I sold 2/3 of my Brookfield. Moved it into Smart and RIO. The way I see it is unlikely they would offer a higher premium as they already own more than 50% and have likely bought up more. Also, if the deal ends up not going through the the stock will drop back down and I'll just buy back in.

Those are also great REITs but I didn't include them in this list because they are much lower yields so I wouldn't put them in the dividend REIT category but also, I don't personally invest in them. At least not directly! I am indirectly invested in both REITs through several REIT ETFs but I don't own shares of them directly. That will probably change in the future though! =)

That's exactly it! In addition to the regular panic in the markets but when interest rates rise, the real estate sector is hit particularly hard. Personally, I'm using this opportunity to buy more quality REITs at a discount =)
Absolutely! I LOVE investing in REITs and I talk about them extensively in my MEMBERS-ONLY videos if you want to check those out! But they will cost $5 a month to be come a member. You can always binge those videos and cancel after the first month 😉

Thank you! I really appreciate those kind words and thank you for spreading the word! 🙏 Whenever you have a stock with the .A or .B suffix, those are preferred shares. I always recommend regular shares instead of preferred shares since regular shares have MUCH high trade volume, meaning that it's far easier to buy and sell shares. Preferred shares don't really provide much value to the average person, they only really matter if the company is going bankrupt since preferred shares are treated differently then. So just buy the regular CTC stock! =)
Unfortunately, you can't find the FFO numbers on most websites like Yahoo Finance.... at least not that I've seen! I get these FFO metrics from the actually quarterly financial reports that each REIT releases =)

Do you have any forecasts for the 2021 Canadian economy? In a hypothetical world where inflation creeps in due to the current deficit, would we need to invest to other branches too?
The strategy remains the same! It's key to diversify your portfolio across multiple industries and sectors, you never want your eggs in one basket. And yes, you always must consider inflation which is why something like a GIC is useless right now. It's guaranteed to lose money since the interest rate is less than inflation...

What your opinions on industrial focused REITS? They weren't hit as hard and recovered better than other sectors in REITS, still would you still say they're good investments now long term even though the discount is much smaller? Or an etf like SRET? Thanks.
Industrial REITs are a great bet! True they haven't been hit as hard so they aren't really trading at any discounts right now but I do have quite a bit of exposure in industrial REITs through various ETFs =)

I'd like to see a tutorial for the other buying options in that Order Entry form: LOO, LOC, Stop, Stop Lmt, and ESPECIALLY Trl Stp and Trl Stp Lmt! (...and if they work on TSX...) I say keep them both! That's what I do =) XRE gives you great exposure across the entire Canadian REIT market. Even though I love SmartCentres, you never want to have all your eggs in one basket =)

Choice is also a great powerhouse retail REIT although I don't own stocks with them directly. I am indirectly invested in Choice through various ETFs though =)
You won't be able to find the FFO on Questrade or even on most financial analysis sites like Yahoo Finance. You'll need to look into the quarterly earnings reports to find those numbers =)
QUESTION: I don't have an RRSP Account and I have US funds that I want to invest in US ETFs, and REITs. Besides the RRSP Account, where else can I invest in US investment products in order to not pay too much taxes?
An RRSP is the only way to avoid all taxes on US dividends. If you don't want to open an RRSP, then you can do a TFSA but you WILL have to pay 15% US withholding tax on those dividends. There's no way to avoid it in a TFSA

