I just finished and I have to say always go with your gut like you did. Better to realize earlier in the process that this isn’t the home you truly want. If you have doubts then you probably would have not be truly happy with this large purchase. This is one of the largest decisions financially you make in your life and you want it to feel right. I can share some that helped me 1. Plan towards it 2. Be Frugal and minimal on spending ( don't buy why you don't need) 3. Save money towards retirement (Roth IRA/401k) 4. Build an emergency fund 5. Save to invest, this is most important because it's a proven way to get richer. Very important to financial success
Never have I been so invested in someone's journey that I have never met! I am so happy that you decided to follow your heart with this home buying process. It is a huge committment and responsibility to own a home and if you don't like where you will be living or the home in general, it is always ok to say no! I cannot wait for the next video!

Puerto Rican here! I'm 37 and can finally buy my house last year here in Puerto Rico. I put 30k on renovations from my saving (redo whole kitchen, a/c, painting outside and inside). I love my home ❤️
I think it’s brave of you to admit to a mistake and thank you for sharing so that others don’t do the same! The fact that they were pressuring you to sign and make such a big decision in 24 hours🚩🚩it sucks to have taken such a loss but it’ll be worth it in the long run to live in a house that you truly love.
I’m actually proud of you for backing out! This is a huge commitment and the last thing you want to feel, is being stuck with something you might regret. The right house will come! It might not be everything you want, but it will be enough to where you love it as long as you stick to your must-haves (like natural lighting lol) 🫶🏼

My friends and I all experienced buyer's remorse when buying our homes. I experienced it after I signed the papers for my home and saw other places for sale and again after I moved in and saw all the imperfections that I was blind to when I did the initial walk-throughs. I say this just so you can keep it in mind since your now looking at preloved houses. I 100% agree with your mentor, focus on where you want to live because you can always make changes to a home. I know it will seem daunting at first but eventually once your settled you can make changes💞
I hear it's pretty common, the best I can do is choose a location I love and a home I'm willing to put some work into in the long term. Bc ultimately, all houses will take work regardless 💓
Honestly it’s a good decision to back out now. Natural light affects mood & mental health so much & the driveway you might feel it’s not going be an issue for you initially but it will be with neighbors when it comes to street parking & backing in and out of your street. Girly pay no mind to negative comments. Everyone’s home buying journey is so different. You are allowed to change your mind you are human. Once you find THE house you will not have doubts. Give yourself the grace you deserve, you are doing AMAZING.
I admire your self-awareness and humility. The homebuying process has been extremely chaotic and stressful since the high demands and material and labor shortages resulting from the pandemic and no one should be rushed when making such a huge decision as buying a house, but that is exactly what has been happening. I’m glad you trusted your instincts and made the right decision for you and I wish you the best on the rest of your journey.

I think asking questions and inspecting the build, being an active homeowner is the right way to go! People’s advice is good but it’s a different situation when everything is in your name and your money. I know it must’ve been hard to decide to let this new build go because money doesn’t grow on trees. You are stuck in that contract for 5 or 7 years feeling miserable. Owning a house is a privilege but if you have the money, time, & knowledge to get something better. Do it! Please don’t be disappointed in yourself, Selena! This will affect you more than anyone else. Follow your gut instinct. When making a big decision to buy a house is super important to you mental and physical health. Please don’t feel bad about your priorities changing. I bought a new build spec model 4 years ago which was my first home purchase. At the time I loved it but after living in it, not only did my priorities change but my taste changed. So I made a decision to sell the home and am having another built that will be semi custom. This market is not the best to sell or buy in but life is short. People tell me how cute my house is and why sell. I tell them that I love my house but was not in love with it. So long story short, go with your gut and do what is best for you. A home purchase is not something you want to regret. Good luck!

@@SelenaTrevino It is the same type what you were doing, from "Pulte" who is a builder nationwide. It was already started when I bought it, but only a month in, just got windows this week (lol the things that excite me now). I am hoping it finishes earlier than April!

