Story building cost depends on method of construction. Small foundational footprint and roofing footprints reduce cost. Builders in Ghana not familiar with modern methods of building two stories view it as cost inefficient. The following all have different cost efficiencies when building one or two stories. 1. Cement block 2. Clay brick 3. Poured concrete 4. Rammed earth 5. Steel frame 6. Prefab 7. 3D printing In Ghana if your plots or lots are small, building single story can be problematic. Research and find sound builders. Unfortunately some of the foremention construction methods are short on exports in Ghana.

Precast is great just not in Ghana yet. Interlocking blocks are great but concrete is a terrible insulator. Ghanaians are perfect at cement block houses. But slowly developing in alternative construction methods. Earthen clay brick is a product to review. Rammed earth is perfsct for the continent but not many experts. I know there is a 3D printing company coming to Ghana late 2024 and they will be using earthen clay mix instead of concrete. See WASP 3D builders for a sample of what can be done.

The cooling factor, hurricane/earthquake endurance, affordability, speed of the build and the lovely appearance are all appealing.
I used to love 2 story till we bought one in San Antonio Beautiful but everything is complicated; stir case, cleaning, maintenance, water and heat flow, etc . And point of correction, some single stories are more expensive than two stories. Now am a big fun of single story.

For a one story building, you could build something very nice for $60,000-120,000. Depending on what you want and the type of finishes. For the purchase price of the land and its size, if you decide to go up another level, it is understandable. But what you want could be done with a single level structure. Kindly email us whenever you’re ready.

For instance, when you suggest that people in their 50s or approaching 50 have weak knees is based on no facts but cultural perceptions. It's important for you to first consult with medical doctors and physiotherapists before making such baseless statements. In fact, it's recommended that older adults climb stairs or engage in other activities, such as climbing, to strengthen their knees. Ultimately, it's important to focus on building what you love and what makes you happy, not one's age.
That’s why we should maintain physically active….by that age we’ll be alright. A lot of folks that age in Ghana are sedentary and always want to be served, that’s why.
Why are you so offended by what he said about weak knees in your 50's? I'm 50, I look 30, have bad knees now and again. Once you turn that age, Osteoporosis, lack of Vitamin D, lack of regular exercise etc etc causes bad knees. What Scientific proof do one need, to know this. If we look after our Physical, Mental wellbeing all throughout our lives, and stop being offended, and start putting in the work. We can help eliminate the issues. Full stop 🥊

In Canada they don't use iron rods and concrete in a two to four storey residential buildings. Ghanaian builders should study the Canadian method.
