Colonial homes are beautiful. Honestly, I just love old homes in general, whether it's colonial, Victorian, Spanish, Georgian, whatever. I've seen the full tour of this home and it really is pristine inside. Of course, with old homes comes the low ceiling. As you said, nothing you can do. Honestly, don't mind it, as someone who grew up in a Victorian home built in 1898. It is very strange to have a 1-3 bedroom-to-bathroom ratio. The other structure is very interesting because it looks like something straight out of the 70s when it was built and it was preserved with that mid-century modern look with the carpet and parquet wood floors.

This would be a perfect luxury hotel, luxury senior living, or spa with its art gallery, 21 bathrooms, and all the extras. though Pasadina is too far from the airport.
They've been trying to sell this for almost 2 years now, starting at $45m. They lowered the price in October 2023, and then raised it back up by $2m a month later. The Rod Stewart house also raised its price by $10m.
Would love to see you review of 8517 Franklin Ave. This house has been on the market for 4 years off and on. Really curious to hear your input on this one
Don't care much for the actual house (I prefer modern architecture), but that art gallery, bar/night club, and movie theater are fantastic! According to Zillow, this estate last sold in 2011 for a little over $7 million. Now it's $36 million!!??? I highly doubt the new renovations and improvements could justify that dramatic of a price increase, I mean holy cow.
The lots have been combined since then. When it was bought in 2011 the house and the other structure were on separate lots so that price is only for the house, which was in pretty bad shape at the time.

Some professional advice. Don’t contact the sellers agent for anything as they have a fiduciary duty to represent the best interest of their client, which is the seller, and they’re not gonna help you get a deal on this property (or any property they or their company represent). That’s why you contact Arvin as his only legal duty will be to look out for your best interest & not the sellers best interest. Nothing makes Arvin happier than beating a seller down on the price for his clients! Capeesh👍🏻
Can you please do a video on Kanye's Malibu house? He listed it for $53m with Oppenheimer. He bought it a couple of years ago for $57m, tore out the entire interior including all wiring and windows and is selling it as a gutted shell. 24844 Malibu Rd. This could be funnier than your trailer park videos.
It's a beautiful home but a bit dated. I would assume most wealthy clients prefer newer and modern? Also, is real estate normally that expensive in Pasadena? That price seems more fitting for Beverly Hills or Bel Air.

This is one of the _very few_ properties in California that would actually make me consider moving to that third world -country- state to live.

a Hotel or a park would be awesome, it would probably generate the most amount of money (Best USE) would be a wedding venue / event center
