    I bought a unit here with a very good package and so far I am quite happy with it. I totally agree with your likes and dislikes, especially on the confusing roads but you’ll get used to it. BTW the smaller units are actually all sold out already, now they are just trying to clear off the bigger ones which of course more difficult to sell due to the price.

      Khairil, your unit is facing east or west? If west, how's the LDP noise like?

      @@aizulmastor my unit is facing LDP so it can be noisy especially with ambulance, but so far I can still sleep soundly. The window sound-proofing is not too bad based on the feedback, and you can always upgrade if it is still an issue (I think). Anyway welcome neighbor?

    I didnt expect the unit to be so nice. Very different and not the boring rectangular / squarish layout. I quite like it.

      Yupe. I felt that too. The entrance doesn't match the overall building setting at all, it's so luxurious and spacious.

    Surprisingly, I kinda like the irregular shape layout of the unit, it makes the bedroom and bathroom so much of fun. The facility floor is lacking of wow factor. The price is reasonable for PJ address, nothing cheaper than 800/sqft for new project. As a local PJrian, yes the access/entrance to the apartment is very acceptable and not confusing at all haha. With merely 300+ units, I wonder why the adjacent high density Arcuz is selling so good compared to this, yet the sapphire location is so much better. I guess it is due the reputation of developer. One thing to take note is that the monthly management fee could be staggering for long run.

    the unit your reviewed and the facilities, gave me a very fresh feeling. at first i thought it will very airbnb-ish/staycation feel, but after watching the whole video, i think it's a rather comfortable place to stay. a pj person would like this location, a non-pj person would need some time to get used to this location... last last, this odd shape is better than J.Dup's odd shape 100x 😂

    I read about this project from lowyat forum, many of them were saying that because this project has so many unsold/sold-but-empty units, the maintenance fee is just crazy, around RM800 per month, just dividing the maintenance cost to current existing tenants…

      No lah, it must divided equally to all units. So for unsold unit, it will be paid by the current owner, which is the developer.

    Please take note of the narrow car park entry and exit passageways. Big and long cars like MPVs be especially careful. I dented mine

      Typical..paradigm mall also has terrible parking and entrance/exits. This development is a big no no for me

    The floor plan was got me worry and then it the unit was so well done! Overall I find the whole place pleasant aside from the obvious LDP .

    14:43, although we know everyone in this property will drive, if you already drive for 5 minute at LDP, might just endure entire traffic jam.
    The closest transit is actually a future LRT3 station SS7 next to Kelana Square, so you will still walk outdoor. More convenient for staff working at Paradigm though.

      It depends on the surrounding. In CBDs setting I usually wouldn't want it, but if my unit is facing a golf course then I would prefer to have one.

    This condo is exactly what is wrong with malaysia and klang valley development. This condo is very unnecessary. The fact it costs close to 1 million is already a turn off. Leasehold property some more. There are older landed properties in Kelana Jaya are that cost 600-800k, and you can use the remaining 100 -200k to renovate the property.
    Developers keep acquiring land to build these insane high rise properties that are not affordable to most normal working class folk. Inflation is upon us but salaries are stagnant. No wonder this condo hasnt sold out despite being on the market for 3 yrs. Serves the developers right for being greedy. Hope more developers learn from this experience and do not build crap just for the sake of making money. All those highly educated ppl in the development companies and someone thought it was a good idea to build something beside a highway?? Stupid
    I cannot imagine owning a house and not have the choice to open my windows. The developers tried to cover for the bad location by giving better fixtures. What a joke

      @@Arvinross security isnt the only reason why people buy properties. Value for money and low density areas are also some good features to consider. Invest in a home security system if you are worried. You talk like as if crime in condos are unheard off.
      Also you are naive if you think you wont be paying through your nose for the maintenance fees. Might as well invest in a condo (since you are hell bent for one) that is not right beside the highway. But it is your money..do what you want with it. I am merely stating at opinion

      Their only real mistake was doing build to sell when it was unnecessary and they took on the time and event risk of Covid. As a result, they've had to slash prices by over 30% making it one of the cheaper condos in PJ with a lux design. Their loss is the buyer's gain. Never let a crisis go to waste.