I actually ended up switching my lot to a corner lot because my neighbors house got built and all the light got taken from my windows and it felt like I was buying a dungeon. I also totally understand how you feel ignored by those builders. It's so easy to feel that way in my case I'm just extremely lucky that my dad builds homes so he goes on the job site quite frequently to make sure everything is getting done correct which I don't know if that's allowed but he does it anyway. awwwww selena love - i'm sorry you have to go through all these stresses and headaches of buying your first house, BUT! i am so so glad that you trusted your gut and went to tour a few other homes to get a better sense (and confirmation) of what you really actually want! my hubby and i actually (after years of searching for our first home) put an offer in on a home which was overall great, but as we were going through the final stages of the buying process we kept asking each other every night "do you like the house? like, really really like it?" 😅 we both took it as a sign that there was something about it that wasn't settling right with us. we felt so embarrassed to end up backing out right before signing, but girl! a house is a HUGE investment and A LOT of money! thank you for sharing this journey with us - hang in there beautiful! ❤
It’s a huge commitment and I am with you in your decision, your house will be the place for at least the next upcoming years and you should feel it right. I built with my bf our house last year and is an stressful period, a lot of huge decisions made but so much magic now that we are living in it. I personally think you made a great choice! Location is everything. Like you mentioned, you can always change the house, but not the area it’s in. I hope you find the house you love! 💕 sometimes with older houses, it’s not all too bad because for the most part, you’ll know immediately what you’re working with compared to a new build
At my now 29 years of age I’ve learned to always go with my gut! I’m glad you backed out of decision you knew you’d later regret! Once you find the perfect house you’ll just know! ❤ enjoying watching your process, I literally took my lunch break just to watch this video… lol

My husband and I put earnest money down on a new build and then instantly regretted it. We ended up backing out and using that contractor to build our dream home instead! Always go with your gut!

Lol I chuckle every time you say ‘used home’. I know technically it’s not an inaccurate description but I’ve never heard anyone say it before. They just say ‘old’ and you assume since it’s old it’s been ‘used’ 😂😂

I chuckled every time you referred to existing homes as "used". I've never heard that before. I'm glad you realized in the end that you're paying for more than just the "used" house. The land and location make up so much of the value you pay for.

we bought a new build last year and you are spot on about literally all of it! not knowing your natural light situation, the fall off in communication, etc! i will say for anyone reading comments that, at least with our builder, the cosmetic fixes are addressed during a blue tape walk through nearer to closing date and they do it that late intentionally bc construction crews break and damage all sorts of things while they are still building your house. i had them strip and re seal my counters the week before we closed bc they were not to my liking (the epoxy yellowed). but it's scary nonetheless. good for you, selena, for listening to your gut and backing out!
You need light in Oregon, especially when it’s winter. U did the right thing, that’s your biggest investment. Congrats for realizing these things in time! Best of luck on your ultimate choice!
I went every week on Sunday up until the end of my new build (second home). Then I went about every other day because of excitement. You will be able to point out cosmetic things and other stuff you want fixed during your walk through. Be picky, turn on things and look at and in EVERYTHING! Take your time. Give yourself grace. You are suppose to be excited, uneasy, nervous, FOMO, etc. This is a major purchase. Know and write down your negotiables and non-negotiables.

