I'm trying to teach this to my nephew here in Phnom Penh. He is a general contractor. If you schedule progress payments properly, including an adequate mobilisation payment, you can cover payroll, plant and materials between payments. He was always struggling to meet payroll etc because he wasn't getting a large enough mobilisation payment (deposit) and his progress payment milestones weren't defined or too far apart. He was doing the work with his own money... that sucked. He is now changing his terms and it's working. This was a great tutorial. It was nice to hear someone describe an instinctual process. Back to back payments with liens built in makes the process happen with confidence. Thanks.

If you were trained in and have gained experience in large commercial work you can start there. Same with industrial. If you have some capital and can assemble a competent team then go at it.
You need commercial lines of credit and know how to do the contracts and how to go about getting paid because its a longer process than residential. Most also want to see proof that you have experience in commercial work. So either work for someone that can vouch for u or i heard hoa’s are a good way to break in because their contracting process is similar but not sure. Im sure someone has a course out there. Looking up free videos online is a huge waste of time
You can download blank generic forms from google, your vendor will issue some, sometimes the customer will have a form they want you to use. You have to get these forms notarized a lot of the time as well which I should have mentioned in the video but didn’t.
Have you ever had to use credit cards or any other types of credit to cover payroll? Say the GC goes bankrupt or doesn’t want to cover $20k worth of change orders
@@isaacvalera9978 I have not. I’ve always done a lot of service work and worked for multiple GCs to protect against that. After you do commercial work for a while you always have a bunch of checks just coming in so you get to where you can cover payroll for a bit. Most people use credit cards and lines of credit. The way I do it is a bit old school and some would say it’s riskier.

i work for a pretty large mech services company and they take out a bigass loan every year just for payroll