Hi Adrian, thanks for the great content. How would you recommend investing for short term savings goals, like 6mo-3 years? Is it better in a savings account or in a low risk mutual fund or dividend stocks?
The short answer is do NOT invest in the short term.... In the short term, it's not investing, it's gambling. No one can predict the stock market tomorrow or one month from now, it's a coin toss whether you'll make money or lose money. But over the course of 5 years you are historically GUARANTEED to be profitable. You should only invest with money that you will NOT touch for at least 3 years. If this is money you need next year for a down payment or tuition etc, lock it into a High Interest Savings Account instead. Thanks for the wonderful information. It says on smart centres website that they have suspended DRIP in 2020 March and will be paying cash. So did they continued it again sometime? Also if we are not getting the drip do we still have buy for a specific amount to qualify for dividend? Is there a specific procedure to collect these dividends? Or you just buy and leave them in the account in order to receive cash dividends every month?
That's only if you setup your DRIP directly with the company! Other companies like Enbridge and RioCan also suspended their DRIPs years ago BUT I always setup a synthetic DRIP through Questrade, my online broker. This way, you can apply a DRIP to ANY stock or ETF, even if the company itself no longer offers a DRIP! I was reading the smartcenters reit q4 statements. In the statement and I quote “many of the trust’s retail properties are shadowed-anchored by approximately 9.7 million square feet of large retailers including Walmart, Canadian tire, Home Depot, Costco, Rona and Loblaws and its retailed banners.” And in a video u said Canadian tire has a it’s own reit what are your thoughts on this how this may effect both? Because smart Centers is renting to Canadian tire, while Canadian tire is trying to diversify in to Real-Estate. Will this dramatically affect smart Centers?

They definitely serve different purposes! Something like VEQT is great for diversification and long term capital appreciation but not for dividends... It's important to balance both the capital gains and dividends so that your money is always making money, even when the market is down! =)
Absolutely! Even after the dividend cut, they are still offering a super generous yield of 5.6% and now it's very sustainable, even with lower revenue due to lockdown! Plus the REIT is still trading at an enormous discount! =)
Question Adrian , can i sell stock in my RRSP portfolio , not cashing out but buy same amount on another stock? example , sell 100 shares of TD =7900.00 and buy $7900.00 of BCE ?
Absolutely! You can buy and sell no worries inside an RRSP (as long as you are not day trading!) Selling a stock does NOT count as a withdrawal since the money is staying INSIDE the RRSP =)
Absolutely! I'm investing in these REITs like SRU for the long term! So I don't really care about short term performance. Even with an uptick, it's still an amazing source of passive income and eventually, long term capital gains =)

Most websites will only list the standard dividend payout ratio (based on earnings not FFO). If you read the quarterly financial reports made by the REIT itself, they will often provide the FFO ratio or at least the FFO itself and then I just calculate the FFO ratio myself =)

Hey Anastasia! It depends on which country you live in! All you have to do is open an account with a stock broker in your country (in Canada my favourites are Questrade and WealthSimple but every country has their own options) And through your stock broker, you should be able to purchase Canadian stocks and REITs like the ones in this video. Keep in mind that you will likely pay foreign taxes on those investments, again this depends on your country =)
Let's say I place a market order on Questrade on Sat/Sun at a price of 17.10 (Nasdaq) . Does this mean I'm locked into this price and it will go through first thing when the market opens Monday morning? Any risk doing this? This is for a stock not a Reit if that matters. Thanks.
Not necessarily. They will TRY to fill your order for that price on Monday morning but the market price might change then. Your order will only go through if there is someone who wants to sell that stock to you for $17.10. If Monday morning, the price rises to $20, then that's the new market price, no one will sell it for $17.10 anymore. If you place a market order during market hours, you know exactly what price you will be paying. I hope that helps! =)

Absolutely! I will be making a video comparing both platforms soon! But good news is no! Neither one of them charge inactivity fees! Questrade used to charge a quarterly inactivity fee if you had less than $1000 in your accounts but they removed this back in October! =)
It depends on how you setup your DRIP. If you applied a DRIP to your whole account, then all new stocks will automatically be enrolled in a DRIP. But if you manually selected only a few stocks to get a DRIP, then you will have to manually update this again. I will be making a whole video on how the Margin account works! Basically, it allows you the CHOICE to borrow money and invest with these borrowed funds but you will have to pay interest on this loan. I do NOT recommend investing with borrowed money, it's not worth the risk! You should ONLY be investing with your own money! The good news is that if you only invest with the cash you have in your Margin account, that is only your money and so you won't be borrowing anything, it will be identical to any other cash account at another broker =)

This is literally THE best time to buy now. GME, BB, AMC, BBBY is effecting the market so much that there are so many discounts on good stocks.

