I have 28 units of RCC in kohima. Real estate is very slow. It gives you a return of 2-4%. The answer is not Tina house or RCC. After trying out everything and spending crores of rupees. I've come to the conclusion the best investment is to buy index funds. Last year nifty50 gave over 55%.
Tina houses have better ROI but you should also add that after 20 years you'll have to spend heavy capital on renovations and unending upkeepings. Every struct and material has their lifespan. If the structure gets compromised by termites. You'll have to tear down the whole house and start over again. Guys go for RCC rental units. My first plan was to go for Tina or bamboo house. I have also done a lot of research on building materials to substitute concrete. I've found one cheap form type concrete house on TH-cam but other than that there is no solution. I also own one LP truck I purchased brand new in 2021. Everything under earth I've tried. Nothing beats an index fund. I'm 30. Put rupees 5000 every month in nifty 50, 10000 every month in midcap index funds, 10000 every month in small cap index funds. After 10 years it will give you easily north of 1 corer. That is the fastest and the most reliable way to get richer. I did everything without the help of the bank. I got rejected by SBI & axis and after that I gave up asking for the bank's help. I come from a struggling middle class. We struggled a lot when my dad was a government employee and the only bread winner of the family. Luckily my mom's business boomed and each one of us today makes our own money. I have never held a job in my entire life but even if I decide to never work again my investment will pay off for all my needs. All thanks to the steady passive income from my RCC type rental units. Had I chosen to go for Tina or a bamboo house I wouldn't be able to say, "I'll never have to work ever again." Make wise decisions my dear Naga brothers and sisters. Tina house also means low income tenants and it can become a hassle managing them. They move out frequently and you might have vacancies in some months. If you have RCC you can screen your tenants and only allow government employees to stay in your units.

PS : also expect jealousy and get ready to get beating from the unemployed, 40+ years unmarried, jealous colony youth leaders. Also expect to lose 90% of your friends. That uncle who has worked for 30+ years in government office and now you own more properties then him may result in unfriendly frictions and exchanges. Your colonies will try to ruin your properties by flooding them during rainy seasons. Going up the social ladder doesn't mean your life will be all lovely and beautiful. Everyone will try to pull you down. Keep moving forward. To make their tomato eyes much reder. I've purchased a bigger SUV just because I can and they can't.

Sir should the price of the land be not considered while planning to build Tina house instead of pucca.? For example, price of land -15 lakhs. With tina house there can be only one or two stories, where as for pucca its infinite depending on the budget. So instead of buying another land we could use that for adding more stories on a single building. If its for buying of land for resale is another case. Please comment on this

Mokokchung is the most expensive district in Nagaland. No water as well.
In mokokchung AO people don't sell land to other tribe and even if you manage to buy land you pay land tax every year, which is very discouraging..
Then buy in other districts...
