    Geylang spans from Kallang MRT all the way to Paya Lebar MRT and only certain lanes and areas are so called "dirty". I stayed in Aljunied/Geylang East all my life and loving it here! Yes the population is old, but check out all the new places amenities that we have. PLQ/Singpost/Paya Lebar Square malls offer a comprehensive coverage of shopping needs. And if that's not enough, downtown orchard is just 20mins away by public transport. We are also near to happening Joo Chiat where there's good food and cafes. And for beach goers, it's just a 30mins ride to the nearest underpass to ECP or you can also ride a bicycle to ECP in 30mins.

    Actually after you stay in woodlands for 10 years. Sengkang and Punggol are like heaven. 30-35mins to reach down town by mrt, drive 20-25mins via kpe if not jam.
    Beautiful parks, a lot of primary schools and kids amenities.
    LRT is an ultimate plus point, you have very standard interval timing transport to calculate if you don’t stay near the MRT, compare to a feeder bus which can be up to 20mins just to travel from your house to your nearest mrt due to traffic issues.
    Compare to the extreme end like woodlands, meet friends in down town is a 2.5 hours traveling commitment for to and fro. You will weight if your appointment is worth your time.

      Woodlands is excellent if you drive, coz most ppl don't over there. Try driving in punggol SK. Terrible

      Punggol resident here it’s pretty much perfect EXCEPT DAMN FIGHTER PLANES that fly all day 3 at a time at 15 minute intervals sometimes until 9pm. The sound is so great u can feel it inside your body probably not good for health in the long run.

    Considering factors like accessibility, crowd, carpark, PARKING $$, variety of F&B, supermarkets, cinemas, anchor tenants…. etc

    Choa chu kang is a nice quieter part of singapore tbh, in front of my house is forest and I can see all the way to Malaysia. Plus there is all the amenities you need, there's a new safra, a big swimming complex with wave pool and slide, a few parks nearby and a park connector from bukit panjang to the rail corridor. There is direct bus to sugei buloh and the zoo/night safari etc. Its less crowded than other areas and you can probably get seats on the mrt haha. The only downside is probably the time taken to travel to town, but everything else is nice.
    And I think choa chu kang and yew tee can combine lol, they are literally walkable from each other, like 15-20min walk apart, most of the address in what is considered "yew tee" area is also labelled as choa chu kang.

    Bishan is a SSS tier neighbourhood. I grew up in Bishan and love it. My parents thought about moving several times but we can never leave because it is too good.Very family friendly and everyone knows each other. The best.

    Gain city is nearer to yew tee... literally. plus all these argument, yet no mention of the true S tier places, Queenstown, Redhill, Tiong bahru. The whole zone is S tier, great cheap food, convenient to everywhere in SG, even JB. Near to everyone's favourite drinking spot CQ as well, and grab is cheaper. Literally every one street splits the low, mid and high income and yet its so inclusive

    Punggol and seng kang are terrible. Far from everything. Jam always at the expressway. Erp at kpe. There's so many people and so many buildings and so many traffic lights. There's so much congestion it's so claustrophobic. So many buildings that look the same that u can't even see the sky from ground level. It's terrible place to live

    I moved from Newton to Punggol dreading the distance away from town but boy oh boy did Punggol prove me wrong... love the peace, quiet, the amenities and on going upgrades and very much looking forward to the new university and sports hub + many new mrts and malls. Punggol is so under rated

    Queenstown, Tiong Bahru, Tanjong pagar, Harborfront/telok Blangah are the truly S tier neighbourhoods which you guys did not talk about.

    Why would our DPM and President be from choa Chu Kang/yew tee if they are not good? They are good places with nature to de-stress after a hard day work. There is also a beautiful pcn that leads from yew tee to hillion with nice scenary along the way. I think it is better than yishun. Please re-rank.

    Allow me to do justice for Choa Chu Kang. You have direct buses to the 927 zoo, to orchard 190, to vivocity 188 and even to tampines 67,. For some 975 to the army camps. You are on the red line, yet not too far off from the green line, a stone throws away to the blue line. Should any MRT breakdown, you are not solely stuck like those on the purple line. You have a cinema, golf course, driving school, multiple bowling alleys nearby 1 @ Safra, 1 @ hometeam ns, 1 @ keat hong cc, 1 @ civil service club and if you travel a tad further 1 at Chervons, so a bowlers dream. People in CCK are simple. Going to JB is convenient, if the causeway is jammed, there is always Tuas via KJE and PIE. You have the farms, QIAN HU, SPCA and you have sungei buloh. Technically yew tee is CCK north, also where many spend their childhood.. CCK Safra has 24hrs Macdonalds drivethrough, Burger king drive through and 24 hrs coffeeshop at blk 302. WHY??? becos the NS boys need their supper, booking in to Stagmont camp, Gedong camp, Lim chu kang camp, Tengah airbase, even the Police academy. All will appreciate the food. NSmen who stay near your reservist camp, you reach home the first.

