytay wheee the temperature is far more cooler. We got lots of farmlands available here to choose from too, i loved the laid back life unplugging from crowded cities❤ 🇵🇭

      @@SouthPaths I can imagine why my nephew flew from Ontario and is now looking for some beach living here. I tolf him it will still depends on the location, if he opted to choose tourist areas. It would drain his pocket in no time. not sure if he’s a digital nomad though.

      Well, if he is young, he has the luxury of time to explore. Canada will be a mess.for a few years ahead, this could be a good time for him to expand his horizons...it could save him alot of money long I to his future about age 55 or 60 and e s winding down, he will have memories of this place and could e helpful then.

    Thanks for the video. I've been researching retiring there for a few years now. So many things to consider and research. Best thing I've come up with is to come up with your personal criteria. Weather, infrastructure, hazards, etc.. Find places that meet your criteria, research those areas then get feet on the ground and go see it in person.

    Sweet and to the point. I do think, for me, the provinces is where my money is, the chill factor. I am also aware of the drawbacks of that lifestyle, essential service, would be great to expound on what you've faced.

    Great overview Nelson. Im heading over there around October and will be looking for that Happy Place. I will definitely consider your suggestion of Puerto Galera. I do love it, quick flight to Manila. And Mindoro was on my top choices to find a Happy Place. A lot of history in that area and So much to explore from beaches to the mountains. Off the beaten path! 👍✌🏻🇵🇭

      Indeed, when your at Galera, I suggest The Blue Crystal Resort...that is if you want a VERY good place to stay that is not in the tourist zone, We have a couple videos about it. The restaurant is a bit pricey but EXCELLENT with plenty of western dishes on the menu and a great dedicated 100% top drawer staff.

    No Rat Race, constant breeze, small town in the country, good Christian country folks, cheap plentiful foods, GOOD SOIL, GOOD WATER, FISHING, NO COASTAL = HURRICANES, and NO TOURIST ZONES EVER!

    Yeah probably want to stay away from typhoon prone areas, and volcano's. I think a good option for expats is in Bohol very few landslides, no volcanos and fairly low typhoon risk while you have many options for the 4 categories you mention although there aren't very many high mountain elevations here you can get up to areas that are a little cooler or we have the city of Tagbilaran which is still fairly small compared to Cebu and close to beautiful beaches in Panglao a well known tourist area.

      Here’s the thing,rent is better but no guarantee and control if owner will ask you to leave. For me I’m wanting to make sure my wife has something not taken from her so building her her own home is important to me.

    59 Work/ 21 Vacation/ 114 Calendar Days until Retirement. I'm headed to It or Business Park in Cebu City in October, 2024 for at least Six Months. I'm moving from a Small Coastal town to the "Big City". I'll decide what I want from where I live as I get acclimated.

    Perhaps one should also take into consideration the natural catastrophe exposures i.e. earthquake, volcanoes, stormsurge, typhoons etc, as the exposures vary around the country...

    Thanks for your video here. One place I will NOT live in the Philippines or even visit is Dramaguete. The TOXIC gossip 'n back biting there between expats ain't my reasons for living anywhere in Asia. I love Southeast Asia where I lived for 16 yrs and love Filipinos ..their culure, food and THEM. Why live amongst those I would never live next to in the states?

      That...is a good question. Jeepneys are common and inexpensive. I would use them for the first few months, traffic here is crazy train...you wont want to be driving in it for sometime after your arrival.

      I can do a video but Philippine law prohibits sales of lands to non citizens. This parcel is about 4.min walk from my place.

    Hey Nelson, another great video... just curious about your method of getting your money to you in the Philippines from Canada. Do you collect the CPP or are you using your savings at the moment from liquidating your life in Canada. I have seen videos by some US expats who say to not deposit your pension directly into a Philippines bank and use a bank in your country of origin and use services like Wise money transfer. I am still in the planning phase and find your insights helpful.

      I am presently just using my credit card in any ATM and then pay it immediately via my banking app. This...is not the cheapest way for sure and I am going to be making a change soon. I would say yes use remitly or some other wire service. You cannot open a bank account with a tourist variety ACR card or Tourist type visa. Also, if you moved your money I'm going to guess that you would possibly opening a can of worms regarding taxation in Canada and also some anti money laundering laws as well...it's very complex now. I would just keep your cash in Canada and find the cheapest way to draw from it that you can.

      @@SouthPaths thanks, I have heard that Canada will hold back 25% of your pension if you retire outside of the country but they do have a tax treaty with the Philippines so I am not sure how that will affect it. Do you plan to get a retirement visa in the future which would enable you to have a bank account? The Philippines retirement visa seems like one of the easier ones to qualify for... It sounds like you have no plans to return to Canada

      some comments if i may… manila: bgc is an expensive, “imitation l.a. island” in a sprawling, mostly poor, traffic-clogged, third world metropolis. if one is retiring to philippines on a budget, i daresay bgc wont fit well. also, i have seen fires in manila high-rise towers, remember that fire brigades don’t exist in the philippines. beaches: either short-stay, crowded tourist hangouts, e.g. puerto galera or boracay, or tropical paradises that really need a personal car to access and are bereft of most conveniences, e.g. bicol or ilocos sur & norte. mountains: baguio is getting crowded and expensive, no commercial airport, just two roads in/out that are blocked sometimes by rockfalls. anything north of baguio is the true boondocks (this slang word for far-out rural came from americans describing bondoc north of baguio). provincial cities: best bet for budget minded retirees who are adventurous. i like davao: safe, off the typhoon & earthquake belt, international airport, many residence & shopping options, driveable mountains, ferryable beaches. bacolod: good domestic airport & ferry connections, decent hospital & shopping, safe, pleasant place. angeles city: not the bar district but the wider area, many expat amenities, decent residences and hospital, international airport, 2-3 hours by car to manila, beaches, baguio. batangas: a bit scruffy but driving close to manila & beaches.
      as for money, opening a philippine bank account is a pita. once opened, any + all account updates and changes, except deposits & withdrawals, must forever be accomplished in person at the original opening branch, as i sadly learned. charles schwab rebates all international atm charges, so i fund a c.s. checking account periodically, withdraw a bunch of cash by atm and always keep a stack of cash at hand in southeast asia.

    Manila is lousy, BGC Bonifacio Global City! Makati! Marikina. Many parts of Quezon City is very nice, such as Laging Handa Barangay and White Planes.

    True! the USA sold its soul long ago. The middle class is out. It's more like billionaires and PEASANTS now. The younger generations like 36 and under will never own a house unless inherited. Allowing foreign countries, non citizens ,to buy up and build has pushed prices for younger folks out of reach. I have no problem leasing an affordable until my death and then leaving it to a Filipino spouse or friend .

      Sad but true in Canada as well. Housing...is our leading industry now...not building homes but, flipping them. I can't continue forever.
