One other sidenote - - I’ve been able to get VRBO api integration with my PMS for instances of less than 5 properties. Not sure if that is unique to my PMS or a change but wanted to mention that. Thanks again and keep producing great stuff.

@@james.svetec I use a PMS called FantasticStay. Does everything that I need and is 100% free if you are just connecting to Airbnb. I stumbled upon it when I was doing a feature comparison vs price.

I will say that I’m very careful about documenting any damage with Airbnb’s and when the guest agrees, I’ve always collected. I had a situation recently where the guest disagreed and I have not been able to collect. I probably need to push it further with Airbnb.
I have hospitable and it connects to VRBO....
Our past issue with VRBO was slow updates using sync. We ended up with double bookings. Have they improved? We have 4 units for rent?

Quick question - do you use any of the Airbnb smart replies, or auto replies? I have smart/auto replies in my PMS that I rely on but I’ve been tempted to try out/augment with some of the Airbnb smart replies. Wondering if you have tried them and if there are scenarios where they complement/enhance what you’ve already got with your PMS?
I personally like to keep them all within my PMS just for organization. To my knowledge, there's no advantage to having them setup in Airbnb vs. in your PMS.
I find that when I have auto-messages setup through both my PMS and through Airbnb directly, it's trickier to know which platform I need to go to in order to adit/adjust the messages if needed. So I opt to just do all of it through my PMS as that way it can be applied to other channels as well.

So strange, I get VRBO bookings and very rarely AIRBNB? Same properties, listed on both.. I wish I could figure this out?
Weird, we have the opposite result, very little with VRBO and more with AirBnB