    Please reconsider your vote for Choa chu kang, despite choa chu kang being the less popular estate. There are many things within this neighbourhood.
    Firstly, the houses are not that old and neither are they new but the size of the apartments are relatively big compared to other counterparts areas. We are nearer to JB and Mandai one. The green corridor is a great place for runners, cyclist and also for family walkabouts to enjoy nature. And that lame cousin Yew Tee that you mentioned will be expanding in the near future. Sungei Kadut will be having a new agricultural tech park with many fun amenities and also an additional MRT station that will link up NSL and DTL.

    Clementi!! Well linked to PCN, has West Coast Park, very near to all the JE malls, and if you’re bored of JE it’s only 15 mins to Boon Lay (Jurong Point). easy access to PIE and AYE if you drive, be in town area within 45 mins, a good blend of old HDBs and BTO but also some condo and landed houses in Sunset area if you want to take a walk and enjoy different vibes. Ten mins away from queens town/redhill but more affordable housing.

    Bukit merah is SS teir , near Vivo + sentosa , plaza singapura , near orchard , near chinatown , near bugis , near marina barrage , near suntec , safra , ikea( 15 ~ 20 min bus ride ) , able to to go east side and west side in less than a hour by train or bus 😂😂😂😂😂

      What Hokkien mee??? I live smack in the centre between CCK and Yew Tee. The only good food here is the Fish soup at the HDB block 10 mins walk from the MRT, the Ngor Hiang Guan Chang with fried bee Hoon at Blk 302, Lor Mee stall at S11 coffee shop in Yew Tee and Indian food stall in the same coffee shop and then that’s it!! 😅 That’s why I cook 3 meals per day at home almost everyday for the past 23 years that I live here. 😂

    Punggol seriously has one of the best sunset view in singapore.. try walking over the PIE flyover from sengkang to Punngol in the evening...you will definitely stop by to admire the sunset.

    Central kid my entire life. So going to north and east of SG is a nightmare to me. Cause in central, it is one main road and everything is on that one road. Your malls, residential, even the industrial buildings. The first time I went to yishun I was traumatised

    Used to live South at Kent Ridge. Its far from a few amenities but near to NUS and NUH. Also near to alot of working places. Best and safe place! Wish I still live there.

    I agree geylang is great! I used to have some assumptions for geylang before i visited that area. It is honestly a great place, just avoid the red light district, people who went there to do those stuff wont bother you anyway. You walk a bit further from Geylang, you get to paya lebar, a bit before the stretch, you're at kallang (stadium area - great for a good long walk/run), it has the best food in singapore, great durians places, and literally so convenient with buses getting you everywhere! Only cons is affordable newer properties are too small, bigger properties are all pretty old.

    In all fairness, Punggol will have arguably the worst air quality in Singapore. It sits right next to industrial area of Malaysia.

    I really like Cck, boring lah sometimes, but it's quiet, can unwind.
    Shermane probably referring to 302 for bcm, I only go once in awhile, but we all know it. For cckians, the charm, iykyk, definitely deserves higher than a E lah, and oh, our places damn big okay!
    For me higher in this list probably I would go for Bishan, bit Cck vibes around the hdb(s) actually, also very quiet, Siglap/Timah is abit unattainable but yeah I agree on y'all inputs of those places, oh yeah actually Cck go Timah very near, Bukit Panjang is technically even connected.
    Driving in and out of Cck is awesome, very chill, relatively chill even during peak, can't imagine driving in and out of Tampines during peak, not to throw shade, lol!

    1 million, can consider buying the Tengah area - which development is in progress - still may have chance to flip. And tbh, Gain City is in Yew Tee's proximity > Choa Chu Kang - which the former is actually a part of the latter.

      yew tee area is also counted as choa chu kang I think. Most of the Yew tee's addresses are named under choa chu kang. The gain city is probably on the line between choa chu kang and kranji
