- Here are 3 different viable ways to buy farmland without hundreds of thousands of dollars in cash.
Look: we need everyday people to buy this farmland before Wall Street and foreign entities do. That might mean it's time to take out a loan. I got my loan with Farm Credit East, and it was the best thing I ever did. There is also the USDA, and of course, seller financing.
In this video, I go over these 3 different options and provide information on how you can initiate the process.

I'm a little older but I too hope to buy some farmland soon (Nevada) and learn to grow organically as well as rewild a portion of it. I am 100% into restoration of native plants and trees. I have gardened and hobby farmed all my life, but do not own my own property currently. This is something I would be interested in.

One thing is talking about it and another is doing. I’ve always been an advocate of investing because it has paid off handsomely since I decided to dabble in it. I've seen my net worth grow exponentially over the past 2 years. That way I have been able to afford more properties for the intention of farming. I'll keep watching!
Luck is way off the picture. Jonas Herman, a licensed fiduciary is the brain behind my success. I've gotten into a plethora of assets with $41k spread across stocks (options and futures) for the short term and Roth IRA, index funds, cryptocurrency and ETFs, for the long term. Now with over 191k in roi, I sit back and just reinvest at intervals while I handle my other businesses.
Do not forget that when it comes to the stock market, prices can be erratic, rising and declining quickly, often in relation to companies' policies, which individual investors do not influence.
Are there slots for new investors? I'd like to try this as I've never had any experience investing.

I learned 20+ years ago, it was subdivided into 2 more or less acres. 2 older brothers owned it. The lots were off a dead end dirt road. Restrictions are almost nonexistent. I’ve been wanting to build some kind of work / farm / live space here. I’m officially retired and can focus almost all my time and energy to the land, perhaps micro farm etc. My credit is fine but my monthly income is just social security with a small savings for emergencies. I own the couple acres outright which I think is a plus in my situation. I’m so glad I came upon your YT channel, perfect timing. Thanks again, looking forward to your future videos!! All the best! We moved from Maryland to NC, a few years ago on an acre yes I'm 62 and now looking for more land east of us my time goal is 3 years. I want raw land so we can make it what we want closer to the grand babies. I want a small farm that we can grow keep for ourselves and sell some to local restaurants, and local farmers market or a vegetable stand on our property.
7:40 is where it's at!!! This is the most important thing for people to understand and to get out there and hustle, talk to farmers, talk to the farm credit unions, local municipal reps, etc.

I think your right about the land. Land is an absolute limited resource, and wealth is being concentrated now more than ever. Wouldn't be surprised if large firms (Blackrock, Blackstone) start buying up devastated areas like where Helene hit in the Carolinas or what Milton will do to Florida. Anyone buying up land for their own farm will look like a genius. Your loan is nothing once the land value doubles in the next decade or so.

I fought to get ownership of my great grandfather's old 150 acre farm. Hired an attorney and spent tens of thousands of dollars and finally got possession of it during covid. I say go for it!!! Buy you some farm land. Get out of these overcrowded cities if you can.

Had never seen you before and randomly clicked on one of your farm videos that popped up algorithmically because I had been watching NC post-Helene farm videos. Then a week later I did a search for how-to-Fiverr videos because I wanted to set up a serious Fiverr profile to freelance and so I clicked on this brunette who was like the 2nd result. I liked the video and subscribed because she has more info that I need to watch. Then I go to my home page and there's that farm girl popping up again... but i notice she has the same name as the Fiverr girl... and it's you! Just thought the coincidence was so weird.

I follow you because your a dreamer just like me :) That said you did go the most expensive route on alot of this. The 9% interest rate is brutal. It sounds like you paid market value for land and I doubt the Amish gave you any discount on build of barn. One thing I absolutely would have done from beginning is to make sure you had a viable way of generating cash from land within 90 days. Things such as billboard sign revenue (via advertisement), is the land also commercially zoned for getting monthly rent from truckers who want to park their vehicles, is there timber on property that can be sold, In other words, make sure the land works for you and not you work for it. The barn, the road side stand all look super cute and whimsical but that 9% loan is unforgiving and never takes month off and so I will say little prayer for you that the land presents cash flow opportunities shortly. Great videos.

I'm basically broke and am lost in life. I found land with 50$ down and a monthly payment of around 500. 20 acres in Oklahoma, aprind 50k total. Even with a minimum wage job, i can afford that! Plus i am friends with someone that used the same company and same deal. Planning on full sending it out to Oklahoma from PA when my probation period is done. Looking forward and done looking back!

If corporations buy farmland they're likely to build hundreds of homes on it. Farmers could find heavy equipment come in one day to the neighbor's & start bulldozing the ground to put in roads for the new development next door. Look what happened to the farmland in NW Washington State. Thousands & thousands of homes on some of the richest farmland in the nation.

I have my farm and home and bought in 2015 and got at right time for price and rate. Im 41 retired and my husband has successful business and live on 1 income and save the other. Im trying to buy up land and properties that are around me for my family and our future. We have homes in 2 other places but not interested in renting them as I have done property management and with issues during past 4 years wouldn't risk it. I also would be careful with dealing with agricultural loans because gives government free range to come check on property and many of those who farm and use them but been getting property taken by government by imminent domian . Seen it in several states around us . Large corporations are coming and taking it.

I would LOVE to hear about a few grants available. My wife and I moved cross country to start our homestead with the goal of producing enough to sustain our family needs and sell the surplus for extra income... one problem, my day job industry is volatile and is effected by the swing of the economy so we cant afford to fence our pasture or build new out buildings for our livestock. Grants would be a really great way for us to get started. Thank you!

Maybe useless info but I see a lot of comments that appear the commenter is trying to get a grasp on land costs. In my region of Illinois farmland is generally considered to be from "fair" to "average". This is in Southern Illinois. North of here the land is better for general farming and is "good" or "excellent". That said expect about $5k per acre for recreational land (mostly hunting), $7500 to $10k per acre for tillable land down here, more up north. The units you'll find it sold in will likely be things like 10 acres for some small plot that was sold off sometime ago to 40 acres and multiples of 40 (80, 160, etc.). The reason for this is the land was originally divided into a square mile (640 acres or 1 section). A quarter section then is 160 acres. A half-quarter is 80 acres, a quarter-quarter is 40. In the country you'll find many of the farmers will still describe acerage this way, at least for 80 and up. Hope this helps although now that I've typed it I doubt it lol.

9% on 100k is way better than 7% on a 400k house
Not necessarily. If the $400k option is actually close to 4x or more better than the $100k option, you're better off with the $400k option. You can calculate the break even on both options to see what value you need from either to make one better than the other.
@@beereaters can we even compare as one is residential property (400k) and one is land with barn (100k). The 400k would generate rental income of atleast $2,500 month from day one. Now if she were to rent out that Barn for Weddings & party regularly then it can be good investment. However, if that barn and land is just used for growing microgreens I am afraid the burn rate of her 9% loan could be too much.
