    Malaysia and landslides during rainy season always go hand in hands. Remember few months before when the landslides happened in ukay hill ampang? It swooped few houses next to the ridge slopes and 5 person dead also.

      That's very unfortunate for the old projects. And those will be learnings for the foundation construction methods for all new upcoming projects.

      @@iherng Historically landslide of adjacent slopes were the main cause of property damage and lives lost. I'm a stern opponent of hill side development. Such property won't last and could be dangerous years later.

      Being on the hill it looked similar to the Newly completed Zen88 Landed House at Ipoh which recently had a land slide.

      the rich neighborhood near my house also built on slope, never see any land slide happening there. it's been pretty safe for years already.. probably because of the trees around it. I've seen some other places that built on slope but never had any problem and they're built a long time ago.
      i think you need to have some trees around it strengthen the area.

    I guess the main reason why they build landed instead of condo is because of the restrictions set by local authorities when the slope gradient passes certain grade. Hence the 3 storeys (which is also maximum storey set) comes into picture. Nice video and keep it up!

    they never learn the mistake they did in the past la. keep on opening new residential towards the forest and hill.

    Another things that i think people will not like is the traffic building up at the entrance to the masterplan from Jibby East. The “bridge” is often congested as that is the main access to the mall. I live across the road from KL East mall and it’s such bad experience now. Imagine when the school is operational. GG

    Really awesome review. Looks like quite challenging to build homes around the ridge of a hill. Very informative, learned something new.

    They are building landed house there because demand for luxury or expensive high rise is not good in the area

    super exclusive and super nice, I guess most cars there will have the number plate 57 to go in hand with the house. However, no within my affordability, wayyyy above my afordability.

      Well the house we all living used to be forest also.
      At least they are actual plans being implemented to protect the remaining areas.

      I also felt sad as well the entire time I was watching this video (where are the animals that used to call this place home now?). I would be interested to hear how these new developments that encroached on forest lands plan to protect the animals and ecosystem in the area? While I really appreciate your comprehensive input on the development side, I hope you also start to discuss the environmental impacts such projects have. Malaysia is so beautiful with its green resources - we should start to protect them, not take over them.

      @@iherng Yes, but these are luxury homes. I can't change the world, the history. I'm not saying you should not review these homes, or no body should buy homes at all.
      I just feel like for these projects, the effort of restoration and preservation of forest should be equivalent if not double.

    not because they want to build a landed there. but in order to build BESIDE a forest reserve, they can only build up to certain number of house per acre.
    the local authority wont allow developer to build a massive 1000 unit condo beside the forest reserve, only limited units are allowed.

      I thought so too but not really. There are apartment buildings adjacent to the hill located 5 mins away from the site. That made me wonder.

    Hi Sean.. great review! Please do help to check out Emerald Hills at Alam Damai.. it is a mixed development on top of the hill with a big lake at the centre of the project. 🙏🏼

    Developer marketing out consumers: Imagine staying at the very edge of nature, greens surrounding you. fresh air and the sight of the ridge.
    Reality: Chop more trees and better yet, built on a hill slope, make it feel atas sikit..
    If there is any chance , those houses are destroyed due to landslides. I dont pity the residence....they are the one supported by buying this kind of development. Padan muka

    Whilst I do enjoy your videos very much I don’t particularly like reviews of property that hasn’t be launched or even built yet. Feels more like an AD than anything else.

      Well the same applies to all of our house anyways where it was once a forest. That's just how development works when population increase and demand for houses increase.
      What I like is the team clearly designated a huge portion of the land for recreational and education purposes and all these are in balance.