I live in England and me and my sister brought a new build apartment, we had a very different experience compared to other people we know, everything went well other than a few hiccups. It sounds like tou definitely made the right decision for you and what you need out of your home. Not sure on the difference between the US and the UK but when we moved in we lived in the flat for 3 weeks before someone came over and we did a walk through with them pointing out the flaws from the build as they believe that people need time for the rose colored glasses to come off a little before looking for mistakes that aren't obvious. It took a year to get everything perfect but they were really helpful to us. It really is so dependent on the builder and asking people for their experiences and unfortunately, learning from mistakes 💖
Hi! I’m also a first time home buyer and I felt the same way as soon as I was “locked in”. Part of me thinks it’s just the fear of owning and taking on a huge responsibility. From my own experience my sleep was off the first month of living at my new place. I kept having negative thoughts. Now I feel so blessed and excited to have a home. Blessings to your new home
My husband and I bought our first house in late 2020…but this was not the first time we went through the home buying process. We had actually viewed homes the previous year, put in an offer, paid for inspections, went through closing negotiations, and ultimately backed out. I WISH more people were open about the ups and downs of the process. Until you go through it, it’s really hard to understand. We could afford to lose some of our money when backing out, which is a privilege, but I’d take losing a small sum of money now then buy a house I don’t love and be locked up in hundreds of thousands of dollars of debt. While buying a home is scary, if you have a gut feeling it’s not right, just listen! When we went through our second home buying process that lead to our first home purchase, we were substantially more excited and confident. We brought our last house offers inspection report with us to give us things to look out for that we wouldn’t have noticed the first time around. It was a much smoother process!

I relate to this video soooo much! I recently decided to not buy after saving and praying for years! It comes down to you being the most comfortable and I feel sad sometimes then I remember I’m doing what is best for me.

We experienced the same pushy, unwillingness to negotiate with a new build when we were house hunting 5 years ago. We walked away from that and found a “used” home that suited us MUCH better. I'm a Real Estate agent and I loved your video from a buyers perspective. The sellers agent shouldn't have pressured you like that whatsoever that was very unprofessional and definitely not needed, new homes come on the market everyday. And always have a great buyers agent because there is wiggle room with closing costs and finding a great lender that will work with you. And you never have to go with one lender! I always take my clients to multiple lenders cause every lender is different. Also if you are buying from a new build go everyday or every other day home buying is such a huge purchase in your life, its a big commitment never feel like your bugging. You have to be on top of the builders sometimes. With my clients I'm very communicative of every single step especially with first time home buyers. Talk to your agent about looking into getting an inspector to come by your home when it's completed to see if there are any things needed to be done. Read the fine print they have like 14-30 days to fix anything it should be in your home warranty. Good luck with everything!!
thank you for sharing 💓 yeah, I'm grateful I had a very supportive agent. From the beginning, she told me not to let the other agent make me feel rushed or pressured. But I still felt it bc of the 24 hour limit and even when we asked for an extension, she wouldn't give it... all red flags, but you live and you learn I guess.

But it was so good to watch this video and continue to hear all of your transparency. It made me laugh to know that there are others like me. 😂 I backed out of two homes when I was on my house hunt. The first one I didn’t lose money, but the next one I did lose money which really sucked, but it didn’t feel right in my gut. The home buying process can be very stressful, especially when you are not married and are really trying to make the best decision for yourself. In Korea new builds are popular because they are considered to be cheapewr but there are soooo many horror stories these days of crappy constrcution and the companycutting costs. I think you def made the right decision. For me location is verry important so i totally understand. You need to listen to your instincts with these things. Cant wait for more!!

I really appreciate hearing about your experience. My partner and I have chosen to build and have acouple months left till closing and I have had similar thoughts about whether it was the right choice. Luckily for us I think we made a decision that really fits our needs. Your video has made me feel more secure in that because we have also had some goals change but got lucky that the home we are building aligns with those goals. Initially we didn't care about a yard, but the yard we a getting is actually more than we anticipated. We also did make alot of choices as we built from the ground up which helped us feel like the house fits us more. So far it's been a good experience but we are hoping it continues to go well
I'm so glad you backed out of the house! As you were describing how things went down with the push to buy them the lack of communication after you were locked in I felt dread about what the finished product would be. Props to you for being willing to change directions. Sometimes the hardest thing to do is admit that you don't want something anymore ESPECIALLY when money is attached. Tips for the future: Think about getting a new realtor and/or broker and get a really good house inspector! If you find good people they'll protect you as much as possible in your home buying journey. Good luck!