Whenever you have a stock with the .A or .B suffix, those are preferred shares. I always recommend regular shares instead of preferred shares since regular shares have MUCH high trade volume, meaning that it's far easier to buy and sell shares. Preferred shares don't really provide much value to the average person, they only really matter if the company is going bankrupt since preferred shares are treated differently then. So just buy the regular CTC stock! =)

Unfortunately, you can't find the FFO numbers on most websites like Yahoo Finance.... at least not that I've seen! I get these FFO metrics from the actually quarterly financial reports that each REIT releases =)

Can I ask which of these REITS are non-mortgage based real estate investments. As a Muslim, I can't really invest in usuary-based investments and was interested to know which, if any REITS, earn their money through purely real estate rental/leasing and or construction based activities and how do I find this out when I'm searching for REITS myself? Do you have any forecasts for the 2021 Canadian economy? In a hypothetical world where inflation creeps in due to the current deficit, would we need to invest to other branches too?
The strategy remains the same! It's key to diversify your portfolio across multiple industries and sectors, you never want your eggs in one basket. And yes, you always must consider inflation which is why something like a GIC is useless right now. It's guaranteed to lose money since the interest rate is less than inflation...

What your opinions on industrial focused REITS? They weren't hit as hard and recovered better than other sectors in REITS, still would you still say they're good investments now long term even though the discount is much smaller? Or an etf like SRET? Thanks.
Industrial REITs are a great bet! True they haven't been hit as hard so they aren't really trading at any discounts right now but I do have quite a bit of exposure in industrial REITs through various ETFs =)

XRE gives you great exposure across the entire Canadian REIT market. Even though I love SmartCentres, you never want to have all your eggs in one basket =)

Choice is also a great powerhouse retail REIT although I don't own stocks with them directly. I am indirectly invested in Choice through various ETFs though =)
How come I can't find the ffo for companies on questrade?
You won't be able to find the FFO on Questrade or even on most financial analysis sites like Yahoo Finance. You'll need to look into the quarterly earnings reports to find those numbers =)
QUESTION: I don't have an RRSP Account and I have US funds that I want to invest in US ETFs, and REITs. Besides the RRSP Account, where else can I invest in US investment products in order to not pay too much taxes?
An RRSP is the only way to avoid all taxes on US dividends. If you don't want to open an RRSP, then you can do a TFSA but you WILL have to pay 15% US withholding tax on those dividends. There's no way to avoid it in a TFSA

When it comes to REITs, you want to use the Funds From Operations (FFO) instead of the regular earnings for the payout ratio =)
Hi Adrian, thanks for the great content. How would you recommend investing for short term savings goals, like 6mo-3 years? Is it better in a savings account or in a low risk mutual fund or dividend stocks?
The short answer is do NOT invest in the short term.... In the short term, it's not investing, it's gambling. No one can predict the stock market tomorrow or one month from now, it's a coin toss whether you'll make money or lose money. But over the course of 5 years you are historically GUARANTEED to be profitable. You should only invest with money that you will NOT touch for at least 3 years. If this is money you need next year for a down payment or tuition etc, lock it into a High Interest Savings Account instead.
The best savings account in Canada right now is EQ Bank, they offer an interest rate of 1.5% (it used to be 2.5% but with interest rates plummeting, this is the best you'll find)

It says on smart centres website that they have suspended DRIP in 2020 March and will be paying cash. So did they continued it again sometime? Also if we are not getting the drip do we still have buy for a specific amount to qualify for dividend? Is there a specific procedure to collect these dividends? Or you just buy and leave them in the account in order to receive cash dividends every month?
That's only if you setup your DRIP directly with the company! Other companies like Enbridge and RioCan also suspended their DRIPs years ago BUT I always setup a synthetic DRIP through Questrade, my online broker. This way, you can apply a DRIP to ANY stock or ETF, even if the company itself no longer offers a DRIP! Check out my DRIPs Explained video to see exactly how to setup a synthetic DRIP =)

