Because Florida is flat, I just want to mention that wind coming up the mountainside picks up speed as it travels up (I'm in Virginia). So, what is called a hip-roof is preferred, but whatever roof type you go with please do yourself a favor and make sure that you add whatever extra brackets are recommended to secure the roof. I write books about the Blue Ridge Mountains. You're moving to one of the most beautiful states in the country, and you couldn't have picked better than the Blue Ridge Mountain range. Among the overwhelmingly numerous things to love about Virginia, I like that if you throw a stone in any direction, you'll hit either a sawmill, a distillery, a brewery, a winery, a tobacco plantation, or a farm. It's truly a wonderful place to live and you're seeing it at its worse - wintertime. All the rest of the year you feel like you're living in a landscape painting. The flowers that will burst forth in Springtime, in Summer, and in Autumn are a delight to the eye. The sunsets feed your very soul. It is truly a "mountain top" experience in the Blue Ridge. I don't know whether you researched and knew all of this, or whether you just were fortunate enough to find that much favor with God, but you could not have chosen better. When you drive anywhere, it feels like driving through a series of landscape paintings. Although things are spread out and it can be quite a few miles to get the supplies you need, you won't mind because of the absolute beauty that is Virginia. Congratulations and Welcome.
an easy way to add income to your property is to put some storage units in. put them down by the road so owners dont disturb you. It is an investment, but they always fill up fast.
Congratulations! We live in the foot hills of the Blue Ridge Mountains in Elkin, NC. We drive to Virginia (about 1.5 hours) to do shopping in Christiansburg, VA every 3 months or so. Yes, we can go to Winston Salem for shopping, but we would rather take longer and drive with the scenic mountains. Many Blessings to you and your family on your new adventures! 💞
We moved to NC from Ohio almost 3 years ago. Property taxes in Ohio were $464 a MONTH for a 1800 sq. ft home on 1/2 acre. Here in NC, our property taxes are $894 a YEAR (we have a 1250 sq. ft home on 3 acres! NC is a great place for retirees. We made the right choice!
BTW zoning can change as the area around you grows, which it will. Like you we bought out in a very isolated area 10 acres when we were in our 30s. We also had no water or utilities at the time. Utilities were expensive to bring to our property. We had water surveyed for a well and it was unsuccessful. We truck in our water. So you may need a heavy duty truck, a water tank, pump and water tank to transport. It’s an expense. I hope it all works out for you. You think you have everything figured out but there are things you won’t expect. It looks like you have neighbors. Hopefully they don’t have problems with your plans of development.
We had problems with our internet. Our best option was Starlink. You pay about 400 dollars for the initial equipment and now we pay 118 a month. It’s wonderful. We have better service than a lot of people in town!!!
Living out you have problems. It’s animals. Woodpeckers have been a problem to our home. Lots of damage there. Plus when you get older as we are things are harder to do yourself. Also I hope you are close to good quality healthcare. We are lucky as Phoenix is a couple of hours away with the Mayo Clinic. We never thought of these things at your age
We definitely won’t have a water issue in VA. I am sure we will run into some other issues, but isn’t that life 🙃 If our neighbors don’t like our plans they can move 🤣 But it won’t be an issue - there really are all types of living situations out there - literally no one cares what we do to our property. That was a huge deciding factor in the area we chose. If zoning changes at all, it will be YEARS down the road, and once our home is built it will be grandfathered in from new regulations. The area is full of working farms - I really don’t foresee changes anytime soon.
I'm waiting on my shed home to be ready soon ! They are pretty reasonable to buy the shell & then since you both can do the interior, it probably wouldnt be super expensive!

You can also lease the land for cattle or sheep. Very cost effective and to manage the land ...kind of a permaculture trend that will contribute to a cleaner environment. Grass fed beef can also be a benefit with your lessor. It works for us in Oklahoma

Good on you. We have a 5,000 litre water tank where water from our roof flows into it. I have a book which states that a family of 4 requires 100k of water use which would be filled from rainfall. I live in Australia where we either have a drought or floods. Most small lander owners have at least a couple of dams to tore water plus the house tanks. I haven't seen too many water tanks o US youtube channels. Where we live it is mandatory to have a water tank to use in the laundry and toilets. Since your building a tiny house will you have a large shed (or barn) for storage the you could add a water tank to?

You might want to consider a state residency in South Dakota or other rv traveling friendly state. South Dakota does not income tax, Virginia does. South Dakota doesn’t care if you ever step ground in South Dakota except to register. South Dakota does not have a car and travel trailer tax, Virginia does (very costly). South Dakota has great set ups for people who register their RV in South Dakota. I’ve known people who had a residency in South Dakota but spent summers in Maryland with family. It has been a few years but worth looking into.