Hi! I love your content! I am from and live in the DMV area. I am so glad you pulled out of that new build. We have that same company here and also Ryan homes. They are both awful. A friend of mine after 1 years of owning a new build through them literally her foot went through the floor because of poor construction and her house was settling (which is common for homes) however it was slowly sloping on one side, due to poor foundation. I’m sorry you lost your earnest money but in the long run you possibly saved thousands. Don’t ever feel bad for being a helicopter home buyer. Buying a home is a huge investment. Ask all of the questions, take notes, get things in writing and if you are still not comfortable take a break. Thank you for your great content!!

Location is super important. A home is a fair amount of work both inside and outside even when they are new. Just the cleaning alone takes more time so for me, being able to order groceries and having a choice as to which store to order from is super important so that my partner and I aren't just doing chores or running errands. He does the yard work and exterior and I do a lot of the interior, so I wanted to be able to delegate things that either one of us wouldn't have to do. I wanted the gym and our doctors to be close, things like that. Good for you for following your heart and thinking things through.

@@SelenaTrevino I've lived in areas where ordering a simple pizza without paying an arm and a leg was not possible. Oftentimes it's the seemingly little things that can be overlooked because planning a big purchase is so overwhelming and there's much to consider. Something like being able to get medications delivered on a day where I am already feeling overwhelmed can be huge.
I distinctly remember having a panic attack walking through the first house I went under contract for because of things that I saw that I didn't notice the first time. Thankfully, we were able to get out of the contract, and the house we ended up buying, even though it isn't perfect, I never had that buyers' remorse. So, it's nice to know that this kind of experience isn't uncommon. I'd recommend getting a lawyer, though. As you mention, these contracts are not written in your favor, and it's just nice to have the added protection of someone making sure you understand what you're signing.
wow, I'm sorry you went through that :( I def felt a feeling in my gut after walking through it the first times, and even found myself over explaining my reasoning to others as to why I was purchasing. But ultimately, I'm glad I listened to my gut. Yeah, the unfortunate thing about new build contracts is that getting a lawyer only helps if builders are willing to negotiate the terms, and they are not. You essentially have to be ok with not having any way to back out, with certain builders like the one I went with. I hear that some other builders do offer contingencies, but then again the ones in my area only had small townhomes in my price range, so there's a lot that goes into it.
@@SelenaTrevino I've put offers on homes and even gone under contract on homes knowing I could back out because of almost anything on an inspection or whatever other contingencies I've had (and have!). I can not imagine the stress of having no contingencies at all and just having to be set 100% before the house is even that close to done!

At your age I would have been surprised if you didn’t change your mind! I’m in my 40’s and in no way able to buy on my own but the places that I’ve rented I always followed the golden rule that no matter where I lived whether it was a few miles or several it’s a home I want to drive home to after a long day at work. The minor defects usually do get fixed after the close to closing walkthrough but the ghosting might foreshadow any post purchase customer service. I’m glad you really thought it through. I’m sure you felt relieved after deciding to pull out. Can’t wait for you to find your perfect place ❤ Idk if you’re working w a real estate agent but they might help strong arm a seller. It’s helpful to have someone who knows all the ins-and-outs of the business. We have ours do all the back and forth w our builders. Either way good on you for making the decision to keep looking for a perfect house!
So glad you are sharing your experience as a 1st time homebuyer because some of us are interested/ considering in the near future to be able to do the same... even though it just seems like year after year home ownership seems unattainable due to the prices escalating. I bought a used condo in a fantastic location. The new builds in my area where too remote and far out from the city. When i was touring places I felt the same pressure as you from my agent as well as seller's agent bc where i wanted to live is a super hot market. I had to make a decision whether i wanted to buy it within 24hrs. I'm also the around the same age as you and first time buyer so got nightmares from thinking abt house buying haha
This is SO relatable. I'm literally in the same boat, where "old" homes cost the same as the new builds. In addition, had to sacrifice a backyard but don't share walls with my neighbors.