I was reading the smartcenters reit q4 statements. In the statement and I quote “many of the trust’s retail properties are shadowed-anchored by approximately 9.7 million square feet of large retailers including Walmart, Canadian tire, Home Depot, Costco, Rona and Loblaws and its retailed banners.” And in a video u said Canadian tire has a it’s own reit what are your thoughts on this how this may effect both? Because smart Centers is renting to Canadian tire, while Canadian tire is trying to diversify in to Real-Estate. Will this dramatically affect smart Centers?

Basically, in a TFSA you WILL be charged a 15% withholding tax on US dividends but if you hold it in an RRSP instead, you avoid this tax =)

They definitely serve different purposes! Something like VEQT is great for diversification and long term capital appreciation but not for dividends... It's important to balance both the capital gains and dividends so that your money is always making money, even when the market is down! =)

Absolutely! Even after the dividend cut, they are still offering a super generous yield of 5.6% and now it's very sustainable, even with lower revenue due to lockdown! Plus the REIT is still trading at an enormous discount! =)

Absolutely! You can buy and sell no worries inside an RRSP (as long as you are not day trading!) Selling a stock does NOT count as a withdrawal since the money is staying INSIDE the RRSP =)
Given the recent uptick in SRU, do you think it's still a good investment?
Absolutely! I'm investing in these REITs like SRU for the long term! So I don't really care about short term performance. Even with an uptick, it's still an amazing source of passive income and eventually, long term capital gains =)

Most websites will only list the standard dividend payout ratio (based on earnings not FFO). If you read the quarterly financial reports made by the REIT itself, they will often provide the FFO ratio or at least the FFO itself and then I just calculate the FFO ratio myself =)

Hey Anastasia! It depends on which country you live in! All you have to do is open an account with a stock broker in your country (in Canada my favourites are Questrade and WealthSimple but every country has their own options) And through your stock broker, you should be able to purchase Canadian stocks and REITs like the ones in this video. Keep in mind that you will likely pay foreign taxes on those investments, again this depends on your country =)
Let's say I place a market order on Questrade on Sat/Sun at a price of 17.10 (Nasdaq) . Does this mean I'm locked into this price and it will go through first thing when the market opens Monday morning? Any risk doing this? This is for a stock not a Reit if that matters. Thanks.
Not necessarily. They will TRY to fill your order for that price on Monday morning but the market price might change then. Your order will only go through if there is someone who wants to sell that stock to you for $17.10. If Monday morning, the price rises to $20, then that's the new market price, no one will sell it for $17.10 anymore. If you place a market order during market hours, you know exactly what price you will be paying. I hope that helps! =)

Absolutely! I will be making a video comparing both platforms soon! But good news is no! Neither one of them charge inactivity fees! Questrade used to charge a quarterly inactivity fee if you had less than $1000 in your accounts but they removed this back in October! =)

It depends on how you setup your DRIP. If you applied a DRIP to your whole account, then all new stocks will automatically be enrolled in a DRIP. But if you manually selected only a few stocks to get a DRIP, then you will have to manually update this again. Check out my DRIP Explained video to see how that works =)

Hey Kristian! I generally avoid talking about "pop news" like that... since two weeks from now, no one is going to care. My focus is to make videos on topics which are always relevant and people can continue to watch and learn from years from now! =)
That being said the GME situation is crazy and fascinating to observe from the sidelines. To be honest, EVERY financial channel out there already has a video on GME and I hope that my opinion would match theirs (at least the sensible ones) 😅

I will be making a whole video on how the Margin account works! Basically, it allows you the CHOICE to borrow money and invest with these borrowed funds but you will have to pay interest on this loan. I do NOT recommend investing with borrowed money, it's not worth the risk! You should ONLY be investing with your own money! The good news is that if you only invest with the cash you have in your Margin account, that is only your money and so you won't be borrowing anything, it will be identical to any other cash account at another broker =)
