The layout is nice. I like the kitchen and family room off to the side of the house rather than being visible from the front door. I love the outdoor space (both top and bottom). Too much mdf shiplap for me though. I like an accent wall (when laid vertically), but shiplap is sprayed e-v-e-r-y-w-h-e-r-e. It's a specific buyer for this time capsule home.
Wow! The owners have the same taste as me. I'd be devastated to sell. It's gorgeous. I'd finish off the basement, put in a fireplace upstairs (if possible) and more sod or rubber mulch out in the yard for the dirt areas. To me, this is the best home I've seen you show. It is nice to see the Realtors, too. Adds interest. Her body language matched her words. That's a plus. I hope this gets sold to a family that really appreciates the home's vision. Oh, the frontage is spectacular, too. What kind of closets are in the secondary bedrooms?
That penny round tile on the shower walls looks nice, but the sheet (1 foot square) boundaries are clearly visible. It's hard to find a tile installer who can do penny round tile correctly.

I hear you Jessie! That's the nature of the beast in Alpharetta, especially within walking distance to their downtown/Main Street area. For this price, if space between homes is important, there are plenty of other locations a bit further out that would offer complete privacy on awesome parcels of land.
@@TerenceRichardsonTours I don't know if all home inspectors look for that type of code violation, and not even sure what the code is in that location on an outdoor set of stone stairs.
@@TerenceRichardsonTours Obviously they liked the look. But back in the days when they built real farmhouses, people would only use such crappy wood if they couldn't afford clear wood (no or few knots). Plus, wood with a lot of knots is not as structurally sound as clear wood.

Great comments! A lot of the shiplap I saw had wood knots bleeding through, so real wood. Did you notice mdf in som areas?

Rewatched it and I see what you mean now, like the inside edges, you can tell where they connect. Good eye.

The stone stairs in the back yard have no railing. Given the length of the stairs, could be a code violation, and certainly not particularly safe.
It'll pop up on the inspection report, but won't likely be something asked to be addressed before closing.

Beautiful pine? Those floors have way too many knots in the wood, and looks incredibly cheap.
Eh, was told that they selected the flooring with the knots because they liked the look. To each their own I guess.