I just finished and I have to say always go with your gut like you did. Better to realize earlier in the process that this isn’t the home you truly want. If you have doubts then you probably would have not be truly happy with this large purchase.

I’m actually proud of you for backing out! This is a huge commitment and the last thing you want to feel, is being stuck with something you might regret. The right house will come! My friends and I all experienced buyer's remorse when buying our homes. I experienced it after I signed the papers for my home and saw other places for sale and again after I moved in and saw all the imperfections that I was blind to when I did the initial walk-throughs. I say this just so you can keep it in mind since your now looking at preloved houses. I 100% agree with your mentor, focus on where you want to live because you can always make changes to a home. I know it will seem daunting at first but eventually once your settled you can make changes💞
I hear it's pretty common, the best I can do is choose a location I love and a home I'm willing to put some work into in the long term. Bc ultimately, all houses will take work regardless 💓
Honestly it’s a good decision to back out now. Natural light affects mood & mental health so much & the driveway you might feel it’s not going be an issue for you initially but it will be with neighbors when it comes to street parking & backing in and out of your street. Girly pay no mind to negative comments. Everyone’s home buying journey is so different. You are allowed to change your mind you are human. Once you find THE house you will not have doubts. Give yourself the grace you deserve, you are doing AMAZING.

The homebuying process has been extremely chaotic and stressful since the high demands and material and labor shortages resulting from the pandemic and no one should be rushed when making such a huge decision as buying a house, but that is exactly what has been happening. I think asking questions and inspecting the build, being an active homeowner is the right way to go! People’s advice is good but it’s a different situation when everything is in your name and your money. I know it must’ve been hard to decide to let this new build go because money doesn’t grow on trees. You are stuck in that contract for 5 or 7 years feeling miserable. Owning a house is a privilege but if you have the money, time, & knowledge to get something better. Do it! Please don’t be disappointed in yourself, Selena! This will affect you more than anyone else. Follow your gut instinct. When making a big decision to buy a house is super important to you mental and physical health. Please don’t feel bad about your priorities changing. I bought a new build spec model 4 years ago which was my first home purchase. At the time I loved it but after living in it, not only did my priorities change but my taste changed. So I made a decision to sell the home and am having another built that will be semi custom. This market is not the best to sell or buy in but life is short. People tell me how cute my house is and why sell. I tell them that I love my house but was not in love with it. So long story short, go with your gut and do what is best for you. A home purchase is not something you want to regret. Good luck!

I actually ended up switching my lot to a corner lot because my neighbors house got built and all the light got taken from my windows and it felt like I was buying a dungeon. I also totally understand how you feel ignored by those builders. It's so easy to feel that way in my case I'm just extremely lucky that my dad builds homes so he goes on the job site quite frequently to make sure everything is getting done correct which I don't know if that's allowed but he does it anyway. awwwww selena love - i'm sorry you have to go through all these stresses and headaches of buying your first house, BUT! i am so so glad that you trusted your gut and went to tour a few other homes to get a better sense (and confirmation) of what you really actually want! my hubby and i actually (after years of searching for our first home) put an offer in on a home which was overall great, but as we were going through the final stages of the buying process we kept asking each other every night "do you like the house? like, really really like it?" 😅 we both took it as a sign that there was something about it that wasn't settling right with us. we felt so embarrassed to end up backing out right before signing, but girl! a house is a HUGE investment and A LOT of money! thank you for sharing this journey with us - hang in there beautiful! ❤

I personally think you made a great choice! Location is everything. Like you mentioned, you can always change the house, but not the area it’s in. My husband and I put earnest money down on a new build and then instantly regretted it. We ended up backing out and using that contractor to build our dream home instead! Always go with your gut!

we bought a new build last year and you are spot on about literally all of it! not knowing your natural light situation, the fall off in communication, etc!
i will say for anyone reading comments that, at least with our builder, the cosmetic fixes are addressed during a blue tape walk through nearer to closing date and they do it that late intentionally bc construction crews break and damage all sorts of things while they are still building your house. i had them strip and re seal my counters the week before we closed bc they were not to my liking (the epoxy yellowed). but it's scary nonetheless. good for you, selena, for listening to your gut and backing out!

I went every week on Sunday up until the end of my new build (second home). Then I went about every other day because of excitement. You will be able to point out cosmetic things and other stuff you want fixed during your walk through. Be picky, turn on things and look at and in EVERYTHING! Take your time.
Give yourself grace. You are suppose to be excited, uneasy, nervous, FOMO, etc. This is a major purchase. Know and write down your negotiables and non-negotiables.

I live in England and me and my sister brought a new build apartment, we had a very different experience compared to other people we know, everything went well other than a few hiccups. It sounds like tou definitely made the right decision for you and what you need out of your home. Not sure on the difference between the US and the UK but when we moved in we lived in the flat for 3 weeks before someone came over and we did a walk through with them pointing out the flaws from the build as they believe that people need time for the rose colored glasses to come off a little before looking for mistakes that aren't obvious. It took a year to get everything perfect but they were really helpful to us. It really is so dependent on the builder and asking people for their experiences and unfortunately, learning from mistakes 💖

My husband and I bought our first house in late 2020…but this was not the first time we went through the home buying process. We had actually viewed homes the previous year, put in an offer, paid for inspections, went through closing negotiations, and ultimately backed out.
I WISH more people were open about the ups and downs of the process. Until you go through it, it’s really hard to understand. We could afford to lose some of our money when backing out, which is a privilege, but I’d take losing a small sum of money now then buy a house I don’t love and be locked up in hundreds of thousands of dollars of debt.
While buying a home is scary, if you have a gut feeling it’s not right, just listen!
When we went through our second home buying process that lead to our first home purchase, we were substantially more excited and confident. We brought our last house offers inspection report with us to give us things to look out for that we wouldn’t have noticed the first time around. It was a much smoother process!

I'm a Real Estate agent and I loved your video from a buyers perspective. The sellers agent shouldn't have pressured you like that whatsoever that was very unprofessional and definitely not needed, new homes come on the market everyday. And always have a great buyers agent because there is wiggle room with closing costs and finding a great lender that will work with you. And you never have to go with one lender! I always take my clients to multiple lenders cause every lender is different. Also if you are buying from a new build go everyday or every other day home buying is such a huge purchase in your life, its a big commitment never feel like your bugging. You have to be on top of the builders sometimes. With my clients I'm very communicative of every single step especially with first time home buyers. Talk to your agent about looking into getting an inspector to come by your home when it's completed to see if there are any things needed to be done. Read the fine print they have like 14-30 days to fix anything it should be in your home warranty. Good luck with everything!!

In Korea new builds are popular because they are considered to be cheapewr but there are soooo many horror stories these days of crappy constrcution and the companycutting costs. I think you def made the right decision. For me location is verry important so i totally understand. You need to listen to your instincts with these things. Cant wait for more!!

I really appreciate hearing about your experience. My partner and I have chosen to build and have acouple months left till closing and I have had similar thoughts about whether it was the right choice. Luckily for us I think we made a decision that really fits our needs. Your video has made me feel more secure in that because we have also had some goals change but got lucky that the home we are building aligns with those goals.
Initially we didn't care about a yard, but the yard we a getting is actually more than we anticipated.
We also did make alot of choices as we built from the ground up which helped us feel like the house fits us more.
So far it's been a good experience but we are hoping it continues to go well
I'm so glad you backed out of the house! As you were describing how things went down with the push to buy them the lack of communication after you were locked in I felt dread about what the finished product would be. Props to you for being willing to change directions. Sometimes the hardest thing to do is admit that you don't want something anymore ESPECIALLY when money is attached.
Tips for the future: Think about getting a new realtor and/or broker and get a really good house inspector! If you find good people they'll protect you as much as possible in your home buying journey. Good luck!

Hi! I love your content! I am from and live in the DMV area. I am so glad you pulled out of that new build. We have that same company here and also Ryan homes. They are both awful. A friend of mine after 1 years of owning a new build through them literally her foot went through the floor because of poor construction and her house was settling (which is common for homes) however it was slowly sloping on one side, due to poor foundation. I’m sorry you lost your earnest money but in the long run you possibly saved thousands.
Don’t ever feel bad for being a helicopter home buyer. Buying a home is a huge investment. Ask all of the questions, take notes, get things in writing and if you are still not comfortable take a break.

Location is super important. A home is a fair amount of work both inside and outside even when they are new. Just the cleaning alone takes more time so for me, being able to order groceries and having a choice as to which store to order from is super important so that my partner and I aren't just doing chores or running errands. He does the yard work and exterior and I do a lot of the interior, so I wanted to be able to delegate things that either one of us wouldn't have to do. I wanted the gym and our doctors to be close, things like that. Good for you for following your heart and thinking things through.

@@SelenaTrevino I've lived in areas where ordering a simple pizza without paying an arm and a leg was not possible. Oftentimes it's the seemingly little things that can be overlooked because planning a big purchase is so overwhelming and there's much to consider. Something like being able to get medications delivered on a day where I am already feeling overwhelmed can be huge.
I distinctly remember having a panic attack walking through the first house I went under contract for because of things that I saw that I didn't notice the first time. Thankfully, we were able to get out of the contract, and the house we ended up buying, even though it isn't perfect, I never had that buyers' remorse. So, it's nice to know that this kind of experience isn't uncommon. I'd recommend getting a lawyer, though. As you mention, these contracts are not written in your favor, and it's just nice to have the added protection of someone making sure you understand what you're signing.
wow, I'm sorry you went through that :( I def felt a feeling in my gut after walking through it the first times, and even found myself over explaining my reasoning to others as to why I was purchasing. But ultimately, I'm glad I listened to my gut. Yeah, the unfortunate thing about new build contracts is that getting a lawyer only helps if builders are willing to negotiate the terms, and they are not. You essentially have to be ok with not having any way to back out, with certain builders like the one I went with. I hear that some other builders do offer contingencies, but then again the ones in my area only had small townhomes in my price range, so there's a lot that goes into it.
@@SelenaTrevino I've put offers on homes and even gone under contract on homes knowing I could back out because of almost anything on an inspection or whatever other contingencies I've had (and have!). I can not imagine the stress of having no contingencies at all and just having to be set 100% before the house is even that close to done!

I also backed out of a new build and lost my money. It was so stressful but the idea of keeping a house I was not in love with was even scarier ! You’ll find the perfect home!

At your age I would have been surprised if you didn’t change your mind! I’m in my 40’s and in no way able to buy on my own but the places that I’ve rented I always followed the golden rule that no matter where I lived whether it was a few miles or several it’s a home I want to drive home to after a long day at work. Your home is your sanctuary. Good luck to you and keep trusting that intuition you are blessed with!

The minor defects usually do get fixed after the close to closing walkthrough but the ghosting might foreshadow any post purchase customer service. I’m glad you really thought it through. I’m sure you felt relieved after deciding to pull out. Can’t wait for you to find your perfect place ❤ Idk if you’re working w a real estate agent but they might help strong arm a seller. It’s helpful to have someone who knows all the ins-and-outs of the business. We have ours do all the back and forth w our builders. Either way good on you for making the decision to keep looking for a perfect house!

I bought a used condo in a fantastic location. The new builds in my area where too remote and far out from the city. When i was touring places I felt the same pressure as you from my agent as well as seller's agent bc where i wanted to live is a super hot market. I had to make a decision whether i wanted to buy it within 24hrs. I'm also the around the same age as you and first time buyer so got nightmares from thinking abt house buying haha

This is SO relatable. I'm literally in the same boat, where "old" homes cost the same as the new builds. In addition, had to sacrifice a backyard but don't share walls with my neighbors.
